AWFUL MANAGEMENT, I gave my property to address and they are as close to a scam as you can get. They give you maintenance work that needs to be done on the property and then when you go and do your own quote you find they are charging you 3 times the average price.
Once you get your own contractor they avoid your emails and calls and after asking to leave due to this they want to charge you a crazy amount.
Debra on the phone stated we have tenants that want to move in but now that youve asked to leave im gonna give them to someone elses house.
Clear negligence and I will be taking further legal action.

Worst letting agency going, had numerous problems with mold throughout the whole flat since we’ve moved in, all they do is come and paint over it, for it to grow back within a few days, covered a whole wall of mould with tiles instead of treating it, we have multiple mushrooms growing in the bathroom, and all they do is pull them of for them to grow back. The fridge freezes everything and ruins anything we buy. The maintenance man Steve is rude and inappropriate towards us makes us feel uncomfortable

Terrible service... I booked a viewing for a property that had just been advertised on the same day I rang. They told me the earliest possible viewing for that property would be 2 days later. I booked a viewing and was told that I would receive a message in the morning of the viewing confirming our appointment. At 1pm of the day of the viewing, I still hadn't any confirmation message. I rang... Only to find out that the person I had spoken to, to book the appointment hadn't bothered to enter my details into the system. I had taken time off work in order to be able to go to the viewing. I was also informed that the property was now off the market.
Total waste of time and energy.

All I can say is do not live with address properties. I couldn’t think of anything worse than staying another year with them. The lack of general care for their clients is ridiculous. Within the first 4 months of living in our flat, we’ve had broken floor boards, broken freezer, broken oven, toilet leaks, boiler broke, no radiators working, leaks from the roof and mould. Our washing machine was broke for a total of a month. Front door and bedroom door handles fell off. We moved into a lot of problems that were promised to be fixed before our rental and they wasn’t. If your not ringing them multiple times to come and fix these urgent issues then it won’t get done and even then it probably won’t get fixed as we’ve had a few people come round now to “fix” these issues and just leave saying it was a bigger problem. Honestly a joke and not worth the money you’re paying.

Horrendous service. We had an issue with the toilet for the whole year, they failed to fix it. This lead to it flooding down to the downstairs bedroom, flat mate was unable to sleep in the room for two weeks. So many issues with the house and they still expected us to pay full rent whilst none of the issues were solved. After all of this and nearly two months since we moved out of the house, we still haven’t received our deposits back. The so called “deposit return deadlines” seems to change by the day. DO NOT USE ADDRESS PROPERTIES.

I can't find another word to describe this agent apart from DISGUSTING. This communication with clients and among themselves are literally horrendous.
Booked a viewing, walked 40 minutes from the city centre and was told in the last minute it'd to be cancelled because no one was available! (they argued they didn't know why I was booked in in the first place)
Booked a viewing for the second day, this time they were there, but couldn't get into the flat because the door was out of battery!!
I was immediately given another time slot for a third viewing attempt, and guess what? In the very last minute, they told me they had no record of that and cancelled it!!!
I don't know how on earth could all these happen. How would someone not tell the office a client was booked in for a viewing??? Unbelievable!!
Never waste your time with this outrageous agent unless you have too much patience and want to do some exercise.

I'm a landlord and I currently have one of my propertied managed by Address Properties. I have to say they are the worst agent I have ever used. There was a significant delay getting my property marketed for rent, and when they did, published very poor quality photos taken on a phone. The also tend to have accounting package hiccups, which make landlord payments late, but magically resolve when you contact them about it. They also have a history of undertaking maintenances works without gaining my authority first. I am terminating my agreement with them and going elsewhere.

I've used Address properties for a few years now and they are by far the best letting agent I have come across.
They are open and honest with their fees and their maintenance charges are always reasonable, which cannot be said for a lot of the other independent and high street estate agency chains who feel the need to sneak in additional charges wherever possible.
The team do a great job and their advice is always in the best interests of the landlord and tenant. I was concerned due to their growth, the service may dip, but I'm pleased to say I haven't experienced this.

Extremely rude and abrupt, are very unhappy to help and on the rare occasion they do help it takes a very long time. We had to unfortunately deal with them for a while year, would strongly advise to avoid using them, it may seem like a good estate agent from an external point of view however this is not the case. Terrible experience so far. Our washing machine has not worked since the day we moved in, and now 4 months down the line is has still not been fixed. We've been passed from pillar to post when trying to get it sorted and waited in numerous times to no avail. I write this once again having waited in today, missing lectures, to be told only after calling to chase it up, that in fact nothing would be occurring today.
There always seems to be an excuse from address, passing blame to either us or the appliance company they say they use. The long and short of it is last year the letting agency I was with would fix urgent issues like this on the same day, or at the latest the day after. 4 months and counting is beyond a joke. Having a wardrobe filled with dirty laundry is beyond a joke.
On top of this, there were issues at the start of the tenancy with receiving emails and miscommunication regarding rent payments. We were told we had payed all outstanding rent upon collecting the keys, only to apparently be told in a later email that we did owe more for the first instalment. Low and behold I didn't receive this email, so not only did address demand the rent payment, but also additional payment for it being late. This was only communicated to me when I chased it up myself and asked if I too needed to pay more than I'd already paid, because I had spoken to someone else who said they had to. Despite this the extra payment was still demanded and I was told I was lying about not receiving the email because on their system it said I had read it.
The majority of their properties that I've seen look nice on the inside. But don't be fooled, as soon as you put pen to paper and sign the tenancy agreement they will stop caring about you.

Absolutely shocking customer care! After a break in at one of the properties they were contacted and asking if a viewing could be cancelled as the police were at the property taking finger prints... They said no and a viewing party turned up against police orders. They showed absolutely no empathy considering the fact "they're all about customer wellbeing". It's an absolute joke, and nobody should put their trust in this company. They are horrible and I urge people looking at an address property to have a really good look at other properties under different agencies and save yourself this displeasurable experience. If by chance this review is seen by management or higher, take a long hard look at your staff and see who you really want representing your company.

Terrible organisation and very bad communication all year. After our tenancy ended we left the house in perfect condition and ended up getting fined over £1000, for damage that was there before we moved in at extortionate prices. When I asked if I could retrieve (or pick up from the office) an important police document from the house after the tenancy finished, they said I could only get it back if I wrote a google review, so here it is. As well as this, we didn't have access to the gas switch for 9 months, until the house failed a gas check and they eventually gave us keys to the shop below us where the gas meter was. 8 months later we are still fighting to get our deposits back. Many other similar stories of Address Properties taking advantage of students and the little money we have in the first place.

Not worth the one star. When we entered the property, damage from the previous tenants had not been fixed so we were left a gaping hole in the wall behind the door to say the least. During our tenancy our gas was turned off due to an out of date gas certificate and no access to the gas switch, meaning if there was a leak we would not have been able to turn it off, which made us feel unsafe in the house. We had no allocated bins at the property which address properties were apparently unaware of and was not resolved until the council came round to accuse us of fly tipping. 8 months later we are still trying to claim our deposits back after being charged what we feel was an extortionate amount (over £1000) for damages that seem to be mostly consistent with wear and tear. The people at address properties have been very unhelpful and seem to be taking advantage of the fact that we are students. Would not recommend to anyone.

Bad liars and everyone I have spoke too don’t like them either. Been trying to get out my contract with them a week after being with them. Nothing but an absolute shambles. I am in a house with my five other 20 year old student friends, and when telling address properties of the major issues in the house (tumble drier on fire, no oven, cold shower) they do absolutely nothing about it. They say they will ring back in 10 minutes and never do, and they speak/shout at us as if we are primary school children. They are embarrassingly bad at whatever job they think they are doing. Would leave 0/5 stars if i could.

Simply not good enough. As students we are new to the world of property renting and all that it entails and my housemates and I feel very dissapointed with the service at Address Properties. Yes, they were very helpful when we were looking for a house to live in but since then it has all gone downhill. Our issues have taken weeks to be dealt with, that is if they have even dealt with properly at that point, and quite frankly the manner in which my housemates and I have been to spoken to and dealt with has been rude and out of line. I would not recommend this agency to my friends as they have done nothing but cause us more grief than they are worth, especialy during stressful times such as exam season.

Very poor service provided. Bad communication throughout my time using address properties regarding fixing items in the house including a leak in the roof of my bedroom- I had to get my parents involved in order for them to listen. Huge dispute over deposit return in which communication with them was next to nothing. Countless emails sent trying to resolve the dispute never received a reply and when we called we were asked to put it in an email- completely unhelpful. In the end my parents had to go in and demand some sort of resolution after months of dispute and still no sign of deposit return. When they finally agreed and said they would return the deposit to our bank accounts- this obviously did not happen and we had to sort it all out ourselves after receiving nothing from them. Definitely would not use these again as they don't take students seriously and caused us a ridiculous amount of hassle.

Do not use. Customer service is something that they have no training or interest in. They will take 3-5 days to reply back to an email and will only follow up on anything after you have rung 7 times, sent them a message by carrier pigeon and wrote a message in the sky. Most useless letting agency in Liverpool. They claim to work weekends but they may as well be closed because if there is anything more unprofessional than their "staff" its there approach to their customers. Staff have no idea what they're doing and are more than happy to provide the worst customer service myself and other tenants have ever experienced :-)

Address properties has always been very friendly with us and whenever we needed a service, such as an electrician, they are usually quite prompt. Once it was only myself and a housemate, and we were locked out. It must have been 8 pm but Address was able to send someone to help us out almost immediately! Great people!

Terrible back street agency in my opinion. did not give me any details about deposits with tds/dps as required by law from 6/4/2007. Then ignore calls and requests for deposit refund. Been waiting 12 weeks with no correspondence.also the repair service is a disgrace they have a in house team yet they charge for sub contractors to do the work lol a real clever company. Hopefully trade and standards and fsb will act on the information ive sent

Last year we had rats, mould, a leaking roof, lightless corridors, blocked pipes and constant real estate agents popping it to rent it out for next suckers. We pestered them for months and were just ignored because "they need to be emailed so they can keep a record not phone calls."
