WORST AGENCY in Reading, First they charge commission for every service, but their after service is very poor. They don't treat their customers nicely at all, Also once you check out the property they will charge plenty of amount randomly which is non deniable. They will charge you with check out charge, even if the room is clean they charge minimum of 50GBP. They will harass and take a lot of money once you check out. I paid 81GBP FOR THIS ATTACHED BELOW. THEY WILL CHARGE BUT THEY WILL NOT CLEAN OR PROVIDE THAT SERVICE TO THEIR NEXT CUSTOMER.... Read more

Within the poor experience that I had dealing with Hamlet Homes, I would definitely not recommend them to any potential tenants. I found them to be extremely unorganised, unprofessional, and to have poor communication and customer service skills. My advice to potential tenants would be to thoroughly research this lettings agency, if you are thinking of using them, as I wish I had done before I entered into a tenancy agreement with them.... The only reason I have not rated them with a 5 star is because understandably, they follow the contract to the tee and does not re-negotiate with the stated terms which have forced me to fork out some extra costs. If I could give 0 stars then I would - a truly horrific experience. I rented a student property whilst at uni with 3 other very clean, tidy and hard working girls. This was the worst year of my life and Sonia and Gary added nothing but extra stress to my final year of uni. My stair case collapsed, leaving us with no access to our only kitchen and bathroom which were both underground downstairs. We were promised this would be fixed swiftly and made safe for us, only to be patched up with pieces of flimsy wood 2 MONTHS later. We were given no compensation for this, having to climb down to use the bathroom and to cook. Sonia eventually gave up responding to emails, and they opted with the cheapest possible way of patching things up despite us hearing them discussing with professionals that it was a job that would cost thousands as there was rot in the walls and it was in no way safe. Around Christmas time our house was attacked by an idiot that decided to throw a brick through the window of our front door. Hamlet homes were called and did not get back to us for 3 days despite the police being involved and 4 young girls living in a now insecure house. This took over a month to fix because they took measurements for the glass incorrectly 3 times. It was in December and was wasting insane amounts of money on heating bills, which our landlord Gary had no interest in. We all went home at the end of December for Christmas, but which point the window was still not fixed and therefore our house was left unattended and vulnerable for 3 weeks. Aside from these large scale complaints, the service was generally very poor, Sonia would arrange to meet to do inventories or meetings regarding other things and then call to cancel half an hour after our meeting time because she couldn’t find childcare. It would take weeks to get a response to emails or calls and at one point we were given a fake number for the landlord. We had lawyers contact them regarding the stairs and door and they still refused to respond or take action. They also attempted to charge us at the end of our stay for items in the house that were there when we moved in, showing the don’t know their properties and they don’t care about their tenants at all. I would not recommend this company at all, and I honestly am baffled to see how they continue to run with all the complaints made and the fact that they have been taken to court over unsafe building structures before.... If I could give this zero stars I would - it’s an embarrassment of an agency and the staff are exactly the reason estate agents are given a bad name. After visiting this office I can honestly say the management of this site need to be ashamed. It’s so called ‘working’ staff are laughable and even with no other customer in the office they are unable to do a thing without ‘an email’ prior (apparently face to face sales and services is a dead art). If you are a landlord or a searching tenant I would avoid this company and quite frankly recommend ANY other agency in Reading - simply don’t waste your money or time.... Read more

When my shower had a leak they were quick to resolve it and the same goes for when there had been a radiator fault. When I first moved to Reading in Dec 2015 , I went with many agencies to rent out a property. To my surprise nothing turned out good for 20 days. At last when I walked to hamlet homes, to my surprise I moved into a good property in just two days with their kind help. Especially Sonia Kaur is extremely humble and very helpful person. I was going to write a strongly worded email of complaint about this agencies services, but now seeing the reviews i realise there is no point! Last week I traveled for two hours for a viewing where I was sadly left in the rain for 20 minutes outside of the property (under a tree trying to dodge the rain, with only a cardigan for protection - in order to give you the full sorry picture) waiting for my agent to arrive. I called the agency and they apologised and said that they will check to see if someone was on the way. I was told my agent would arrive in ten minutes. Ten minutes later no one had arrived and no one called to apologise or explain what had happened - till this day I STILL have not received a telephone call. I tried to call the agents back but they did not pick up their phones! I guess it was a blessing in disguise by the looks of the reviews - AVOID at all costs.... Read more

Deeply upset with the standard of the property that we have rented with this company. The staff are rude, dishonest and frankly incompetent. When moving in, our house was filthy, damaged and draws were filled with rat droppings. 3 weeks in and we are still promised contractors and cleaners who do not turn up. We have experienced financial loss and distress, amongst multiple visits from pest control. This house was not fit for us to move into, however the tenants are not the concern of this letting agency. We are seeking advice from our local council and following procedure from the Property Ombudsman. If you want to feel like you have no rights, then this is the company for you. It didn't start out well. However the matter was resolved very professionally by D.B. I was given the incorrect agency fees. Easy mistake since the house contained multiple rooms, which had different fees attached. It transpired there was miscommunication between the agents. Fortunately the breakdown of money owed was clearly invoiced which led a back and forth negotiation about fees I was unaware of. Websites like sparerooms/zoopla/rightmove etc will tell people about agency fees, however they neglect to mention check in fees (which Hamlet clearly state goes to Government implying they don't profiteer from it). In addition the person who showed me the property didn't mention anything about any fees at all. This misleading omission - which according to CMA31 breaches consumer law - was not brought to my attention until I had already paid my holding deposit. Thereby creating the impression I was trapped, since I was informed I could not get my holding deposit back (Breaching CMA31 6.8 & 6.12). I considered legal action for the lulz, because I was certain I could have got my deposit back in full for the misleading omission & aggressive practices. However Hamlet were the custodians of one of the better properties in Reading, and I wanted to stay there. Overall I don’t think Hamlet warrant the scorn they’ve got from these previous reviews. They proved to be amicable during the negotiation period. Rather than place scorn on Hamlet I believe it’s the entire letting agency profession that needs to be more honest about fees & the work involved to demand such exorbitant fees. I drove 4 hours to view two properties with them. One property was meant to be £550 pcm but upon arrival it was £675pcm. I then went to another viewing with the same company only to arrive to the property to find out the room I was coming to view had a tenant move into 2 weeks ago. Upon calling they office I received a "oh yeah someone was meant to call to cancel" and was then put on hold for 15minutes at which point I hung up. horrendous company. stay far far away.... One of, if not the worst letting agents there is. DO NOT go with hamlet homes, they will rip you off and ignore you as soon as you sign any contract with them. Through out the year they ignored all of our problems with our flat and didn't even protect our deposit, which they only protected AFTER we moved out. The USELESS landlord tried to keep some of our deposit which we of course disputed and eventually got back. Save yourself the bother, hassle and stress and do not use hamlet homes. They were very helpful at first, but awful when we tried to move out. We were treated very poorly by the agents, who will agree to certain conditions, and fail to communicate these conditions to the landlord. We were charged £100 pounds on top of the regular fees, for cleaning purposes, even though we had cleaned up to the satisfaction of the landlord, who shacked hands with me confirming everything was ok. I visited the current tenants, and discovered the never sent a cleaning crew. They just pocketed that money. Absolutely awful, and shamefully dishonest.... Read more
