Absolute joke EDIT: my grievance is certainly with the agency but it has to do with an apartment my family rented out while coming to see me (this one indeed managed by them). For the price of a hotel room it was dirty, with sticky floors, a dirty dustbin in a corner and a greasy couch. The shower still displayed used shampoo bottles from the previous occupiers of the apartment (this was at the beginning of the covid pandemic, so not great). When asked about the place my father honestly replied it was terrible which didn't go down too well with the staff. When mentioning the couch it was said "there's nothing we can do about it", perhaps throwing it away would have helped. Eventually one of them, however still angry, assured us he would go upstairs and clean up a bit. He was literally back within 2 minutes and when we went back in everything was still the same. They must have thought we were stupid apart from honest.... Read more

I have been renting a flat from the Absolute Living for a year now. From the first time of arranging a viewing, throughout the referencing and the tenancy time I've had an absolute amazing experience. The agency is very professional and helpful in terms of communication or sending a mechanic if needed. Everything is resolved and communicated quick. I have been living and renting in the UK for the past 6 years and I have not had a better experience. They have always responded promptly with accurate information, organised all necessary checks and paperwork swiftly and been professional, helpful and courteous to myself and tenants. Where do I even begin. The state of this place is appalling and quite frankly must be violating COVID guidelines plus probably general health codes. As soon as we opened the door it STANK of weed. I stayed here for one night with friends and we did not take our shoes off the entire time. The “white” carpet was grey and COVERED in crumbs and dirt and dust and rubbish. The kitchen floor was disgustingly sticky and covered in dirt. The kitchen was gross and every appliance was grim. None of the windows closed properly. The walls were stained with every substance you could imagine. The bathroom was dingy and flipping vile. Right next to the toilet there were poo stains on the wall. The shower was probably the source of COVID. After a long night out we got back and were eager to get to bed. We opened up the covers and there were literal poo stains on it, also white stains on the fitted sheet and more flipping crumbs everywhere. We slept on top of the duvet, shivering because the window doesn’t shut. They were obviously not fresh. The worst part about all of this is that we waited an extra hour and a half from check in time for the cleaner to do their job. Plus the office downstairs is decked out in Wolf of Wall street cosplay with a fireplace and riding hats to match... maybe if money wasn’t spent on faux bankers chairs and on anti bac spray or a hoover... it could have been two stars.... By far the worst estate agents I have ever dealt with - absolute *crooks. AVOID at all costs. Ended up staying in the rented property for only two months due to breach upon breach of contract from their part. The main breach included building works we weren't told about (RIGHT outside my bedroom window), no internet at times due to said building works, eventually leading to receiving an email that my bedroom window was going to be knocked out due to these building works with me LIVING in it! And so was forced out of the property, leading to early exit fees from bills and a frantic dash to get out (we were told with two weeks to go). Shakil and Harvey were unresponsive and not helpful....except of course when they were flogging the property to us at the beginning. The communication between their team is appalling (unless they just like to blame each other) and for those two months we were in that flat, we encompassed issue after issue and stress after stress. Not to mention the noise when we were promised a quiet space to work from home. Finally, when I mentioned all of this to my brother and mentioned a guy called 'Shakil', hilariously my brother had dealt with him in the past and agreed he was a crook. Honestly, save yourself a mountain of stress and do not do business with Absolute Living.... Read more

As neighbours of one of their properties we have to live daily with their obscenely low maintenance standards. One thing is absolute for sure and it's their lack of responsibility and inaction on even the most basic neighbouring issues, such as pruning a tree or keeping common areas clean.... Read more

Wow one of the worst renting experiences of my life. Estate agents never enabled a smooth process between us and landlord. In the end we just had to deal with issues separately with the landlord himself. Greedy agents, I don’t recommended these people at all. Especially when I was heavily pregnant and they wanted to change the contract solely because no one rents the place in the winter. The place had no central heating which was why. Awful experience. So glad it’s over.... Read more

First Class Letting Agent. I've used this agency to market and rent out a number of my properties for years. All of them are polite, honest and keep you updated with any potential viewings and feedback. They are flexible and easy to get on with. Having had for the first time a dishonest tenant in one of my properties this agency have stood by me and handled the situation with diplomacy and care. Needless to say that tenant has been thrown out and will probably lose his job as a result of his conduct. Some tenants pass the ref and credit checks but no one can ever know what a tenant is really like until you have to deal with them! Thank you Absolute Living.... Read more
