I then made contact with Tony Boardman, the Branch Manager at Ryder & Dutton - Oldham, who has been an absolute professional from the start, Tony is courteous, always on time and makes time for people.
I must also convey my gratitude in particular to Laura Chadderton,-Senior Sales Negotiator, who has been fantastic from the start, going above and beyond my expectations, Laura has maintained continual communication with solicitors on both sides and keeps me constantly updated regarding both the sale and my next steps. I've recently purchased my first home using Ryder & Dutton.
I viewed a fair amount of properties and had decided early on that I would prefer to purchase through Ryder & Dutton if possible as everyone I have dealt with has been professional and extremely helpful.
During the process Amy Heaton was brilliant from start to finish, always keeping me updated and would also push things along/makes enquires for me if needed.
The whole team are very helpful and friendly and no request seems to be too much trouble.
Despite a blip with the solicitors early on (Thank you Laura Chadderton for chasing this up) the whole process from viewing to collecting my keys was completed within 12 weeks.
If I were to sell/buy again, Ryder and Dutton would be my estate agents of choice.

We accepted an offer which we thought was a cash offer I.e. no borrowing but it turned out a lender was involved. The lenders, via the purchasers solicitor, kept asking odd questions and as we answered one they raised another unrelated question. Ryan from Ryder & Dutton tried to determine why they were being so slow in dealing with the matter. It took 3 months to complete on a terraced property with a very long lease and we can’t understand the reluctance to accept our answers to their questions as they had the deeds etc.Ryan kept on top of the matter and remained very professional throughout. My mother died earlier in 2020 and once probate had been granted I asked 3 local EA's to value her property with a view to selling it through one of them. One cancelled at short notice, their appraisal was due the day after a bank holiday and the weather was great, can't think why they'd cancel without giving a reason!! Of the others, Tony the R&D Oldham branch managers approach was by far the more professional, he produced a written breakdown of the house and comparables in nearby streets with their selling price. He also produced a valid EPC which, unbeknown to me, had been done some years earlier, the other EA tried to sell me one!
R&D were quite a bit more expensive than the other agency and when I put this to them Tony responded within an hour with a concise and professional explanation justifying the extra expense so I went with them. One of the advantages was using a professional photographer to do photos and videos and I have to say these were outstanding, particularly after seeing a bedroom photo taken by the other EA at a nearby property with a car tyre in it!!
When the house went up for sale the market was “hot” and 10 viewings were arranged for the first weekend. In the event the first viewer made an asking price offer and having proved she had the wherewithal to purchase I accepted it.
Laura Chadderton was the appointed sales negotiator and I have to say she had her finger on the pulse and was constantly updating me prior to the sale and during it's progress. So Mike, Laura and the other staff I dealt with were all very much on the ball so - why only 4 stars?
R&D have a scheme of recommended solicitors called “contract ready” for which they receive a significant referral fee and both myself and the purchaser used it. This was a simple single transaction, vacant possession property and a ready to go purchaser yet it took 18 weeks from offer to completion. Why? I can identify probably at least 6 weeks or more when both sides solicitors simply didn't act or answer the other side. Laura, to her credit, tried to chivvy them along but with mine action only happened when I emailed them direct. With a more complex, chain type of sale I can imagine this dilatory service from lawyers recommended by R&D would be much more likely to lead to a failure.
So R&D as estate agents 5*, their recommended lawyers scheme 1*. Come on big bosses at R&D don't just look at the lawyers as a revenue stream, treat them as an added benefit for your primary customers. Impose some service standards and make sure they're adhered to. Win/win.

Recently attended a viewing held by Ella at Ryder and Dutton. She was already there before we arrived and was able to show us around the property with ease and professionalism. What was really nice was her ability to allow us the freedom to explore the house, whilst remaining close enough to answer questions- all of which she had answers for.

They managed the keys and completely took the stress and worry out of selling. We were kept completely up to date on the phone and by email.

It took 4 months from the buyer making an offer to completion with no reason given.

Having acquired numerous properties within Oldham, I have dealt with Ryder & Dutton several times, however my latest acquisition was one of my best experiences.
As a party to either buying and/or selling a property it is always stressful however on this occasion I was extremely relieved not to have had to go through this. I had the pleasure of dealing with Laura Chadderton, in all honesty, she was fantastic, recommended a local solicitor “North Ainley”.
Having also completed an acquisition earlier 2019 which had been extremely painful and difficult this experience was a massive relief.
So made this an exceptional experience for me.. was the customer facing ethos shown by Laura, kept me posted/ updated with information/ due dates, what was required, what the holdups were etc. Nothing was too much even when things were a bit delayed from the sellers side and I was pushing to complete before Christmas, Laura advised against this, correct advice.

Liz has been excellent in keeping me informed and has always answered any questions I may have. She always has a friendly manner and puts the more complicated things in a way that I understand.
Peter has been brilliant as well. Finding a mortgage for me wasn’t easy but he has worked something out and within a few weeks I will be a homeowner. I started off with Caroline as my advisor who dealt with my case- without any warning she stopped dealing with my situation, which is probably why I found it hard to get a response to start with. But as soon as Laura took over my case, I would receive updates even when it was to just tell me that she has been chasing.
It did take over 5months to get my house! Which was very annoying but that was due to the actual sellers as they were having a family squabble, but Laura never minded when I called to ask for her to chase and communication was always great in which she would call me herself with updates too.

Michael agreed to hand back to the previous agent without charge if the previous agent's client wished to purchase. In our experience, Ryder & Dutton staff proved to be personable, professional and kept us fully informed at all times and although the previous agent's client did come back & complete, Ryder & Dutton remained true to their word and did not charge. Have to say that I was really happy to have met Ella when I was doing a house viewing a couple of weeks ago. She realised that the type of house I was viewing wasn't right for me, and made some suggestions which were just outside of the budget I had set, as I didn't think I could afford anything that was move in ready. Ella listened to what I wanted from a property and made a suggestion that I meet with a mortgage advisor (Pete), an appointment was made and I am most positive about things now, by just raising my budget by a little will get me a home that I can afford and not have to spend thousands on building work etc. I viewed a house this past weekend, which I can actually see being apossibility, I just need to work a few things out, and Ella has been great in getting me to this point. We sold our property through Ryder and Dutton, things started out well. However at completion, when the invoice was generated, the incorrect figure was given to my solicitor, meaning there is an outstanding balance which has to be paid by us as soon as possible. Given that moving house is expensive enough, I have to find £336 to pay them back. Not happy and wouldn't recommend using these estate agents. It's always hard to get through to the office as they are short staffed - which Rosie admitted last week - customer service falling short.

Fantastic service from start to finish would rate these guys 6 stars if it was possible! Recently bought my house and all the staff at the Oldham office were brilliant and kept me up to speed every step of the way, they did all the leg work so I didn’t have to be chasing things up all the time as I’ve had to before. Peter arranged my mortgage and got me a deal I was more than happy with too. They literally made it the least stressful move I could’ve hoped for, special mention to the manager Michael who went the extra mile at every opportunity to make sure everything went as well as it did! Well done Ryder and Dutton a refreshing change to the norm!

Worst place ever applied to rent a house,they told me i should submit my document and also bring a guarantor after done all of that start waiting for their call, went there two weeks later they said i should still wait, three weeks later i went there again .they told me the house has been giving to some 1 else one month ago. No apology .they not helpful on the phone cant recomend.
