27 TROWBRIDGE GARDENS - Warning to potential tenants.
Rented this property through Indigo and have had a horrendous experience. Leaks left ignored from the roof and guttering for 8 months to the extent water pours through the ceiling onto our bed. Left with a bath that didnt drain properly for multiple months, with several contractor recommendations to fix ignored until the bath fully blocked again for the 2nd time. Gave access to 8 roofing contractors during the 8 months since reporting the leak, of which the landlords said the contractors were lying, exaggerating or were too expensive. We were blamed as a first resort for the bath pipework being insufficient and for the multiple leaks experienced during our tenancy. Tom at Indigo did his best to help us but continued to say that it was the Landlords discretion/decision and didnt push the repair obligations onto the Landlords. Eva was rude, unhelpful and unsympathetic to all issues we had which resulted in us inisiting on liaising with Tom. Indigo then confirmed upon Landlord terminating our tenancy on the grounds of selling (but now up for let at £100pcm more), that they would not be working with Chris and Sue Hodgkiss again due to their negligence of the repair obligations under the Tenancy, as well as being very difficult to deal with but they continue to work with them. The previous Tenants warned us of the same issues and we fear this will continue to happen. Landlords also live next door and will watch you 24/7, in the bathroom which overlooks their garden, as well as turning up without warning and again breaching the tenancy. Rogue Landlords who have caused us nothing but upset, distress and issues. Disappointed that Indigo didnt do more and lied to us about working with these people. Take caution if seeking to rent this property.

The advertising was very good, however communication was haphazard. Sometimes I received confirmation of viewings and sometimes I was provided with feedback. No single person seemed to have all the information. The sales price obtained was substantially below the estate agent’s valuation.

Due to the timing where the Bank of England were increasing interest rates every month and therefore money was becoming very expensive to borrow, I knew selling my property at this time would be a challenge. That said indigo stuck at it with many viewings and they found after a few false starts a sincere buyer. You can be forgiven for thinking that was that, but getting it across the line to the exchange of contracts stage is in such times a hard slog, not for me but for Julie at Indigo, I will be ever grateful to her for the persistence and perseverance in chasing the buyer’s solicitor to make thing happen. Sure it took ages but some buyers have reasons for delaying things, but Julie kept them reasonable. Without that it could have been worse. Thanks Indigo I will have another property to sell in a couple of years so you can rest assured you will be hearing from me.

We recently sold our flat at foxglove way through Indego residential. We are very happy how the team leader handled the sales of the property. She managed to sell the property very quickly. At the time of the sales of the property we were on holiday but did not have to worry because we had the faithful team was handling everything from clearing to selling the property.
Prior to that we were renting out the flat to various parties only through Indego Lettings.
Thomas Trew (Tom) was in handling Lettings. His work was excellent. Always found the right people to our liking for long terms. Not even a single day we had to worry because of his excellent performance.

Indigo indigo you saved the day !!!..indigo was my 3rd estate agents,we initially had connells which ended fairly quick due to locking my dog inside a bedroom when I had said the dog has free rein of the house butlocked her inside a bedroom with no means to getting water on a summers day..then there was haart initially started ok but when an offer was put in for the house we accepted and they dragged there heals over it for 4 months and the buyer didn't have a mortage on place after 4 months and the buyer pulled out.we was told lies and told what we wanted to hear.promised the world and delivered us a atlas springs to mind..then there was indigo I had told them all my problems I'd occurred and said all needed to sell the house quickly as I was buying a new build.bobby was the guy to come round and was very clear about getting the house on the market and arranged next day for photos to be taken,the house went live and we had lots of viewers which was surprises due the economy.maria then showed the viewers around she was very nice and was very efficient.we had a buyer within a couple of days agreed a fair deal for both parties..Maria pushed thru all the relevant paperwork within days..then we meet Julie.the sales progressor she was amazing helped me and my partner all the way thru everything she is the nicest most helpful person iv ever meet..Julie done more than her job for us her experience was crucial as ours was a complex sale.without Julie I don't think we would of got our new build property..honestly guys please use indigo there experience in all departments shone thru.thanks again indigo..especially Julie.

We highly recommend you to use Indigo when you are thinking of buying or letting a property as we’ve been dealing with them for almost 10 years, we bought our first house through them in 2014 and they helped us let out our house twice, and in all these occasions the process was very transparent, smooth and quick. The staff at Indigo are experts at what they do, always competent, and very helpful especially, Phil, Julia, Pippa and Terry.
If you are looking for a property to buy, sell or let in Luton don’t go to any estate agency, just visit or give Indigo a call and they will look after you incredibly well.

As a buyer they were good. 5 years on as a seller this has been one of the worst experiences of my life. With high inflation and countless interest rate hikes I decided to sell my property in November knowing there would be a small window for a potential buyer to secure an affordable mortgage.
It started ok with a few offers and then we got an asking price offer. My agent Tom was keen to push on even though we had only showed the house for just over a week and my feeling at the time was had we been patient maybe we could have had a better offer.
That said, I agreed to accept the offer and push on knowing the importance of acting fast in a turbulent market.
The buyer had a survey on the 18th of December and by early February still had not secured a mortgage or instructed a solicitor.
In the interim I was pushed to instruct my solicitor with Indigo knowing the buyer still hadn't instructed theirs. It later came to my attention the buyer had left the country for 6 weeks and not responded to enquires. None of this was put to me at the time and no one rang me to inform me or discuss options.
Early February my agent Tom decided to call me to say the buyer couldn't secure the mortgage rate he wanted and we should put the house back put the house back on the market.
I was fuming. I told Tom I wanted another agent and it was up to him if he wanted to stay on as a dual agent or not and that I did not care nor want Indigo any longer.
He accepted and put it in writing. There was no mention of any notice period.
Within a week Maria had taken over, secured ONE viewing and miraculously the asking price again after a 5 minute viewing. She informed me that the buyers were reliable as she had sold to a number of their family member before. Asked me to stop viewings with the other agent. After a week I was called and told the bank had an issue with the new buyer and they would not be progressing.
In my view this is an incompetent team and should not be trusted to sell anyone's home. They are now enforcing a 21 day notice period even though they have had amble time and opportunity to sell the house and I told Tom over 3 weeks ago I didn't want Indigo as my agent anymore. Very cunning and manipulative company. They have also put me in a terrible situation due to worsening market condition and being no further forward with a sale. No doubt I have lost out financially due to their incompetence.

Initially we had to deal with Maria which was a stressful process especially as first time buyers, she knew how much we wanted the house so she had the cheek to tell us if we did not go with their 'in house broker' the house will have to go with someone else, this of course is illegal and unprofessional.
On the bright side we did not have to deal with Maria for sales and dealt with Julie, she was professional, communication was prompt and we now have a lovely house.

Indigo were on the whole quite good, they sold our property very quickly. But not being as familiar with the property market as professionals who do it day in, day out, we felt that we would have liked to be kept much more informed about every step of the way and considering the amount of money they get paid, which is more than the solicitors, they don't seem to do that much and quite frankly it felt at times like Indigo were working for our buyers and not us as the sellers!!

The sales team in Barton Road were professional and experienced and stayed on the case all the time, keeping me informed all the way.

Initially, we hesitated to put our family home on the market as we had lived there for over 30 years, however, once we met Alex from Indigo and had our first meeting we knew we made right decision.
The process was explained in plain English throughout with no jargon. Every time we called we had our questions answered and dealt with efficiently.
Also as we were going through this sale and purchase during Lockdown the Team ensured the Covid Guidelines were followed so that everyone was safe.
Our daughter was looking for a rental property at the same time and Debbie in the Lettings Team helped her with getting her own home.
Everyone at Indigo made us feel at ease, kept us updated and helped us to sell our home at the right price. Thank you! We are now living in our dream home and location.
We would recommend Indigo to anyone selling or buying their property ????

If I could give this bunch of cowboys a zero I would.
We lost our the house we were buying the day before exchange due to the fact their sales progression person had not progressed our sale or made any attempt contact our buyer. Our buyer turned out to be nothing but a time waster and if she had bothered to do her job we would have found this out sooner and not be out of pocket in abortive solicitors fees.
We constantly had to chase the sales progression person via email and phone and only when we emailed her and saying we were going to contact the directors of the company over her lack of contact with us, she finally contacted us. We left messages for the agents who sold our house to contact us and again heard nothing from him.
This company gives it all the talk about what they can do but fail to deliver and their service once your house has been sold is absolutely appalling and the lack of customer care is shocking.
Avoid this agency unless you have money to lose as they will cost you money.

Used Indigo & I can highly recommend them for there knowledge of the local market & their expertise. The house sold fairly quickly but required an extra push from Indigo to get it over the line. I am very pleased with the result & the professionalism of their staff. Graeme especially, one of the other directors looks uncannily like Superman my son said he was half expecting him to pull apart his shirt & fly off. They all acted like superheroes. Thank you all. Very highly recommended.

Having struggled with Other Estate Agents in Luton we were glad we came across Indigo.
Once we'd explained to Jessica Mitford what we required with our tick list, she found us amazing properties so much so it was hard to choose though some were really outstanding.
Didn't think it was possible but Jessica manged to find us our dream home with all boxes ticked she always went the extra mile to make sure we'd be happy with our final home.

I am astonished to read some of the negative comments below (which appear to relate to customers' experiences as rental tenants), because in our experience, the sales team were fantastic. Very bad agency. I do not reccomend them,very route and unprofesional. When you rent with them,they don't care if something needs to be fixed in the house,they only want the money. I highly don't recommend them. They don't have any manners either,.....they should go back to school and learn how to behave in society ????????????.

My partner and I were really happy with the customer service we got from Indigo. Our estate agent Declan was knowledgable about all the properties we viewed, the areas, and the potential changes we could make to each property to increase their value. We also spoke with a mortgage advisor at Indigo who was really friendly and who patiently walked two clueless first-time buyers through the whole process! Finally, we were looked after by Julie who was in regular contact with us until completion. She was very responsive to our e-mails and calls, and went above and beyond we thought to speed things up when other parties weren't being so communicative. Overall, we were very pleased with Indigo and would recommend them.
