28th Jul 2022 (4 years ago)Very sadly, I entrusted Michael Bennett of BestGapp with the letting of my property. A security key was given to an un-Named tenant whose background had never been properly checked, and who appears to have lived at my property in addition to the Named tenant. I discovered my property was seriously dilapidated after only 3mths when I initiated the Q1 inspection that Michael had failed to. After refusing to either act in or represent my interests at all, I was obliged to fire BestGapp. Tenant left, but - yet again in breach of the AST and apparently on the advice of Michael - failed to professionally clean the property, having also taken belongings of the property. BestGapp have held a lien over the deposit that I paid them to register at the DPS against my property and have refused to allow the DPS to adjudicate, which I believe to be illegal (criminal). A hugely stressful, distressing and time-consuming experience that BestGapp have ensured through their adversarial conduct cannot be resolved amicably. The damage to my property exceeds the net rent achieved by BestGapp by a factor of 2-3x. Unregulated (until proven otherwise) Cowboys! Myself and my property were placed at virtually unlimited Risk through my misplaced Trust in BestGapp. I am also pending an explanation of why I was billed a rate >30% higher than that charged by the high-end cleaners used by The Grosvenor Estate for the pre-check-In Cleaning of my property by a small firm I had never heard of, especially when my property had been left in immaculate (mostly brand new) condition in the first place. In this context, highly suspicious!!

20th Dec 2023 (2 years ago)Unprofessional agency. Tried to call them today several times, but nobody picked up. When they did pick up, they told me they’ll call me back after 15 minutes without even taking my number. It’s been an hour now, no one called.
If that’s how it is from the beginning, then I will not be giving them my money.

2nd Aug 2021 (5 years ago)Extremely poor service. Brit bricks and robert terry both are same estate agents. Basically they aren't even worth calling estate agents as they dont treat their customers fairly and doesn't know the basic principles of customer service.
They have put me and my family is such dilemma. They have agreed a 4 bed house in Pinner holding fees paid, reference checks done and passed, 5 weeks rent deposit and 1 month rent advance paid as well. But they were not telling us our moving date. They kept changing dates 4 times. And when i was calling to ask for the moving date. Karuna is telling me stop harassing them. They only treat their landlord with bundle of joy not the tenants.
Now they have left us with nothing and we are struggling to look for a house and school for my son which is his first year of start.
Please think 100 times before going ahead with these people. As they dont treat you good.

18th Nov 2023 (2 years ago)Rented a property with Walton Residential for over 2 years (after being a flat renter in London for close to 15!) and had a pleasant experience with the whole process (thank you so much Pat!) : all interactions were very respectful and empathic, issues within the flat during the tenancy were dealt with very efficiently, the exit process was run very fairly too.
To be clear to landlords, I am NOT saying Walton was lenient to us, tenants - among others, there was quite some negotiating involved or we've seen our tenancy conditions on renewal adjusted to reflect the market conditions at the time. But everything was done with a personal, fair and sensible approach., which was very appreciated

16th Aug 2026 (12 weeks ago)Awful estate agents, nobody comes to show you the property and relies on the tenant to let you in. Tenant wasn't answering so couldn't see the property, Hansi was ignoring all calls so didn't know what was going on, waste of time and money getting to a viewing to stand outside. Wonder if tenant gets the commission since they're doing the work.
19th Aug 2026 (11 weeks ago)Had a really good experience renting with them. Communication was easy, they were quick to reply whenever I had a question, and everything was pretty straightforward throughout the tenancy. No complaints from me and I’d be happy to rent through them again.

4th Jun 2026 (22 weeks ago)Rebecca and the team deliver on every element of selling your house , they carried out every viewing as promised , great photography and detail on the process while preparing your house to take to market and always transparent with their intentions and honest with any updates unlike others we had spoken to ,and experienced in the past , we stayed with Woods for a relatively long period whilst selling our house during different and difficult market conditions simply because they deliver all of the above and more .
Personally I would recommend Rebecca and the team at Woods to anyone who’s looking for a genuine agent who works hard to achieve your end goal.
