I recently completed the purchase of a property through JDW. Throughout the process Lewis was great to deal with - genuine, helpful and understanding. He organised access to the property for me a few different times, and at different times of the day and was always willing to help answer questions if he could. After what ended up being a very stressful final part of the process to get to completion - he even made himself available for me to collect the keys out of office hours - which I very much appreciated. I would definitely recommend them off the back of my experience.
The only issue I had was that there was information provided on the property listing, that was not accurate. We were 2 months into the purchase process when I discovered that the service charge amount provided on the property listing, was not nearly the correct amount - and was in fact actually 3x higher than what had been listed. Which was a bit of a shock. Luckily not a deal breaker for me, but very close to it.
Although JDW were just going on the information that was provided to them by the vendor - he had provided an inaccurate figure - it didn't seem like a very good reason that such an important detail was so far off what it should have been. Obviously the vendor should have ensured the details he was providing were accurate, but it seems the only way Sales can be sure of the details is to check them.
When I raised the issue with Lewis, he responded appropriately and apologised - explaining that the information provided by the vendor was what was on the listing and I was happy with how he handled it - I understood it wasn't his fault. But I do strongly suggest that the office management put in place a process for verifying the basic information provided by vendors about their leasehold properties before listing them - the length of the lease and the current service charges at a minimum. These are figures every vendor has available to them. They should be required to provide some sort of proof of them. Simply because these particular details have a direct impact on the financial analysis potential buyers do when contemplating the affordability of a property. The property was also listed with an 'allocated parking space' when there wasn't one. Accuracy matters. Property listings should absolutely be accurate.
If the difference in service charges had been a deal breaker for me and I'd had to walk away when I discovered the real number - that would have been 2 months of lost time and £'s invested to date - for both the vendor and myself. And although this might not be a 'common' situation that arises - if there was a process in place in the Sales Office to verify the information first with every leasehold, it would never happen. And that's something that is within the control of JDW.

I strongly don't recommend John D Wood & Co. Estate Agents Southfields. When they receive payment they are always so over-demanding but when they need to pay for you, their process are too slow. I don't believe that they protect the rights of the tenants.
