I would never recommend using Frank Innes Coalville. The communication was not the greatest. They aloud the buyer to book a gas engineer on our property then handed our property keys out to a total stranger without asking us first. We had no idea this work was being carried out in our property until I received a voice message from Frank Innes by mistake. They are very good at reeling you in so you go with them, just to mislead you on information. We were told our buyer was in a good position, cash buyer ready go no chain. When in fact 12 weeks down the legal line we found out they were actually in a chain. They told me their commission was 1% or less. Then when on question they tried to tell me it was over 1% only on question and the poor service received I got it less than 1%. They have an excuse for every poor movement they make and they don’t have your best interests first. Even when I went into Frank Innes to get the keys off them they didn’t ask who I was just was going to let me sign out the keys and on one occasion when the buyer wanted to go round the property to measure up they couldn’t because the manager of Frank Innes had took our property keys to a concert in her hang bag. I’ve been in there while another member of staff was on the phone to a land lord and she was swearing over the phone. I was a customer sitting in branch and could hear every word, not professional at all. I would stay well clear of them and if you do use them, them don’t leave your property keys with them, I had plug sockets changed and my boiler tampered with , without knowing.

We had a problem with the first referencing company and thought we were going to miss out on the flat for my aunt; but Nicola was fantastic by using another referencing company which my aunt had passed.
Difficult circumstances for Nicola to deal with but she helped and informed us all the way through - such a pro. Would highly recommend over other letting agents - thank you

After a lengthy process trying to find a suitable home, and many viewings with various agencies, we finally found our forever home with Matt & what a pleasant and stress free experience it was. From originally viewing the property, I found matt to be extremely helpful and informative, he sold the property EXTREMELY well & I did notice how knowledgeable he was on the area, any questions we had were answered promptly & matt seemed to have a genuine desire to help. The whole process from start to finish was stress free and quick, which was imperative for us. Also dealt with Nicola, who was extremely helpful too! Thank you Frank Innes we lost almost £5K with you in a year. Everybody needs to think twice or more when they give rental management with this company.
They put homeless to my fathers flat we can’t even get rid of the tenants last six months nobody paid anything now they are telling us contract is finished they can’t involve anymore. Please do not work with this agency if you don’t want any headache.

Extremely Disappointing Experience with Frank Innes Estate Agency
My experience with Frank Innes Estate Agency in Coalville has been a complete disaster. After trusting them with my father's flat, they assured us of reliable tenants and steady rent. However, since September, we haven't received a single payment, and their handling of the situation has been shockingly unprofessional.
They didn't take pictures before tenants in, no meter readings nothing!!!
The staff's incompetence in ensuring timely rent collection has not only shattered our trust but has cost us thousands of pounds i need to take them to the court recenlty paid £1K for solicitor. I strongly caution anyone considering their services; the consequences of relying on Frank Innes have been financially devastating. This agency lacks the necessary competence and dedication, making them an unreliable choice for property management.

We got into a difficult situation where we had to move due to our landlord selling and we were 35 weeks pregnant. Jess at frank innes was so helpful and caring from the get go. We had an issue with one house which didn’t go ahead but she then found us a property which went so smoothly and we moved in once our little one was born. Jess was so compassionate and flexible with everything we needed. We needed to go in to sort the documents days before the set date because of our pregnancy and they were so accommodating. It was quite a stressful time for me having relocated 600 miles but Nicola made the whole process so easy for me.

At first things were great with Frank Innes, we had some hiccups obtaining a mortgage due to Covid and furlough and they were patient and happy to help. We bought our property from a family whose mother had passed away and there was still their son living there and due to move out when the property had been sold. 4 weeks before we were due to complete he sadly passed away, we requested to go into the property approx 2 weeks later as we needed to get some quotes from electricians etc and I asked the surveyor who took us in if they had died at the property and was told no we’d have to be informed if that was the case. Finally completed and picked the keys up and went to the house all excited to be told by one of the neighbours that it was a ‘sad house’. When we asked why we were informed that not only had the son passed away he had in fact taken his own life in the attic bedroom 4 weeks prior and we hadn’t been told! I believe this may even be breaking some form of law to not make us aware. Skye at Frank Innes was great as was Danielle, steer clear of Michelle who is patronising, dismissive and overall made what was already a stressful situation much worse, oh and ask for something in writing if someone has passed away!

Skye Partner and Danielle Cannon came out to value my property for sales purposes a few weeks ago, I must say I was delighted with the service and level of professionalism they both had. They made me feel really confident about selling my home and excited for the future. They talked me through the whole process from start to finish as I have never sold a property before so I wasn’t aware of everything that happens and the cost of moving. I also had Harriet Symonds out to value my property for lettings purpose despite deciding to sell I was really impressed with all the information she provided and how much knowledge she had on renting properties. My wife and I were looking for a property that accepted a dog and were really surprised at the lack of available pet friendly properties.
Not only that we were surprised at the lack of professionalism and communication with most of the estate agents we spoke to, not the team at Frank Innes in Coalville though.
Nicola and the team were informative, responsive and really acted as an agent between ourselves and the landlord. Nicola was warm, friendly and really knew her job well!
We spoke with Nicola one day, viewed a property the next, and on the third day had agreed to move in. Without Nicola's help there is no way it would have been turned around that fast and i'm sure the landlords are equally as impressed. Keep it up!

I’ve had dealings with many Estate Agents locally and have been hugely unimpressed. They are all very keen when valuing your property and obtaining your listing, but once they have your business all too often the communication is poor.
Thankfully this was not the case with Frank Innes, and of particular note was Skye Partner who kept me informed at all times with her excellent communication skills. At every stage of our sale she was proactive, helpful and a pleasure to deal with. Thanks Skye, the sale process is stressful but you helped alleviate that stress.

Excellent service from Frank Innes in Coalville, especially from Skye who not only sold our house to the first people she took there, but has been on the ball with the speed and efficiency of her service . Unlike many in this type of business , Skye was exemplary in her communication activities . This included the maybe small, but very important areas such as; returning phone calls when promised, obtaining information from the other parties, chasing all parties relentlessly and providing it to us quickly by email and keeping in touch throughout the sale and completion process.
The only sad fact is due to Covid, we never managed to meet Skye face to face, but would still highly recommend her.

Selling was no problem great service buyers found and a sale agreed within a couple of weeks.
Then the problem began with very little contact poor service and me doing all the chasing.
Covid used as a blanket excuse!
I’m sorry you can get on the phone and give an update at least every couple of days ! But all I had was silence. I left emails and voicemails without response.
It made the whole process stressful for no reason.
Still I’m sure they enjoy the fact that they still get paid whatever they do ( or don’t).
I did move in the end but never again and not with the help of Frank Innes!

If you are thinking of selling your house. With these then Don’t.
You will get promised the earth and treated like an insignificant number. I am genuinely shocked at what 1 sales person there passes off as Sales. You are not spoken to but spoken at whilst not listening to you the client. A remarkable talent in itself. Holds minimal feedback with you and when you request a call back you receive an e mail instead. On 1 occasion sent to my wife addressed Dear Sir.
Attention to detail is poor and what she means by ‘ Marketing Tactic ‘ is reducing the price of your house. For me this is the only way she knows how to sell a house and that’s to keep reducing the price. I don’t believe she genuinely cares about the fact it’s your largest asset. She just wants to sell it cheap and get her commission.
They arranged 3 viewings over a 7 week period. She admitted she was trying to get a woman to view that 20k short of the asking price. Just proved to me she was trying to push anyone through.
I was asked to lower the value of the property by 11k for a weekend to entice people in. I refused to do it as told her didn’t feel it was ethical trying to con people that the house was cheaper than it was.
After finally seeing enough and decide to pull the house off the market all together. I recieve an e mail saying should I put the house back on and 1 of there 3 viewers come to buy. They will put there fee in to be paid. Absolute joke.

They have clause in the small print on the back of their contract which means that way after you think the contract has expired and months after they stop advertising for you if someone walks in off the street they can still claim a fee. They said the contract was for months but in fact it is for years.
During the complaint this office even misled Countrywide who are their owners. I would never use this agent again even if they were free.
Check the small print but better still use an agent without dodgy wording in their terms.
