I've rented my property through HMT for almost 8 years.
I’ve had such a positive experience with the whole team.
From the very beginning, the team has been professional, approachable, and genuinely supportive.
Communication has always been clear and timely, whether it was answering questions before moving in, helping with paperwork, or resolving small maintenance issues, everything is handled quickly and without stress.
What really stands out is how friendly and understanding Kim, Sam and the team are; they make you feel valued as a tenant, not just another number. It’s reassuring to know that if something comes up, I can trust them to sort it out efficiently.
Moving home can be daunting, but HMT will make the whole process smooth and straightforward. I couldn’t recommend them more highly to anyone looking to rent with peace of mind.

As a former tenant of a property that HMT looked after, I’ve been lucky enough for them to look after my own.
The communication from all in the office was great. If there were any hurdles to over come Sam’s suggestions are quick and to the point of what needs to be done. Janine on accounts is helpful with payments and on it to level the books and speedy with transactions.
I can’t praise them enough. As a family business Kim is really showed Sam the ropes of the letting market and has a great knowledge of what rules and regulations have changed. Which is very useful in the current situation.

?? I strongly advise anyone considering renting through HMT Lettings and Sales Cheltenham to proceed with extreme caution. My experience as a tenant was not only disappointing, but also deeply disturbing and unacceptable from a legal and ethical standpoint.
During my tenancy, the property manager, Mr. Kim Moore, repeatedly entered the rented property without providing any prior notice or written communication, while I was not present a clear breach of privacy and UK tenancy law.
On multiple occasions, personal belongings were accessed and photographed without permission. Even more seriously, private letters and personal correspondence were photographed without my knowledge or consent. These actions were caught on CCTV cameras installed both inside and outside the property, and evidence has been documented.
These actions, in my opinion, reflect a gross abuse of authority and a severe violation of tenant rights. Despite multiple attempts to raise these concerns, the agency ignored me and failed to take any responsibility.
HMT Lettings and Sales demonstrated a complete lack of professionalism, transparency, and respect for legal boundaries. Based on my experience, I cannot recommend this agency to anyone and encourage future tenants to thoroughly review their rights and take all necessary precautions if dealing with this company.
I have since terminated all communication with HMT Lettings and Sales and am pursuing the matter through the appropriate legal and regulatory channels.
Following one of these unauthorized entries, I noticed that certain personal items were missing from the property. I find it deeply concerning that these belongings were no longer present immediately after the visit by the property manager, who entered the property without any notice and without my consent.
The timing of their disappearance raises serious questions, especially given that the visit was unauthorized, took place in my absence, and no explanation or documentation was provided regarding the entry. As a tenant, this situation left me feeling vulnerable, violated, and entirely unprotected.

With it being my first rental, I have been quite unsure at points and Sam has been excellent at always being available to speak and provide much needed advice. HMT: A very trustworthy and hardworking bunch
As a busy husband, father and stepfather, navigating the rental market in Cheltenham can often be fraught with frustration and various other forms of relevant peril.
During a recent such episode, when the property that my family and I currently reside in was flooded following biblically heavy rain, Kim and Sam not only attended our property in person, they swiftly found us alternative accommodation whilst our property dried out.
Now, with necessary reparations made, we have returned to our property rented through HMT to find a bunch of flowers for my wife in a vase on the kitchen table from the team - a wonderfully thoughtful touch I’m sure you’ll agree!
Having dealt with several of their competitors over the years, I can say with some authority that the team at HMT are incredibly
helpful, responsive and I would be hard pushed to find good reason to go elsewhere.

My partner and I rented through HMT for a year and a half. I’ve been renting in Cheltenham for around 6/7 years now and could not commend them enough on how well they’ve performed. The staff are friendly and informative and it feels like they’re at your every beck and call, even when you feel it is a silly question. This is the worst letting agent I have never ever experienced during my 15 years rented life in UK. Mr Kim is the Owner of the agency who is very rude man never respect the tenants. His son is behaving very politely and respect the tenants better than him. But you must Stay away from this suit boots thieves, they never refund your deposit.
In my case they didn’t decorate my rented property during the last 4 years and finally when I am leaving, they didn’t refund the deposit and tried to keep the deposit to redecorate the house. They never ever redecorate the house, and asked me to do it when I’m leaving. Photos are attached bellow to show the condition of the house during my rented period.
Finally I made a dispute from the DPS and managed to get my deposit back. Thanks for the Deposit Protection Scheme. Hope this review will help others to protect their Deposits.

We were made to wait just under 5 months for a tap to be fixed which, by the way, took no more than 30 mins to replace. The tap was barely if at all secure to the counter.
Trying to blame us for damage which was present prior to our arrival, mould on the wall which we were told wasnt to affect anything post tennancy. We were told the windows were to be sorted/fixed as condensation was in the window (between glass layers).
We were promised new chairs, the ones that were offered had damage from general wear and tear. Trying to pin the blame on us for something we didnt even do.
Claiming any and all areas are poor quality. We cleaned the flat to the standard we saw it in on move in day. Part of a wall in the bathroom had paint peeling off it, peeling paint in a property the size of uni digs at the price of 775PCM.
We tried to clean the mould from all areas accessable within reason and it was clear the mould has beeb present for a longer time than our residency.
Very unhelpful people. Stated we needed a professional cleaning company when realisitically the 775PCM can easily be more than sufficient to pay for this post tennancy.
Btw 775 didnt include internet tax tv gas or electric. Most properties for that price incude extra things.
Im still trying to contact them if anything uve said is being considered. Yet again no response and very unhelpful.

After renting from them for a year, my opinion has changed. They took 5 months to fix something that took 30 minutes. I was told when viewing the property that the dining table chairs would be replaced before moving in. Unfortunately, this was not the case they are still in the same peeling state as the day I viewed the property.
They are not a great letting agency from a tenant perspective they were often so unhelpful and took ages to solve any maintenance issues within the property.
They are a joke.

Wow! I was not expecting that sort of personal drive and commitment but that’s exactly what I got from HMT. Nick Lake took every concern of mine and dealt with it professionally, calmly and sorted things out as soon as they could be done.

We had the pleasure of purchasing our home, where HMT represented the seller.
Although we weren't official clients of HMT, we felt that Nick Lake (who assisted in the sale of the house) really had us in mind as buyers. This wasn't expected but much appreciated as we have got a home we very much wanted.
As far as the smoothness of purchase, there seemed to be a good rapport between Savills (who were selling our home) and Nick from HMT. They kept things moving and helped us achieve our completion date before the stamp duty was up! Couldn't be happier.
Not the most obvious choice in town but were pleasantly surprised - thanks Nick and HMT.

Have used these guys twice now as a tenant and found them to be first rate on both occasions. Once in Montpellier and once in Queens Rd, friendly, relaxed and nothing was too much trouble. Kim is excellent and sorts any problems out without delay. Highly recommended

Regargarding Astrojet5 My 87 year old mother is the landlord of the property mentioned .This man owes £2000 of unpaid rent and then he has the audacity to demand his deposit back whilst harassing my mother with phone calls all day demanding his money.Kim at HMT has been very patient dealing with these people and has always given them 24 hours notice when letting delivery people in to install there white goods.
I would highly recommend HMT as they are very polite and professional.

Poor experience as a prospective tenant. First viewing was a no show. By the boss of all people. Called him and it went to voicemail, thankfully he did return it but if I'm honest I wasn't exactly convinced by the reasons given. I'll put it down to an I forgot. That's fine though, I know mistakes can be made especially during these difficult times so I gave them the benefit of the doubt and agreed to a later viewing. Unfortunately, both flats at Irving House had clear signs of mold/damp. When queried I was patronized and asked whether I did science back at school. I'll say no more, judge for yourself.

Tenants beware. Very disappointing and upsetting experience. Misleading information regarding maintenance of property and garden. Money deducted from deposit despite looking after property well and leaving in better condition than we found it. Expected to leave “as new” and assume responsibility for some property maintenance which doesn’t seem appropriate for rental accommodation. Having also been a landlord myself, I would not treat my tenants in this way.
