We would never use Cubitt and West to sell our House.
We purchased a property from them In December 2023 and we completed in May 2024. They made zero contact with us throughout the whole process, not one phone call updating us on the progress of our purchase. The only way we could get some sort of communication with them was via email and even then it took weeks for reply's...Even on the day of Completion it was us having to call the office to find out what happens and the next steps!
Kevin the Branch Manager is rude and un helpful- who again doesn't want to reply to any emails or call you back!
If you are unfortunate enough to purchase a home through them, check the date of the welcome Hamper they give you before you consume it as ours was 3 months out of date!
We personally would Avoid them at all cost!

We contacted Cubitt & West following an unsuccessful 6 weeks with another local agent. From the very start we found Kevin, Ellie & Kate to be welcoming & straightforward to deal with. They always kept us informed & we had a very good number of viewings & subsequently a buyer!!
We are over the moon, so here’s a huge thank you Kevin, Ellie & Kate for going above & beyond for us!
I would not hesitate to recommend Cubitt & West Rustington!

I was interesting in buying a property which is on the market with C&W however it is being sold through auction through iAMSold. I have personally never purchased a property this way before and had many concerns. I phoned back a month later seeing that it was still on the market and enquired to see if the seller would be interested in selling the traditional way. Turns out they were but there is a notice period of 21 days. As a chain free buyer, i was happy to be flexible and wait. I just needed to know if they seller would accept my offer and wanted to secure the property. I spoke to Kate on a Saturday and waited until Wednesday when i had to follow up time and time again to see what the answer was.
I understand Kate may not had known i was unfortunately subject to buy through iAmSold (as i later found out after following up) but what i would had appreciated was some honesty. A quick phone call to say, sorry there was some misunderstanding under the circumstances. Instead, I was left waiting and having to call myself several times before someone answered the phone (who wasn’t Kate) but the manager. There was no sympathy in his tone.
I found all this out with an aggressive sales call from the pushy auction company. I highly recommend you stay away from iAmSold.
C&W, whether it’s good or bad news. Honesty goes a long way instead of keeping people in the dark. Still no apology from anyone at this branch.

My husband and I are first time buyers and visited the Rustington branch several weeks ago to introduce ourselves and get added to the system. We were welcomed by Ellie who was absolutely lovely. She sat us down and made time to talk through with us exactly what we were looking for. Once she had taken note of our details, she put us in touch with a brilliant mortgage advisor (very experienced in first time buyers), and finally booked us in for a couple of viewings. This was just the start of an incredible service! Within days, Ellie began proactively updating us on properties that she felt would suit our needs - these were personable emails based on specific preferences discussed initially and real thought had been put into the selection provided to us. I want to state here that no other estate agent we have signed up to across Sussex (and there has been many!) has offered this level of service or commitment. Always speedy with her responses, Ellie has been such a delight to communicate with. Whilst we have fallen in love with a house marketed by a different estate agent, we just had to leave a review about the Cubitt and West branch because our expectations were far exceeded which has added so much excitement to our first time buying journey. Ellie, you are an absolute asset to Cubitt and West, and in the future we know where we will be going for property sale and purchase. Thank you again so much - Martine and Ryan

It is tough being new to the UK and also searching for a house, but trust me, Paige and Marcus from Cubitt and West made it so easy for my family to find a house and to settle in at ease. They kept me always updated on every step of the process and was patient and friendly throughout the process. The entire process to get a house was clearly explained to me and they had done a wonderful job following up on every aspect. I would surely recommend them to anyone who is searching for a house to rent in the UK also for anyone migrating to the UK, you can surely bet on getting an excellent house by contacting them.

Cubit & West Rustington have been amazing we went on with purple bricks originally and lets just say don't ever try save money as just shows you the kind of company you end up with !!!
Kev came out to us and reassured us he would help us get house sold and we would not have the same service we had previously with the other estate agent. We then had Kate come out to go over all the contacts she was very professional and helpful.
We then met Ellie she came to look at the house to do viewing we were so amazed that the first viewing she done we had an offer and she also had got us other interest. We have now sold.
They were the best so helpful all 3 off the team cant recommended them enough !!!

Deciding to sell my house was a big deal for me. I chose Cubitt & West based on the sound advice from James Sinnott. It was the right decision, within a short time I received an offer for the full asking price. The sale progressed with help from Oliver Stride and especially Andrea Arbon who worked tirelessly to ensure exchange of contracts took place in a timely way.
