Recently sold my first property through Reeds Rains Rye. Apprehensive about the whole process so got three valuations and went with the middle one, RRR, which also offered the use of a conveyancing company. So pleased I did! Had a number of potential buyers in week one and agreed a sale with one of those. Any phone calls or emails I made to RRR or the conveyancing company were answered the same day or next day. All the staff I dealt with were helpful and friendly and had good knowledge of the my estate. I wouldn't hesitate to recommend RRR. Thanks Stuart and staff!
Found Reed Rains Rye to be very good to begin with, however whilst going through the referencing Experian were dragging out the process for over 2 weeks, we had to constantly chase up Experian and never received even one phone call from Experian, half way through Reed Rains decided to place the property back on the market, without even a courtesy call to update us on the reason for this. Once Experian contacted Reed Rains to let them know that they wouldn't be able to reference us because even though we had given them everything they had asked for, they never contacted us to let us know they needed more. Reed Rains went straight back to the landlord instead of contacting us first to allow us time to give Experian a call to see if we could resolve this, as a result the landlord decided he wanted to refuse our application and on the same day someone else had payed the set up fees for the same property and it has been taken off the market again. This seems very coincidental to me and seems as due to the fact they placed it back on the market while we were going through referencing it seems as if they received an offer from someone else and decided not to give us the opportunity to rectify Experian's inability to carry out the job we paid them to do so as to allow them to take on these new prospective tenants. To say the least we are appalled with this service and will never again be using Reed Rains for any future properties. Because of Lydia's persistent attitude in recommending and assuring us that we should give in our notice as soon as possible and that everything would go through with no problems provided all the details we gave them were correct, which they were, we are now in a very awkward situation where our landlord will not allow us to retract our notice. we now have less than a month to find a new property due to Reed Rains incompetency
We have had the good fortune to be tenants in a property managed by Phillips & Stubbs in Rye. Hannah, Ed and the team have been proactive, considerate, professional and very reassuring to deal with. We would certainly rent through them again, if the need arose, and would entrust our property to them to manage in the future.
very poor do not keep you informed as they promise and generally poor service
I wouldn't trust them rental wise from landlord or tenant point of view
Just Property just provided invaluable, dependable support through what turned out to be a pretty complicated purchase (through no fault of Just Property!). During a protracted process, they followed up all enquiries promptly and always did their utmost to chase up on issues. We had to navigate unforeseen complications with a share of freehold and I I would say without the diligence of Just Property, this sale may well never have reached completion. I would not hesitate to use them again! A well earned 5 stars!
I recently sold my flat through Just Property in Hastings, who had been recommended to me by a work colleague and I can now wholeheartedly recommend them unreservedly myself.
Each member of the team has gone above and beyond in order to help make this most stressful time, as painless as possible!
At various points along the way, I had helpful advice and support that was really appreciated. Kyle, Tom, Austin and Ben, thank you so much, you have been amazing. Should we want to sell our new house in the future, I wouldn't even think of going anywhere else.
I only wish that all the agents in our chain were with Just Property, as Ben proved invaluable between offer and exchange, thanks again Ben!
Excellent estate agency which helped us with the process of our 1st home purchase. Very nice, thorough and responsive to keep the entire c chain on track.

Well after a bad year I had to make decision to sale my house.i went to pcm as there not a bad estate agent.however I had Shane from pcm visit me he was helpful but not negotiable on fees so I put my house up with purple bricks who charged me 1149 pound all in they gave me exactly the same as pcm my own personal estate agent very helpful and I sold my property very quickly and for more than pcm would of marketed it for and they wanted over 3000 pound for what I ask myself so we all want to save a pound same as Shane from pcm would want to how ever today I rung pcm to make enquiry about renting of them I spoke to Shane Cunningham who basically had the right hump because I sold with purple bricks I went on to say I am looking to invest in a property that needs to be refurbished his anwser was well if I was a client I would have first refusal but as I didn't sale my house with him for quite frankly a ridiclous amount of commission I have no chance.i don't like to be treated this way just because I never spent a fortune with him,he is stupid as he would make commission of me if he put my way a bargain so I won't recommend pcm like I did anymore he was rude to me and I told him there is plenty of other agents in hastings that will help me look for a property
