I was a tenant for 1.5yrs in a flat managed by this agency and it was a smooth and positive experience -an exception to the rule of London agencies-.
Responsive, eager to replace any appliances that were not in the best condition when I moved in, and easy to get any maintenance support eg plumbing.
Getting back the deposit was also effortless.
If all London agencies were run like this, the market would have achieved a significantly higher level of quality.

Good terms overall, my flat was cold but cheap and roomy. Andrew was kind, but Nick was very condescending in his way to communicate, I didn’t like that. Also, during my stay, I sent an email requesting a lock fixing at the main entrance of the building and I never received a response.

We've been tenants in a property managed by them for 2.5 years and we were very pleased with their service. They responded to phone calls / emails immediately. Whenever something was broken, they connected us with the appropriate repair people (they have their own, well-known contacts) who usually got everything resolved within a day or two (even if some parts or a new machine needed to be bought). They (or the landlords) were also happy to cover the costs of smaller upgrades (e.g. widow sealings, new rug, portable heater). Payments / deposit return went smoothly as well. Highly recommended!

Beware of these Charlton's
They let substandard properties which do not comply with basic health and safety / home habitation laws
They still try and charge banned fees
Assist dubious landlords who give the rest a bad name
They have zero respect for tenants . A landlord friend of mine made the mistake of using them . Property not managed at all and tenants put at risk and overcharged.
Avoid .
A lot of listings are ghost listings

Lazy and dishonest. I co-rented a flat through them for less than a year - not only it took them weeks and multiple nudges to do the most basic admin, but they also (together with the other person I was renting from/with) lied to the council about the real number of tenants in the house to pay fewer taxes. I was also told by the person I was living with not to ask them for maintenance work (e.g. clean carpets or repaint the walls in my room which were full of stains and holes) because if I did, they would raise the rent.
When the person who I was sharing with kicked me out of the house for no good reason other than to get her boyfriend in, they didn't help at all and didn't even offer sympathy or an apology. Avoid.

I have rented a flat through Barbara Gibson Properties for just over 5 years. All I can say is I hope my new lettings agent will be able to live up to the same superb standards. Considering quite a number of lettings agents have a bad reputation, I thank my lucky stars that I had one of the good ones. Utterly professional, reliable and responsive, cannot recommend them enough.

I’ve used some of the big chain letting agents in the Highgate area before and have been very disappointed. I found Nick and Alan highly responsive and extremely professional at all times. They found me my first tenant, who stayed for a couple of years and left the flat in an impeccable condition and then another tenant very swiftly. I would recommend them to anyone in the area.

Found a beautiful listing with great pictures, instantly knew that was what I wanted (and where I wanted to move). Rang the agent to let him know I would like to start the renting process as I wouldn’t be able to view it until Friday (rang him on Wednesday) he advised I should view it first. He sounded trustworthy and seemed to understand my wish to start renting it asap. Today I got up early to travel there (not the easiest place to travel to), half way there, I got a TEXT, saying “can we cancel the booking, sorry the place has been let.” . Just disgusting, never experienced such level of unprofessionalism. I have lost money on travel and a morning of rest on one of my few days off.

Responding to Kathrin Niederschmidt. we apologise that you felt we didn't get back to you - this wouldn't have been intentional. You enquired on the 30/3/2019. We had taken a holding deposit on the 22/2/19- and the flat was clearly marked "Under offer" on our website.

I moved house at a very stressful time but the calm and understanding nature of this firm and its directors Nick & Alan, made the process much easier to deal with. I doubt I'd have got the same service from a bigger flashier high street name and so I highly recommend this firm. A little local gem.

This company is a fraud, they wasted my time in high season when flats where available, and then cancelled on me last minute leaving me with almost no options later. I would not waste my time going through their long references process and talking with incomptent people they hire.

Avoid this letting agency at all cost. In short:
Strongly advise to stay away from this agency.
The communication is beyond unsatisfactory and the procedures are rather dodgy.
In more detail:
Viewing of properties was smooth and easy. Once, the referencing process started and we paid the fees, the communication turned into us chasing them for every little bit of information. Including not even being properly informed that we actually passed the references and can start organising our moving in.
Throughout the tenancy issues did get resolved eventually, but only after numerous emails and phone calls from our side.
The tenancy then came to an abrupt ending (despite the fact that we were originally told this will be a long term engagement), because the landlord “wanted the property back.”
As we did like the property in itself, we tried to negotiate a renewal of the contract, but had no luck.
The moving out process was just the same, we had to chase the agency for our future tenancy references delaying us by two weeks. Our deposit was only sorted 17 days after moving out, because agents were going on holiday and no one was dedicated to deal with our deposit in their place (and once again would have probably taken even longer, if we hadn’t been chasing it).
The inventory check upon moving in was superficial, compared to the one when we were moving out and the agency tried to hold some of our deposit for an issue that was clearly stated in the original inventory check.
Lastly, two weeks after we moved out a new letting sign was erected by the property and an ad was placed online that the property is back on the market.
Clearly, none of our negotiations and letter to the landlord have been considered, when we tried to stay living there and the landlord didn’t “want the property back” as it was out straight back on the market.

I had a very bad experience with this agency. They are a fraud, so please be careful and do not let any propreties with them. They made me pay a holding deposit of 1200 pounds and then when we went through the entire referencing process and payed for the referencing they cancelled last minute. There explanation was that the landlord has withdawn the proprety from the market. This delayed us from the proprety search by 1 month. And also made us loose a lot of money.
