Used kirkhams to sell our property. I can definitely recommend them & Jess & Leah went out of their way to help & reassure me throughout!!! We had a few problems regarding the title deeds & I rang them daily for updates, they left me feeling reassured & took the pressure off! I called the Kirkham office in Chadderton on 26th September 2024 to enquire about a commercial unit they had listed for rent. I was told my details would be passed on to the landlady, Victoria, and that I’d receive a callback. After not hearing anything, I followed up the next morning (27th September) and spoke to an agent. He informed me that he thinks all the units are gone and hadn’t received any updates for months.
This raised an immediate question—why are you still marketing these units as available if they’re not? His response was vague: “I’m not too sure, but I think the units are gone.”
The uncertainty and lack of knowledge were frustrating. As an estate agent, it’s your responsibility to be fully informed about your listings, yet there seemed to be a lot of guesswork involved. This has been a poor experience, and I won’t be using their services again for any future business.

I would highly recommend Kirkhams Estate Agents.
Dave Newsam dealt with us from the valuation of the house to handing the keys over to the new owners.
We never had to chase anything up. Dave would always keep us updated.
If Dave did not hear from us, then he would email us and ask how we were doing.
Dave went above and beyond. We would definitely keep in touch with Dave.

If you’re looking for a friendly professional estate agent, Kirkham is the one for you.
You won’t get the pushy salesman type, just genuine advice and support.
Everyone that I’ve dealt with at Kirkham were brilliant, I couldn’t have asked for a nicer branch to have guided me through the letting process of my property.
I would highly recommend using Kirkham if you’re thinking about letting or selling your property.

After two years of property hell we chose Kirkham Property to sell our house. At first we used another agent whose terms seemed slightly better initially. Quick offer, accepted, then the buyer pulled out at Christmas. We then did some renovations and in summer invited Jay to return and revalue. He is such a great first contact with the company. Friendly, knowledgeable and eager to help us sell the house. It was on the agents website very quickly.
The agent handled the viewings, and in June we received an offer. Today is 6th September and we completed yesterday.
The agents have been so professional throughout. Minimum communication but available to help whenever I needed them. I’ve not had to go to the office so can’t comment. I’m not the easiest of people to deal with and give 5 stars to Sue Needham and her team.

I have been searching for commercial property and dealt with Ashleigh and Harry as an estate agent and a business owner I would give my customers a call back or update them regularly regardless of anything its been nearly 2 weeks dealing with these two but its me chasing them rather than them chasing business really really fustrating glad it was only a rental commercial I was looking for would never be buying from kirkham

The whole experience of selling a house with Kirkham Property ( Chadderton) was simple, efficient and effective.
The staff are friendly, helpful and do exactly what they say they will in a timely fashion. Communication by text, email and in person has been clear, informative and prompt. The people giving the valuation and showing round potential buyers were excellent. They listened attentively to what I said and presented the property accurately, positively and realistically. They have friendly, smiley dispositions and lots of personality.
Costs were comparable to other companies but the service made it well worth it.
I would highly recommend this company and this office.

This is the second time in recent years I've used Kirkham property in Chadderton. My experience on both occasions has been exemplary. My first sale was a commercial property, and more recently a residential property. The staff (with a special shout out to Sue and Jay) have been outstanding. Especially as through no fault of theirs, the sale took a long time due to probate etc, completing. I'd have no hesitation recommending them for commercial or residential appointments. Polite, professional and efficient. I wouldn't use anyone else.

Hi I am really annoyed how have been treated as a customer in the process of buying a property from Kirkham. I gave a higher price from what the asking price was and also said if you get a higher price from what I have given will increase my offer. On repeatedly ringing the sales person was told that they haven't been able to get in touch with the seller and once they have will let me know. So waited for a few days and rang them again on which was told that the property has been sold at a higher price and when asked that why didn't anyone let me know they had no explanation. I believe they just didn't want to sell me the property and have done a under table deal with another seller.

I had them round to value my property in November 2022. I sold it through another agent but let me tell what this agent did wrong. They ignored my first email request for a valuation. They ignored my first voicemail request for a valuation. Jay came to value. He seemed very professional but valued the property £5k less than it actually sold for. Not going with Kirkham Chadderton was an easy decision and the right one.

A really Nice Pub in a good position with very good parking areas! Lovely large open interior! Serves Very Good food and Fine Beers! Because it is a popular Pub it can get very busy at certain times of the week! The Staff were very helpful!

Sold our house with Kirkhams just over 2 years ago. Terrible from start to finish. Disorganised, dishonest and terrible communication I wouldn't recommend going anywhere near them. Moving house is stressful enough without having to put up with the extra stress of doing their job for them.

Chose Alan Kirkham as they are one of the most experienced agents on the market and always heard very positive reviews from friends/fam.
Fantastic service, Francine and Kath at chadderton office were brilliant in dealing with the sale of my home. My buyers pulled out at the last hurdle through no fault on kirkhams behalf and the ladies were quick to settle me down and 2 weeks later we sold again. Been in our gorgeous new home in Royton 8months now I'm just sorry my new one wasn't for sale with Kirkhams too as they were such a pleasure. Highly recommend for a friendly, professional service.
