I have been a landlord for a number of years and use Cowling and Payne as my lettings agent. I have found Thier service to be professional, efficient and friendly.
As a full management agent they introduce prospective tenants and sort references. During tenancy they liaise between tenant and landlord for any repairs required which are sorted efficiently by contractors they appoint. They carry out periodical inspections and raise any concerns!

I have had the pleasure of dealing with Mark and his lettings team at Cowling & Payne for some 26 years.
They are unfailingly, consistently professional and balanced in their approach to Tenant and landlord alike.
The company admin is ultra reliable, with experience and energy in abundance.
I literally cannot recommend Cowling & Payne enough - over the years other letting agents do not come close.

We put an offer in with cowling and payne which was accepted.
Everything was going smoothly until our solicitors said they were waiting for a letter about probate. We asked in 1st viewing was the property in probate and was told no, if we had known it would have made us think twice as our buyers needed to move quickly due to mortgage offer running out.
We also lost our offer rate with the bank due to changing property which now means we can no longer afford to move.

Worst people I have ever dealt with, I was looking to rent, they sent a young lad to do the viewing who knew NOTHING, could not answer any of our questions, very rude and had a terrible attitude, no reply from any emails, they speak to you very rudely on the phone and they don't have any clue what they are doing and can't help with any questions or queries. Useless. Avoid at all costs!!

I'm afraid is let agreed ,, yeah , sorry , bye . Thank you cowling&payne . So don't waste your time if you are from outside UK or your income is just 28k/year each , is not enough. i'm curios who are the rich people who's living in a 1000£/month rent . Big big waste of Time. Don't try to go to the agency they will smile to you take your details and call you "ASAP" . They are always in break . Who pay this guy ? :) 4 months I try to get a house in Wickford , best agency , keep going .

Useless company. Rented a property for over two years - they then tried to bill me for items which include - a second hand umbrella some spray cans and a fold up chair(all from previous tenant which were left in the shed, we threw them away obviously). All of these should have been removed before I even moved in. That's just the tip of the iceberg. Staff are also usually late to any appointments and poorly trained. Would never rent through them again. Started off by trying to take my whole deposit but ended up taking nothing. Absolutely horrendous stressful experience - the property was in perfect condition when we left, hense you ended up not charging us for anything!

As a first time user of C&P, I was concerned over the slow response rate I had received prior to even being approved for a rental property. I was frustrated over the amount of documentation and signatures required, but suppose to cover themselves. I am concerned about the deposit as it appears the contract is against tenants in that if you should be in breach of one item you may lose your deposit. I also offered 3, 6 and 12 months upfront payment, and there was not even consideration for the lower as I was desperate to find a bigger property. Obviously a new experience for me but would still prefer to own my own property and clamp out all the tenancy frustrations. It just seems to me that companies always follow up or chase contracts when it suites them or when it pertains to money. As any business would do, however there is a way to do it, showing respect and empathy towards all clients. Also for me customer satisfaction is always key to the professional outlook of a business and ensuring fast and effective communication.

I called eight times to arrange a viewing. Six times I didn't manage to get through to anyone and the other two I was told someone would call me back. This has happened on several occasions with this estate agent and I would not recommend them to anyone. Very poor quality and lazy employees.

From the off we have found you to be informative, welcoming and knowledgeable in all aspects of us moving home. From our first experience of Mark showing us around the house (what a character!) and then our subsequent visits to the office and finally getting the keys we have been extremely pleased with the whole process. As you may be aware the circumstances around us having to leave our last home were traumatic as we were told that we would basically be homeless around the Christmas period. That we now have a home that far exceeds that which we left and the manner in which we have been treated by yourselves we find ourselves in a much better place. I would not recommend this company . The customer service is extremely poor. All they want is your money and once I read all there clauses in contracts. you will not get any money back from your deposit as they don't allow any general wear and tear at all. Save yourself time and look for a professional company that looks after tenants as I did. If you do go with them. Be sure to photo document everything and I mean EVERYTHING else when you leave you will be stung pretty bad financially . Be sure to read your contract properly if you dare use this letting agent.

Having never sold a property before the task did seem daunting and to be honest a little scary. My wife and I had heard all these horror stories of estate agents and were not filled with much confidence having met a few, we was looking for that agent we could trust. After meeting with Cowling & Payne we knew they was the agent for us, and we was right with the property going on to the market on the Thursday & viewings by the Friday and we are happy to say asking price was achieved by the Monday.
