First of all this is a general review of what we experienced with Gatekeeper agency I'm not making referrals to any agents as most of them are nice and friendly but they are not there to make you better they are there to make money from you.
1.Comunication with tenants it can be improved by providing them a phone number which is free to use and contact the estate agent
2.We didn't felt supported with agents smiling and temporarily emphasizing with us without taking real actions to show their support
3.There has been and end of tenancy fee taken from our deposit early than at the end of tenancy, without anyone notifying. We had to ask and find about it and the explanation was 'anyway that fee is taken from the deposit at the end of tenancy'.
4. We had 3 inspections over an year and a half without any issues at all but at the end of the contract we had money deducted from our deposit for silly reasons like grass has grown into the flowers, CO2 sensors not working or dirty oven.
5.All the reasons for deduction we have not been present when the inspection has been done, so we cannot verify anything as the agency didn't provide any photos with how the garden has been 'repaired' or how the oven is looking after being cleaned and where the new CO2 sensors has been installed and replaced. Not to mention that nothing was new in that house and they were expecting to be like new.
6.What I think is that they are applying this issues to many as possible tenants trying to deduct money from their deposit.
7. In the end doesn't matter how hard you are looking for the house or place you are renting from Gatekeeper there allways be issues raised at end of tenancy to deduct some money. This is all about really for them or Gatekeeper ''money''.
In the end I would like to mention that this is a honest review about what we experienced with this agency, I don't know if there are others better there.
I have dealt with Steve at the Witney branch Lettings department for the past year. Steve has been superb in obtaining a tenant quickly. He works in a professional way has kept me informed at every step. I have every confidence in allowing Connells handle my business.
Having dealt with other agents I have no hesitation in recommending Connells.

Completely disgraceful and disrespectful, Miss Alicia is always on the other line...it must be some kind of addictive drug because she does not let it go...and her colleagues must be craving for it as well they constantly hang up the phone on my face. House issues never got sorted, requested to change the date we would pay the rent 3 or 4 months before we left the house, never got sorted and every month they would annoy us that we are late, we left the house 2 months ago and our deposit it's still not sorted. Avoid this agency!

I clearly told the mortgage advisor that my plans is to buy a property before the stamp duty increase, I contacted him 3 month before buying so we have plenty of time to prepare the best deal, my credit score was 999, it was just a simple remortgage to rise some capital for my BTL parches, 3 month wasn't enough for this mortgage advisor, in result I on lost 2 houses and gave up on the idea or remortgaging.
Never Use SPF gain and will never recommend this firm to anyone.
We found the whole experience very stressful, but this was due to the fact of selling two houses to buy one.
We felt Martyn Cox did a fabulous job and we are now in our wonderful new home.
I would definitely recommend them. Very helpful.

At the outset we were underestimated as potential buyers of the property.
We now understand that just after we visited the property, the vendor removed the house from sale, having accepted an offer from other buyers. It was at that point that we were rushing to get our house on the market, as you well knew. Nobody from your organisation saw fit to give us that little gem of information; information that could have saved us £800 and the effort of getting our property in tip-top saleable state.
Edited - to add that I was contacted about this review, and wasn't left with any more respect than I had to start with. So the house was left on the market when an offer was accepted from client 1 pending them being able to proceed, but they were not open to any other viewings. The offer had gone in just before our second viewing, and also spending out on purple bricks (who were very good). Allegedly this was also a benefit to us, not sure how?
At NO time were we contacted to be given any update or information on the sale of the property. It was only when I called in when the house was finally posted as 'SSTC' that we found out where things were.
We were not taken seriously as purchasers, and were just the back up - and we lost our £800 that we didn't need to spend. If we had been made aware of the facts at the time of our second viewing we would have walked away.
I met with a number of agents in Witney, and Thomas Merrifield gave the most realistic evaluation (evaluations from other agents were much higher, unrealistically so). My main contact, Philip, was professional and someone you could trust to negotiate on your behalf. Philip helpfully gave time to come to the house act as a witness to the signing of contract of sale (twice) as we couldn't get another witness due to Covid-19.
The only complaint I would have, and it is a small one, is that communication could be more regular; selling a home is stressful, and it often feels like nothing is happening, even when it is, so regular communication (even it if it is that there has been no progress) is important. You are often cut out of communications between agent and conveyancer. However, this seems to be the case with most agents. It would be useful if there was an account you could sign in to and check what has been happening.
But that is a minor quibble. I would certainly recommend using Thomas Merrifield in Witney.
I rented one of their properties in Oxford for over a year. They were very helpful and considerate, with excellent customer service. I can't recommend them enough!
NEVER EVER AGAIN!!! At the beginning of my contract I had to sign the equipment itinerary and with the fact that the apartment is cleaned to the professional level. When I moved to a property, it was in a terrible conditions. Mould was everywhere, doors were damaged, there was an oil on a floor, piss in a toilet and mould in a bathroom. Fridge was very dirty. Some of equipment was missing...the agency came to check the status immediately. Nevertheless, the agency offered the remedy for this horrible state in a week. Cleaning service came after 14 days...Internet connection was very poor. The maintenance of the facility was very sporadic and always with great delays. I had to wait for warm water for more than a week. I moved out mouth ago and I still do not have my deposit back and I did not received any response from agency to my emails!!! I strongly discourage you from dealing with this agencyNEVER EVER AGAIN!!!
