I first let my flat through Ryan about 14 years ago when he managed the Gordon & Co Battersea branch. Time and again, he has demonstrated why he's the best property manager in SW11, providing excellent tenants, arranging boiler replacements, roofing repairs, resolving disputes, and offering personal attention to detail. While I was overseas, I let my family home through other local agents, such as Chestertons and Foxtons — never again. I transferred back to Ryan and his team as soon as he started Gray's Residential!

Grays Residential was incredibly misleading throughout our entire experience. They manipulated us into thinking we were getting a good deal, but in reality, they were asking for unreasonable amounts of money just to move in. Their tactics were deceptive, and it felt like they were only interested in squeezing as much money out of us as possible. I wouldn’t recommend this agency to anyone—beware of their shady practices!

Unfortunately my experience with Grays Residential was extremely disappointing. They made false accusations against us with absolutely no evidence to back them up, and when we asked for proof, they couldn’t provide any. Their approach was unprofessional and showed a complete lack of integrity.

The best three words to describe Grays Residential is Professional, Fair and honest.
I looked at a few Agents and when I met their team their were as professional and diligent as any of the larger Agents I had come across. The team were able to advise me and guide me and share the decades of knowledge. Potential Tenets were screened and vetted in advance, and the quality of the people was outstanding. The Greys team knew the area well and understood what made our property special.
What was also impressive was their Network in the local area. I got to meet and work with Local business for all the odd bits that I needed with my house. I was able to build relationships and get fair prices for the work I needed done. I felt like I was building community as well as getting the work done.
I would describe Gray's pricing as fair. All the way though there was open and honest conversation about what they were charing me for and why. Other agents often bundle things in together which hide the true cost of things. Compared against other agents their prices were lower.
I have found the team brilliant and will use them for the full managed service.

I would highly recommend Grays Residential.
We needed to find a flat at short notice for my son’s move to London. We called and emailed numerous other ( so called reliable) letting agencies to follow up on properties advertised for rent and every one failed to reply. I was worried this was going to be the norm for London and then we came across a property advertised with Liam at Grays.
Since this was our first time renting in London we had lots of questions and needed guidance through the process. We were also working to a very tight timeline. Liam was so helpful - he answered all our questions very quickly and patiently guided us through all the steps. He provided updates at every single step and helped us work with the landlord to make sure we got everything done in time for my son’s move.
It was a pleasure dealing with Liam and I would highly recommend him and his team if you are looking to rent. He is friendly, helpful and totally professional. And for all the landlords out there looking for tenants - our decision to move forward with this property was totally down to the service we received from Liam at the initial enquiry. He’s fabulous.

We recently rented a property for over a year with Grays Residential, and the experience was nothing but enjoyable. Having had a lot of unpleasant experiences with landlords/letting agents, it was nice to see that there are some companies/landlords out there who still take great pride in what they do and don’t try and rip you off. Check-in/check-out was smooth and quick, never any problems getting support if issues went wrong in the house, and the communication was clear and effective so we always knew where we stood. No unnecessary deposit deductions too! Would highly recommend, and if I’m in the rental market again, will likely be reusing!

I cannot recommend Grays Residential more highly. They are a very professional outfit with great attention to detail. I am a Landlord and like the fact I know that I will always be able to speak to the relevant person dealing with my lettings (unlike some of the competition) and have always found that Ryan and Liam go out of their way to be helpful and make the letting experience as painless and smooth as possible.
