The survey provided was efficient, helpful and friendly. The report was received promptly and all queries answered quickly and simply, including plenty of photos of the flat roof. It was good to find a surveyor who could survey a flat roof at a very competitive price.

He carried out a thorough survey highlighting a problem with a drain and recommended that we get a further drain report. Thank goodness we did as it highlighted a significant problem. Worst Letting Agent and their services in Tonbridge please stay away. Recently moved into an Apartment managed by Bracketts they charged me the highest Rent compared to the other apartments in the vicinity. The house was not properly cleaned nor inspected. The toilet flush was not working, the balcony has stinking stuff to name a few. It's been a week and they have not given me the Inventory checklist, the worst customer service I have seen.

Brackett's acted on behalf on our vendor and I only wish that we sold our property via them. They were incredibly helpful and did their best to keep my wife and I in the loop regarding our purchase, even if there wasn't much update. The helped make our purchase as smooth as possible.

Had a viewing with Janie and was completely put off by her attitude and unprofessional behaviour. The property was beautiful and ticked all boxes but didn't go ahead with it only because of the how everything was handled by the agency.
Landlords be aware.
We were not told prior that we had less than 10 minutes to view the property.
on the day of the viewing, 30 minutes in advance we called the agency and informed that we would be 5 minutes late due to traffic to which Max Robinson mentioned that it was absolutely fine.
we then get a call from Janie, 6 minutes before the viewing that she would like us to come early. Clearly there was ZERO communication between the agents.
then followed by the whole rude attitude from Janie for being late when we had already informed.
We then visited the office, which is just by the road and spoke to some young bloke in Bracketts (guessing Max), to which he replied that he wasn't aware of her plans and can't respond to her behaviour
Absolutely ruined my Saturday that we drove 40 minutes one way and had to tolerate her unprofessional behaviour. Please Pull your socks up with communication and management.
explaining in detail in this review as well. Tiny detail just blew up, can't imagine if had gone ahead with them or listed any property with them.
Would surely not recommend.

Hi all,
After I get a view another day wereI saw a nice property, this morning I get an check call for a viewing of which I didn't know.
I ask for an email with all the details which I got it straight away but without a link of the property.
I said again that I don't know what's it's all about and the lady which supposely it's the letting manager start shouting that it's so busy and she doesn't have time to answer to my questions because it's no way that they will book me without my request.
Well, I didn't make such request and definitely I don't know still what property was.
I can say one thing, that lady was rude hanging the phone on a very bad tone after a small talk which make part of her job.
Changing information, solving problems and leaving customers with a great feeling after a phone call it's something what an agency manager should achieve with ease with sweet talk, not with shouting skills.
So so bad. No profesionalism, no skills, not a people person.
They might be busy but this is no excuse to talk like this to their clients.
We don't want to hear anything from this company.
Shame on her, she's bringing disgrace to an estate agency which comes with an excellent reputation.

Tyson at Bracketts Tunbridge Wells was excellent; he carried out a full building survey at a house we were looking to buy. He offered a phone call to discuss the differences between the Homebuyers survey and a full building survey which was very helpful. He answered all my (probably silly) questions, without making me feel like I was asking ridiculous things! The report he provided was detailed and incredibly useful. I am writing this review to express our appreciation for the excellent service received from Bracketts, Tunbridge Wells. Having been through numerous letting agents who wasn't helpful or even want to entertain us with our situation, we were fortunate to be shown a flat by Rebecca Chapman from Bracketts. she was professional, informative, helpful and friendly throughout the whole process. Not only has she given us a new insight of where we want to make our first home (as we have recently return from aboard) she has kept us updated throughout the process after we had made an offer for a flat near High Broom area. The landlord accept our offer but I know for a fact if it wasn’t for Rebecca we wouldn’t have got accepted. we were near the process of signing the tenancy agreement, even gone through with the referencing. The landlord unfortunately pulled out from the agreement just when we were so near to the final stage. Rebecca knew I was very disappointed after receiving the news. She reassure me it was for the better if landlord wouldn’t take us as tenant. Within a short period of time, Rebecca and the team was very efficient in finding us another property near the area which turned out to be a real "gem" for us. We have now settle in our new home and I can only say we are forever grateful to come across a letting agents who cares about their customer and use their initiative in finding a great home for them. Absolutely unprofessional and unethical lettings agent. Viewed a property and then made an offer, paid a holding deposit and they still advertised the property. I was told by Janie that other people are interested in the property even when I deposited the holding fee. She told me they have referenced another tenant and for me to complete my referencing form fast as other people want it who has passed credit checks. Why take my money and then entertain other tenants? This is illegal as they should have stopped marketing the property once I paid the fee. They only took the property off the market once I complained to her. They have kept my holding fee of £807.69 and refusing to return it. Rogue estate agents! I will be escalating this further to the Property Ombudsmen and Trading standards to the local council.

Absolutely zero customer service if you are a perspective tenant. Unfortunately I had not passed credit checks so I offered to pay the full term of 12 months in advance which would of cost me £42k. I was told that the landlord was not interested in having me as a tenant even if I was to pay this amount upfront, seeing as the landlord did not want me as a tenant I requested to have my holding deposit returned which was £807.69, to which I was told I will not be getting my money back. I can understand if they wanted to take something for the cost of the references, however keeping £807.69 of my hard earned money is appalling. If you are looking to rent stay clear of bracketts! Read the other reviews!!

A well-deserved 5 * review for the most professional estate agent we came across when we were looking for a property.
I’d offered on a different property first via another agent then was told I need to see their mortgage adviser before my offer was put to the owner.
Although I did speak to their mortgage adviser, when I told them I would stick with my current mortgage adviser, I was then told that although my offer was accepted, they wouldn’t now take the property off the market. I didn’t want to incur costs on a instructing my lawyer and paying for a mortgage application on a property they were still offering for sale.
In the end, although I wanted to buy the property, it was made impossible by the agent who put these obstacles in the way.
When I found a different property via Bracketts, there was none of this nonsense, and I ended up with a great experience and a quick transaction. During the course of my purchase, I dealt with the whole team, all whom were really helpful and professional.
I can recommend them wholeheartedly.

My first dealing with Brackets estate agents was when we were moving back to Tunbridge Wells from overseas and we were looking for somewhere to rent. The agent who was showing me the properties was very helpful and as well as showing me the properties that I requested to view via rightmove, she also suggested I consider an area and a property that I had completely dismissed. She was right about the area, I loved it there. I was impressed enough to approach them when we came to sell our property. I found Sarah Mott in particular to be extremely professional and very insightful with great advice on selling versus updating our property. The valuation was realistic and the property did sell. I did find that after we had agreed on a sale that there wasn't as much of a push to close the sale as we expected - all parties work through their solicitor and the estate agent is the only person who can contact all parties to ensure smooth sale, this can be frustrating but it seems to be the UK system. We did complain at the time that we weren't getting updates so they reached out more but in hindsight they were updating us to say that there wasn't anything to update about. All said we were very happy with Brackets and we would happily use them again to buy or sell a property.

Not impressed with the service received from Bracketts. I thought I'd view a flat with them and was optimistic to get registered with them due to their good reputation through reviews and reasonable fees. I was shown around and then proceeded to chat with the agent about fees etc and my circumstances. They spent the whole time telling me that I was basically wasting my time offering any money for the flat in question because of my low wage even with a guarantor. Not only that, then said that basically I wouldn't be able to afford any rental on the market. At the end of the conversation that I shouldn't be put off making an offer! I did put an offer forward for £25 below the rental price pcm because i liked the property, and asked them to get back to me with the answer. Its been almost 2 weeks, and they still haven't got back to me or let the flat. Very poor customer service. I would not use them again for renting or buying/selling of property. I have now successfully managed to rent a property from another estate agent, so.. shows how much they value potential reliable tenants.

Based on the other reviews I’m not sure why we were treated so poorly by Bracketts. Essentially we were completely ignored once we had put in an offer in for a house, which was accepted. Then radio silence.. we called every week for updates but there was zero communication, we were just fobbed off every time, and after 6-8 weeks of waiting we gave up completely. We can only assume the sellers eventually pulled out but Bracketts didn’t have the decency to call and let us know.
This was a big move from London into our forever home, so it has been an additional strain on what already is a stressful and emotional process. Buyers beware, Bracketts seem to only care entirely for their sellers. A highly disappointing customer experience and just so utterly bizarre.

I trust her judgement and she had been thoroughly briefed on my conditions for any proposed tenancy. In fact, the review was posted even before Becky had had the chance to call this lady back after speaking to me. I have always been very satisfied with the lettings team and the service they have provided. They are both professional and proactive in all dealings. I am extremely disappointed in the way I was treated by Bracketts staff. I was told they would get back to me twice with no response and had to visit office in person before getting any assistance. Becky was abrasive, rude and treated me as if I was beneath her. I had a query on a property for rent specific to the landlord. Becky said she was the one to make the decisions and it was clear she had no intention of contacting the landlord about my query. When collecting my contact details I corrected her on my email address she'd written incorrectly to which she replied, "I'll remember."

Sarah is very experienced, with an excellent understanding of the market in our area and justified the sale price she proposed we put our house. Sarah provided a very professional service throughout and kept us up to date with feedback from viewings. When negotiating “sale agreed”, Sarah was an excellent facilitator between us and the new buyers. Any issues raised by the buyers were dealt with by Sarah, and the residential team at Brackkets, in a timely fashion to ensure completion occurred on time and co-ordinated perfectly with our related purchase.
