Arrived thirty minutes late to the viewing, incorrectly listed the property specifications, and then didn't communicate what so ever post-viewing. We were told a call would be made 24hrs later, never arrived.
Think twice before using their services.
We recently bought a house through Embleys. I seriously cannot rate them high enough; we visited pretty much every large house they had at the time and the agents were always knowledgeable, friendly and approachable when they shoes you around the houses. We later bought one of the houses and could not be happier with the service received. We were called twice per week, checking whether we had any questions and updating us on progress- this really had a massive impact on reducing the stress associated with house buying. I wish we'd put our house on with them. Honestly the best agents around!
I was really impressed with Embley's initially lovely staff and really professional attiude. However, I didn't feel they did a great job in trying to sell my property it seems they just sent anyone and everyone to view the house, without any focus marketing. Ended up leaving them after 6+ months and then sold with a competitor within 6 weeks.
Highly professional and courteous staff, certainly about the best estate agency I've had dealings with. They also seems to be well connected thereby affording their clients a more variegated options to chose from.
They are recommendable.
If there was an option for zero stars I would select.
We viewed a property with Nigel Cooke on a Monday, and put an offer in of £2,000 over the asking price. Nigel called me the next morning to say he had talked through with the vendor and if we were to up the offer by £1,000 the offer would be accepted. We did that and the offer was accepted, I happily went off to arrange the mortgage and gather paperwork, as directed by Cooke & Co. We signed up to their recommendation for conveyancing and solicitor too. All good.
HOWEVER... the next day I get a call from Claire the Office Manager to tell us that 'the vendor has accepted another offer from another buyer'. Alarm bells ringing now. 'How can this happen Claire? You told me yesterday they had accepted my offer, and the property was taken off the market.'
'Well Mr Robson, we acted in your best interest. Sorry Claire, how is selling the property to another person in my best interest when you told me my offer was accepted yesterday? Well Mr Robson, this can happen all they way up to exchange.'
WOW. No explanation. Just that 'it can happen'. But how? You said our offer was accepted. You're not showing the property to anyone else?
I've taken this up with Nigel Cooke directly and have asked him why he's lied to us.
All we want is honesty, and whilst trying to put the negatives associated withe estate agents aside, they handled themselves terribly.
One more thing to add. Nigel Cooke thinks he's some sort of superstar estate agent. He didn't stop talking for a 45 mins whilst we were viewing the property, if the property wasn't as good as it was he would have seriously put us off. Swearing, and telling us that the reason that the vendor was selling the property is that 'his Daddy had given him some money'.
Anyway. That's all I have to say.
Estate agents, just be honest.
