Please avoid this Agency at all costs if you are a Landlord. Current tenant not paid since June 2023. Rental insurance was taken when the tenant moved in, however the owner cannot even be bothered to contact them to commence the claim. I'm over £6,000 out of pocket and its entirely due to this disgraceful company. I've lost count of the number of emails and phonecalls that are simply ignored and so have had no choice but to raise a complaint with the ombudsman.

This establishment doesn't deserve a single star! My experience with Beech Properties, specifically with Lorraine, has been beyond disappointing. Lorraine's lack of professionalism in our interactions has been disheartening. I've been a client of Beech Properties' letting management service since 2020, and recent revelations have shed light on the mistreatment my tenants have endured.
The disregard for communication is appalling; both my attempts and those of my tenants to reach out through emails and calls have gone unanswered, especially when reporting problems. This negligence has created an untenable situation for all parties involved.
Gordon Cuthbert, as the Managing Director/Founder it's disheartening to witness the tarnishing of your company's reputation under your watch. Despite numerous emails expressing concerns, there hasn't been a single response. This lack of accountability reflects poorly on the leadership and damages the trust clients place in your organisation.
Save yourself the frustration and steer clear of this subpar company. I recommend exploring Homesure instead for a more reliable and customer-focused experience. Their service is world class.

You'd have better luck getting a response from santa than from lorraine or anyone else at beech. The power is out on our ground floor and beech have adviced that I harass my neighbours to find out who "owns" their room as it is somehow that neighbours responsibility to make a maintenance request about a clear hazard in the building. The disregard for basic human decency is staggering. Companies such as beech are the reason liverpool is experiencing such a homelessness crisis and need to be held accountable

Terrible company, god help you if you ever need anything from Lorraine Evans. She's lazy and will do everything in her power to ignore you. I've been trying to raise a complaint about her for months which she chooses to ignore, I have found details of the companies director and will be going straight to Mr. Cuthbert to discuss her incompetence

I can't recommend Beech Property. If you have a small problem in the house to be fixed, they are great. But big problems they don't solve. We are having a big problem in the roof, it's leaking inside the house and lots of mould because the water. They don't send a roofer, don't reply my emails and don't return my calls. Very bad service unfortunately.

I am writing this review with great concern and disappointment regarding our recent experience with Beech Properties, specifically at the Young Village Apartment, liverpool. We have been facing a continuous power outage for the past four days, which has caused immense inconvenience and disruption to our daily lives.
Despite numerous attempts to reach out to Beech Properties and inform them about this critical issue, we have yet to receive any substantial response or assistance. The lack of power has affected not only the basic amenities but also our safety and well-being. Living without electricity for such an extended period is not only uncomfortable but also unacceptable.
The communication from Beech Properties has been highly unsatisfactory. There has been a clear lack of urgency and responsibility in addressing this severe issue. As tenants, we expect prompt and efficient services, especially in emergency situations like these.
The situation has forced us to reevaluate our decision to choose Beech Properties, and we hope that this review serves as a wake-up call for the management to take immediate action. We urge Beech Properties to prioritize the well-being of their tenants and address such critical issues with the urgency and seriousness they deserve.

***For anyone thinking of using this service - be aware!!!***
Unprofessional property management company. I have been having some issues with a tenant and am going through legal proceedings. Both my legal and insurance company have been in touched requesting certain documents to be shared with them i.e., tenant referencing etc and for the last 2 months have ignored all calls/ emails and letters. I can only assume corners are being cut and referencing is not carried out!
Also, I used their service to engage services to carry out annual gas certificate and EICR certificate, both of which I did not receive a copy of even though I have requested several times!
I cannot stress how unprofessional they have acted in this matter. It shows a lack of integrity, transparency and trust!
Do not leave your property in the hands of these people!

Warning to landlords thinking about using Beech Properties for managing their property.
I have never come across such unprofessional organization in my life.
They have a very interesting strategy to deal with client complaints about missing rental money and potentially fraudulent charges for repairs, they refused to respond to your email.
My relationship with Beech Properties had a rocky start. A few initial rental payments were underpaid or were missed out, I tried to complaint but was met with a brick wall with the employee I was dealing with stopped responding to my emails when I tried to raise a complaint. I eventually managed to get the rent issue sorted out, but the strategy of ignoring client emails struck me as very unprofessional.
Fast forward a few months and I find out they have a clause in the contract, which allows them to carry out repairs without prior approval from the landlord. When this happened to me, I requested a copy of the contractor’s invoice, which would have acted as proof that the works were actually carried out and the price quoted was actually paid. All I received was an email from Lorraine, who claimed the email doubles up as an invoice that there was no need for me to see the actual contractor’s invoice. When I insisted on seeing the contractor’s invoice, she stopped responding to my emails. I suspect they are probably running a racket, by potentially scamming landlords by either creating entirely fraudulent repair bills or adding a margin on the repairs cost and passing it on to the landlord, this is the only conclusion I can draw from such suspicious behavior exhibited by their employees and complete refusal to communicate.
After the passage of a couple of months I am still waiting for a response and now I have no other option but to complaint to the ombudsman and start legal proceedings to claw back the suspected fraudulent repair bill.
If there is a sane person at Beech reading this review, please respond to my emails so we can resolve this issue without the need for legal intervention.

I am very much sad while typing this message. Beech properties- behave like a fraud. They have showed me a property and I was very much liked the property and was further proceeding with the same. Everyday they keep telling me that someone will contact you no one had taken the property, and their cleaner was their while I was vieing the property as well. Me an my husband were planning heavily as they verbally guarateed about the tenancy. But after 5 days calling them back again they tell me that the property has given to somebody else. It was such a betrayal. I feel so sad and having a shelter is evreybodys dream. Whether it is for buying or letting. I wont forget this experience and I wont reccomend them to anyone. The customer service was also poor. They have not given improtance to the common peoples mindset. make good clarity before viewing and agreeing. I have all the details regarding the mail as well. Please dont do this to anybody else.

Amazing experience, with my first time renting I was quite nervous about the whole experience but I was put at ease and it was such an easy process, everything was explained perfectly and I moved in knowing everything I needed to. Absolutely awful company. Refuse to carry out repairs. I've been waiting since Apr 12 for broken boiler to be fixed and other maintenance since march last year. I had a rat problem due to them not maintaining the building properly I had to push them constantly to sort that out and still took nearly a fortnight.

Terrible company. I reported maintenance issues and still no action from Beech after nearly 15 months. Boiler has been broke since April 12th and they still refuse to repair. Has a rat problem in my flat because beech was not maintaining the property. I had to push them for action and still took nearly a fortnight to resolve.

Lived in one of their house for coming up to 2 years now having moved up from Cambridgeshire. Getting everything in place before I moved was really easy.
Really good and would recommend! Maintenance men are always on hand to deal with any issues - minor or major!

Absolutely awful at responding. I have let through them for over 2 and half years and only recently moved out. I had forgotten to take down our meter readings for electricity and gas. I spoke to the the agent on the day of the move out and asked if they could obtain them for me when they do the move out report to which they where happy to do so, this was never done. I have called numerous times and emailed (to which they are now ignoring) and still nothing. I can see that the property has now been taken so whoever had conducted to viewings could have easily have obtained them readings or the fact that the office is situated 10 minutes walk away from the property. I would understand if we may not have been model tenants however we paid our rent on time and left the property in a perfect condition when we left and they don't even have the decency to fulfil one last request from a good tenant. When they do respond its unprofessional. So furthermore, I still have no meter readings to cancel my electricity and gas and I am still being charged by them due to this. As someone who has worked for a letting agent and dealt with a fair few letting agents, this one is by far the worst. DO NOT USE THEM.

Having used other estate agents in the past I have to say I have a lot of trust in recommending the team. Not once have I had any issue with communicating with them and it’s always a professional service that they provide.
Theirs a reason why they won an award for being best estate agent in Liverpool 2019.

I moved in after two weeks the house was filthy behind washing machine. Back yard had rats. Beech properties did not even take a proper look at the property, they just covered the problem over. there was a terrible smell behind units in kitchen and
mould growing on my house plants.
All damp spots were painted over.
The ceilings downstairs had patches coming through. The bathroom tiles had poly filler holding them together and mould around the window seals and walls in bathroom were growing mould and paint peeling off.

Something needs to be done with estate agencies in Liverpool. When they know people don't have a choice, but renting through them they will not improve their service. This agency was luring me for more than a week since viewing the property, they told me that they cannot contact the landlord, so they cannot start conducting credit checks. As I found out later on they rented the property without informing me, even though I sent whole application form on the day of viewing. And all people who are reviewing this agency with 5 stars are working for them, you could at least use different name while lying.

They have the worst customer service, I have no idea how they are still on business when they are just intarested on taking your money and wasting your time, even the person who showed us the house was useless and totally not intarested in her job, rather be some were else then here., Don't waste your time with these guys,

This company will take a biased approach to dealing with your deposit, and lack the ability to comprehend or empathise. I was blamed for all 'issues' regarding the property upon moving out, despite the fact that during my tenancy, a total of three other people had lived there, too. I had also explained on several occasions previously why I didn't agree with the decision, but for some reason this was disregarded. They ignored several details I included in numerous emails relating to my justifications of wear and tear in the property, and also a request to go directly to the deposit protection service. They repeatedly asked me to come into their office during my working hours, despite me telling them countless times that I couldn't. By the end of all of it, I decided to leave it for a week or so as I had other things to deal with. Their subsequent communication attempts were made to an old email address, which was used by them as a reason to deny me of my right to appeal the landlord's decisions. The only conclusion I can come to is that all they care about is money. Take it from me when I say that you should find yourself another company through which to rent a property, unless you don't mind losing your deposit no matter what.

Shocking communication and service. Would NOT recommend if you are looking to buy unless you have the time or energy to do all the chasing up yourself. Really unhappy. When speaking to manager regarding my dissatisfaction, again not taken seriously and lots of excuses made. Such a shame.

First, I was kept waiting to arrange a viewing for a property about 2 weeks, whereas my attempts to communicate via mail was largely ignored. Not to mention, language in these mails are not adequate to address someone that you don't know at all. I do fully acknowledge and respect the difficulty in arranging a viewing, when the property is occupied. However some communication must be established to keep your potential client up to date. Finally on my last attempt, we were able to arrange one on a Saturday noon and THEY DIDN'T SHOW UP. This cannot be serious business as my three year old would manage things in more professional manner. I just assume that they are far too rich as they don't need the business. Relying on that, I highly recommend everyone to help them by not making business with them.

What a joke these are!!! made an appointment a week in advance to view a property, took the day off and nobody turned up at the property to show me it. I rang the office and they where so unprofessional and didn't know where their colleague was to meet me at the property. not even a telephone call back. in this competitive industry you don't need companies like this wasting your time. Avoid many other companies will value your business. Avoid!!!!
