I rented twice through Capricorn and I have been with them for more than 2 years. In my personal experience I'm really happy with them: They manage everything on time, great communication by email/phone and quick responses even during the weekend. This is a great and fully managed agency with a dedicated team that goes the extra mile. As they do have their duties as an agency I do have mine as a tenant, following the T&C of the contract, it's as simple as that.... Read more

We rented twice through Capricorn and it all went very smoothly for five years. We were in a large one bedroom flat in Leytonstone in 2017, then when we decided to move to a larger property because I was expecting a baby. Capricorn very kindly offered us to shift to a lovely two bed apartment in Docklands with river view. When I was asked to leave feedback I did not hesitate for even one minute. Absolutely THE worst letting agents I have ever had the misfortune of renting through. The standard issues with lettings occured- with a shabby flat, in the same building as their offices, being handed over to myself and the other tenant when we moved in with multiple already present issues. Whenever we tried to get anything fixed we were then quoted prices even though these issues were already existing in the property. The worst of it came when the high winds in early 2018 actually blew the door off the terrace- and took almost a week to fix. We could literally fit half a body through it whilst it was in this state. After the supposed fix the same incident happened again, and all the while the sealant around the door was peeling off as the job done was so poor. They obviously tried to fleece us for as much money as possible on handing back of the property, and actually delayed handing back my deposit for months until I threatened to refer them to the deposit protection scheme. This was the first time they were actually actively receptive to emails or phone calls and got in touch as quick as possible once they realised their fault. Do not rent from these people- due to the little regulation around lettings they can get away with murder. I would give zero stars if I could, but unfortunately 1 will have to do.... Read more

AVOID AT ALL COSTS This is not a real company. They're a dodgy organisation. Their properties aren't fit to live in and when you ask for repairs they send dodgy people round the house who don't know what they are doing. They are aggressive and rude, and as soon as they can they will issue you with an Order 21 to leave the property with no compensation for the high fees you pay them. Proper gangsters and cowboys. Avoid at all cost. Family run business with no care for tenants at all. Alessandro "aka" manager is a husband to Emma who tries to hide the fact that they are related. All staff is trained to support business needs instead of helping tenats. Apartment at 417 Wick lane is fully infested with mould which is inside the walls and keeps apartment with a foully smell. Ruined most of our belongings and made us feel horrible health wise. Everyone on the block called them Cowboy Agency, which we wished we would know before hand. Extremely dark property. Extortionate prices, bad service. They didn't put my deposit into the DPS which is illegal. They served me a T&C after I moved in to let me know they were increasing the rent! I had barely unpacked! I complained it was unfair and offered them half of the increase, their response and I quote "if you don't pay, we'll find someone who will" I will never ever use them again and I highly recommend you boycott them. It is companies like this which are destroying the rental market in London and sucking the life out of London.... Read more

We have been with this agency for 2 years now, so far happy. Everything is managed on time: repairs and other inquiries. Quick responces. Agency is good, fully managed. I would rate it 4 stars for the reason that ... negatives comes from landlords who are not bothered? or greedy? to upgrade their properties. Just one of the examples...Basics like mattresses must be changed when new tenants moving in.... Read more
