Exceptional Service from Hamptons Caterham – Highly Recommend!
We recently purchased a property through Hamptons Caterham, and I cannot speak highly enough of the service we received, especially from Carrie. From the very start, she was a pleasure to deal with—professional yet real, striking that perfect balance of being approachable without trying too hard, which is something we really appreciated.
Throughout the process, Carrie was always incredibly responsive, replying to emails on the same day and making an effort to call back promptly if she was unavailable. She truly went above and beyond to ensure everything ran smoothly for us, making the whole buying experience remarkably simple and stress-free.
What stood out most was that our conversations felt genuine. I wasn’t just dealing with an estate agent—Carrie’s approach felt much more personal, which made the entire experience so much more comfortable and enjoyable. Her professionalism, combined with a real personal touch, is what set Hamptons apart for us.

Absolutely awful. Undervalued and only my insistance to market at my sensible price did they and it had offers over the value. They also had their own agenda with any offers. A friend rang to enquire about my house and was told it was sold when it wasn't When I questioned them they denied it even though she had evidence. Complained but done nothing until another complaint came in they said the people involved don't work at office anymore, therefore nothing could be done. I cancelled agreement and on evening before contract finished a buyer of theirs turned up on my doorstep ( incidentally they had suggested I speak to their buyer before end of sale)

I was looking to rent in Caterham, on a quite short notice. Hamptons had the best selection of properties, and the whole process was very efficient. I called in, and was attended by Dylan, whom scheduled two viewings for the upcoming Saturday (weekdays would have been hard for me). I made an offer on the second apartment I saw. By Monday we had agreed on price and started the docs process. I got the keys on the following Saturday, 10 days after my first call. The team was very professional and friendly, I am very satisfied with the result and confident that I didn't miss anything by expediting the process.

I never write 5 star reviews, as I am of the belief that everyone should provide 5 star service as standard. However I am compelled to write this review as the team of Hamptons have gone above and beyond any normal standard of excellent service. Indeed if 10 stars were available I would be giving them it to them. Denise in particular has been my support, my sanity and my unwavering sword in what can only be described as a battle to exchange. She has done her job and more and I can hand on heart say that we would not have sold our home and bought our dream home without her. Her incredible ability to keep calm and offer words of wisdom, steering us through an extremely difficult, complicated and stressful chain have been invaluable. I genuinely know we would not have made it without her, thank you Denise. Thank you also to Philip, Sara, Claire and the whole team at Hamptons who have all been wonderful. Very disappointing experience with Sara Al-Rabee. We liked a property with Hamptons and put an offer in on it. Sara was quite rude about the offer we put on saying it was far too low without taking into consideration the housing market in 2023. The offer got rejected and we ended up having back and forth with the seller via Sara to see if we could find a middle ground. Sara was never supportive of our position. Anyway the worst part came later. The property had been on the market for a few months prior to our first offer (with no other offers made) and even in the two month back and forth we had, still no other offers were made. We kept asking Sara why no offers had been put on it because on the face of it it was a very nice property and she kept feeding us stories about how it was because of the small garden or smaller kitchen. We finally got very close to agreeing on an offer with the seller and at the last minute Sara said “oh just one more thing to let you know before we agree the offer.. the property has had underpinning due to subsidence. Shouldn’t be an issue though so I’ll pass your offer on”. Obviously that is a massive issue so we withdrew our offer. Sara also said she would send us documents about the underpinning but never did. In our opinion Sara was dishonest and should have informed us of the issue right from the start and saved us 2 months of wasted time in our property search.

Hamptons Caterham dealt with the sale of our property efficiently and quickly. Advertised well, and the 'show team' were friendly and communicative. The house sold in a week and a half. For various complex reasons the lead-up to exchange was protracted and complicated. Denise Kavanagh, Hamptons Caterham's 'contract chaser/progressor', did an outstanding job keeping buyers at the bottom of the chain patient and on-track while hold-ups at the top were managed. Her communication and effort probably saved the day for us! Highly recommended company and staff throughout.

5 years ago We agreed with Hamptons to sell our home as the property we had put an offer on and been accepted was through Hamptons.
Within a couple of days the property we had agreed on was sold to another buyer for a higher cash price through Hamptons. We went ahead with selling our house through Hamptons / Caterham. Big mistake ! We found a buyer quickly but they did nothing to progress the sale despite the fact we were constantly asking for updates. The buyer eventually backed out but only after we had asked Hamptons several times to chase up on the delays. We put a complaint in about Hamptons agent because we found out the agent had not checked the financial details of our buyer who was clearly not in a position to buy our house as quickly as we had been advised.The case was investigated by the Branch Manager and no action was taken against the agent.
Unfortunately we were tied into our contract with Hamptons but gave notice to withdraw our house when the contract ended . After a change of agent within Hamptons a buyer was found 2 days before our contract was due to end.
We had found a new property through Saville’s/ Sevenoaks and did not want to lose this , so had no choice but to accept the lower price, so proceeded with the sale of our house through Hamptons.
Frankly if had not been for the efforts of our agent at Saville’s and our Solicitor we would have not completed the sale of our house and would have lost the property we really wanted. We were encouraged to put another complaint in to Hamptons but were so worn down that we could not face any more contact with Hamptons. We would never recommend Hamptons.

Let's be honest, estate agents usually get a bit of a of a bad of a reputation. However after dealing with Sara those reputations arent deserved at all... At least not in her case. From to start to finish my entire house transaction was a delight. Thank you Sara. I've dealt with many estate agents in my time and Sara was the first one that I actually felt cared.
Top service. I reccomend always dealing with Sara if you use hamptons in caterham. I didn't ask but I suspect she must be the manager.

The Caterham branch recently dealt with the purchase of our new home. It was a hort chain but came with its own unique challenges. Initially Sara dealt with the purchase for us and kept us well informed. Laterly Denise Kavanagh pushed through the sale when things were looking very dicey and we were close to losing our buyer because of delays with our onward purchase. Despite only joining the branch just a couple of weeks beforehand, Denise gained an excellent understanding of the situation and contacted all parties to get things back on track.
Stressful at times but all in all we would recommend Hamptons Caterham and especially Denise!

My Wife and I moved from West Wickham to Warlingham recently. Our Estate Agents were naturally close to the house we were selling. Sara Al-Rabee was the agent from Hamptons Estate Agents in Caterham and she was responsible to the the owners of the property we were buying.
You may think that this was irreverent and that our paths need not come close to each other. However, our purchase was beset with problems and Sara went out of her way to help, guide and advise us on an almost a daily basis. She was especially kind, caring and thoughtful whilst always maintaining a thoroughly professional standard. She did not need to do what she did, but she did it all the same. She formed a professional working relationship with my Estate Agent which without doubt ‘oiled the wheels.’ We believe that our difficult purchase went through with her help.
At the end of this process, she handed us the keys to our new property, and gave us a bottle of bubbly. What a kind and thoughtful gesture!
I would have no hesitation in using Hamptons to sell my property here, if we decided to, but would insist that Sara was the Agent in charge of it.

We recently sold our house through Hamptons' Caterham Office. Overall, the whole process and their service was well organised and professional. First we were looked after by one estate agent who has meanwhile left Hamptons, and during that time we had some issues because she didn't seem very motivated and she didn't keep the communication between the people who viewed the house, her colleague who did the viewings, herself and us flowing as she should have. Things got much better though when Donna Colston took our case on. She has been amazing: very responsive, professional, effective, skilled and always on top of the process. She kept us well informed and did a very good job in moving the transaction forward at any stage, especially by speaking to all parties involved. After we had accepted an offer, she would talk to the buyers, their solicitor, our solicitor and us regularly, she would know where everyone was standing and coming from and where there were issues left. This really helped the buyers and us to sort out issues, especially where the solicitors on both sides weren't very helpful, and to bring the transaction to a timely close.

We bought a house through Hamptons 18 months ago and unfortunately did not have a good experience.
1) We were told they didn't believe we could afford a property we wanted (probably due to our younger age) and we didn't feel like we were being taken seriously throughout the process.
2) The general demeanour was a bit arrogant and unfriendly throughout the process.
3) When we went for a 2nd viewing of the property we bought, we'd travelled down over an hour from London and after 5 minutes viewing the property the agent said he had to leave to go to another viewing, after he had turned up late. He also didn't have keys to the garage which was also unavailable on the first viewing.
4) They showed little/no interest in getting to know us and didn't think we were serious about buying the property. We originally lost out on the sale of them property as the seller liked the story of the other buyers more than ours.
5) I have sent messages asking for help on the paint colour of the property (I imagine they still have the sellers details) so we can do touch ups and have sent multiple messages that were never responded to.

I have been calling this branch all week to try and view a property. I was going to get the property, because I really liked it. I was going to stay there for years, and pay my rent every month.
We called on Monday and asked to do a viewing on Saturday; they said no because they were waiting to see if more people were interested.
I called again on Wednesday and they said they booked a group viewing for Thursday. They didn’t even tell us, and anyway we couldn’t go because we work full time.
We called again today, apparently no one has made an offer yet, but still they don’t want to show us the house on Saturday because the lady “doesn’t want to work on a day off”.
So yeah, this agency is VERY difficult to deal with and it makes it impossible to do viewings.

My family has been renting a house through this agency in CATERHAM for more than 3 years. Unfortunately I had a lot of problems and a very disappointing experience especially while moving out of the property in the end of tenancy this summer.
The agency, which was supposed to be a mediator in this situation and stand for both parties interests, failed and refused to do so, as well as they have failed to communicate any reasons, explanations or updates to myself.
The communication was very poor, quality and standard of work as an estate agent was very low. I had a strong feeling the agency was definitely not there to defend any of my interests as a tenant, acted with a huge prejudice and did not assist in any of the matters while I was moving out of the property.
The agency just pretended they were never a part of any letting agreement between the two sides and never were my agent. There was no help, no advise, no support.
I feel extremely disappointed and let down, I believe this agency’s working style is very unprofessional and definitely not in the tenants interests. Everything is swiped under the carpet and not dealt with. I consider my experience with this agency to be one of the most miserable and sad tenants/letting agents interactions imaginable.

Our choice proved to be the right one as they have made every element of renting our property and ongoing rent collection and maintenance an absolute breeze. They are exceptionally professional in their approach and were quick to find a substantial list of acceptable prospective tenants. They then used their wealth of experience to advise us on contracts, what should be included and how to go about the various incoming and outgoing tenant processes.
