I contacted this branch to give me a valuation of a property I own. I had a good honest chat about what I wanted with David jones the valuation manager who said he would get back to me within a couple of days. I heard nothing so after 5 days a contacted them again but conveniently David was out of the office so I asked again if he could contact me. What a surprise he couldn’t be bothered to return my call.
Avoid using this branch at Wakefield because they will let you down. Very very poor.

I would give 0 stars to this estate agents especially Janet Higgins she is very rude and abrupt. We got paper work done within 4 days and she still saying we are taking time with the paper works especially when bank holiday approached. She also blamed us for putting different amount of bids which shouldn’t have a problem with her but she had a problem with that she is very racial discrimination against colour people.

Easy to arrange a viewing. Got a phone call to confirm the appointment but the guy that came had no information or idea about the property. He said he was there to open the door and that's it. Not exactly sure how that's meant to entice me to buy the property or use their services going forward, but there you go.

I've had a really positive experience with Wakefield Reads Rains in selling my mum's house. Everybody was friendly and efficient throughout the whole process. Whenever the inevitable twists and turns came, Jack was always ready to answer queries and check things up for me. I am really grateful for his calm professionalism throughout.

Overall, I would say it’s been a good experience..Samantha and Claire have been very helpful.Professional and supportive, ensuring they meet the needs of their clients. I rented a property through this agency. Keys were handed in with hours of delay, even though landlord specifically said "hand them the keys", the way the representative talked was aggressive at first and then superficial, the keys, I had to go to the agency, not handed at property, no meeters handed, even though again, landlord specifically asked so. Given my previous experience with other agencies, not so good. I give 2 stars because there was a bit of professionalism from Samantha, but I would give 0 stars for Claire.

Sadly no option for zero star. Had the misfortune of trying to purchase a property with them. After having had an offer accepted they then decided to inform me of a cost i had no option to but to pay as a buyer even though had multiple times to declare it should they have wanted to. Disgusting post complaint service. I would never buy, sell or have them involved in any property. I read in other reviews how bad Janet is. Absolutley reaks of desperation dealing with her. Didn't inform me correctly of charges and made accusations regarding the tenant with zero evidence to support them. Then when questioned as to why she din't inform me of the charges puts the phone down like a sulky child. Couldn't organise an xmas do at Tetleys as the saying goes.

Staff are lovely here, really friendly and actually help and guide you through what can often be a difficult and stressful time. Claire was wonderful, she kept me up-to-date at all times and went above and beyond on numerous occasions. My experience has actually changed my opinion of estate agents / letting agents. Reeds rains were a cut above the rest and I would 100% recommend them.

Sadly having an offer accepted, Reeds Rains in Wakefield then chose to inform me that I had no option but to pay them £96 for two AML checks. This had never been made known to me on viewing or offer. I offered to go to their office and provide ID and proof of funds which apparently although every other estate agent in Wakefield I have dealt with can, they cannot accept.
Also in a phone call when they asked what I thought of the property? I mentioned the exceptionally polite tenant had told me it was cold and the storage heaters were not good. The rep from Reeds Rains informed me that he was doing it so the property would not be sold, however, did not provide any evidence to support her arrogant claim. I will never buy, sell or use them as a lettings agent. Bloke who shows you round is a nice chap though.

Reeds Rains helped us immensely in our moving process. We had an incredibly short time to relocate half way across the country but Sam and Claire at the Wakefield branch did a great job helping us every step of the way, with fast and clear responses whenever I had questions.
I would definitely be inclined to go to this estate agents again if I was moving in the future.

We purchased a house through reeds and rain and was unfortunate enough to have Janet deal with it….to be honest we found her very rude and condescending her customers service skills are very poor
Buying a property should be a good experience, it’s a big decision and not one to be rushed we found Janet very pushy
We requested that Janet didn’t deal with the sale, Scott ended up taking over and dealt with things in a professional manner….
I would recommend Reeds & Rain but stay away from Janet!!!

This review was made days after moving after pressure from reeds rains to leave a review. I will be updating and leaving a new review after 3 years of experience but I cannot in good consciousness leave this review as is in case what has happened to me happens to anyone else. avoid this company at all costs.
We had to move quickly due to quick sale of a property. Lucy Sherwood quickly found us an excellent property, fairly priced, ideally located for my partners work and even catered to my mobility problems. The landlord and landlady are so nice, honest and welcomed us to make their property our home. We are also first time movers and Lucy made the process extremely easy and efficient including setting up utilities and essential services. I highly recommend choosing Reed's Rains if you want a stress free experience and friendly welcoming staff.

Abserlute joke. Went to a viewing on the 13th. We was told we would receive a phonecall the following day. Heard nothing. Chased it up everyday from the 15th - 19th to finally be told that they have gone with another party.
Myles was the person who was dealing with our application. Every time we tried to contact him we get told "its his day off" or "he's on annual leave" but yet the property he took on (its made out like only hes can deal with that particular property) has being offered to another party? How is that possible when he's apparently had every day off since our viewing?
Wouldn't recommend to the homeless, clearly unprofessional and lacks the ability to communicate. Still yet to hear from myles

This is the second time we have collaborated with Reeds Rains Wakefield. We have just rented a property promoted by them and I can say that this time too the experience I had with them was no less than extraordinary.
In general, I dealt with Myles, who did everything possible to make this process as simple and fast as possible for us.
Although I probably stressed him with a lot of phone calls and questions, he was always impeccable from a professional point of view, always being very kind and helpful with any requirements.
I could say that I recommend them but I don't, they recommend themselves through professionalism and the quality of the services offered, which is far beyond expectations.

Glad I’m not having a sale going through this branch with how rude the phone operator was - Janet. Rushed off the phone and hung up on me as well as speaking to me extremely abruptly and in a condescending manner. Really not needed when enquiring about a house. I will definitely not be using them for listing my house and would avoid using them for purchasing too.

I popped into reeds rains Wakefield branch on bull ring desperately needing a home, I went in not expecting much because I have an IVA and many letting agents wouldn’t give me a chance but I spoke to Claire and she heard me out and she told me there and then she wanted to help me!
Within days Claire had found me several properties to view and I found one that I loved and Claire spoke to the landlord, explained my situation and within 2 weeks of me calling into see her I’m now in my own property!

Big mention to you, you’re lovely attitude and the banter we were having! Cant wait for my contract to end with them and move on and try recover from the financial hole they've put me in. Claire, Sam, Scott and Matthew were super-friendly both on the phone and face-to-face; they were always available to contact and answered all my questions quickly and efficiently. We moved up from London which meant that we were unable to view properties in person and were naturally a bit nervous about this. We had recently had a poor experience with another estate agent. The difference with Reeds Rains was like night and day.
David came to value our house. He was smart and approachable. He gave us an honest assessment of the pros and cons which we appreciated. There was no pressure and no bs!
Once we signed up we dealt mainly with Janet . She always answered our questions in an honest way but never made us feel like our questions were stupid. She kept in contact with us and made us at all times and really guided us through the process.
Personally I would not use the solicitors that came as a package again due to communication issues.
I would definitely feel very comfortable using Reeds Rains Wakefield again or recommending them to others.

Well where do I begin. I don't generally leave reviews in Google but RR have been brilliant.
We dealt with Sam who has been incredibly helpful and explained to us details about renting we were not made aware of by Richard kendal (previous estate agent we rented via) such as break clauses in contracts.....basic information that should be relayed to renters!
I.also like the fact that you can log any issues at any time via an online portal or via a helpline. Other agents have not had this facility.
They allowed us to look at the house a few times to measure up etc and the landlord has said we can make the property our own

Whilst most companies appeared to be working slower after re-opening after lockdown Reeds Rains were the opposite. If anybody and I mean anybody requires the need to rent a property please do not and I seriously mean this do not use Reed rains they are the worst estate agents I've had the horror of dealing with. Me and my partner rented a property only 9 months ago we have no children and no pets and work long hours and spent 3 days cleaning the property yet they have pulled it on every silly little mark which I may add were probably there when we moved in and I believe a reason to keep our bond. I think this is absolutely disgusting reed rains you should be ashamed of yourselves. So my advice is to anyone renting from these thieves dk not go to any special lengths to clean a house you were renting because they will rob you if your bond regardless in fact you might aswell sell the kitchen and all the fittings to make up for the stress that these rip off merchants put you through

When I called and spoke to Janet to view a house she rightly asked if we had ours up for sale yet. The reason we chose Reeds Rains was the exveptional customer service and honesty which started with Janet.
We had quite a difficult time with the sale and all the ladies were brilliant .When we had a problem they would always try and sort it out they remained honest and always called us back even if they hadn't got any update.

Having become seriously frustrated and feeling utterly let down by several estate agents, we were contacted by Reeds Rains to sell our property and I was reluctantly persuaded to allow Lisa (branch manager) to come to our home to "talk" to us. At our meeting, whilst remaining polite, I gave her a hard time challenging everything she said and promised. I disparagingly told Lisa that as far as I was concerned - estate agents knew how to "talk the talk" but failed to"walk the walk", as no other estate agent had delivered during their time as our agents. Lisa remained professional and calm throughout and said she was confident that she could sell our property if we could trust her to give it one last try. She promised all the things we had been promised before, but somehow she made me believe in her and her team (about whom she spoke so highly). It felt different right from our first meeting and from that point onwards Janet has been our personal agent and not once have I been given a chance to doubt her or the team. Even when I have phoned the office, the other team members have given me confidence that they're familiar with our circumstances and I left messages with a feeling of confidence. Within 3 months we received our first offer and within 5 months we had received 3 offers. We are nearing completion of our sale and all that is left to be said is -- thank you to Lisa, Janet and the team -- you proved you could "walk the walk" !!! Fantastic service, excellent communication and you helped us to "hold our nerves" during the difficult times.

Nisha Bharath, the mortgage advisor at Reeds Rains Wakefield is excellent - she was really helpful in helping us to select the right options for us in terms of our mortgage and life cover. Nothing is too much trouble for her and she really helped us to save as much money as possible, keeping us informed every step of the way.
She is totally professional whilst still being incredibly warm and friendly - I can't recommend her highly enough!

Fantastic service didn't think I would get a mortgage but Nisha sorted this out for me and was there every step of the way even when everything seemed impossible she sorted it out would highly recommend Nisha Bharath to anyone considering purchasing a property and needing a morgage advisor. All Reeds rains staff teat you as a individual person and not as a number and always give you piece of mind.

Reeds Rains Lettings LTD - I will try again as you keep flagging up my google review and having it removed, I am a legitimate customer and i have the right to give my feedback on your services but yet you persist on removing my reviews, I have been dissatisfied with your service from day one and i have legal right to review your service.
BAD Service , BAD Letting agents
Take your money and offer nothing but complete and utter misery!
1. As a tenant who has never missed a rental payment or delayed a payment in many years of tenancy with them.
2. Repairs / Maintenance
This is run in another city Manchester Repairs. Sorry everyone if you need to get a name they may not work their very long so the next time you ring your out of luck trying to get hold off the person you spoke to last.
3. The Complaints Procedure
Customer service, is basically pointing the finger at the landlord, contractors anyone really but themselves. They send inspection letters that are a templates and are demeaning and condescending making you feel like a child. There complaints procedure given out to me was 3 years out of date
4. Inspections
I have had inspection reports like leaking roofs, guttering, mold, electrical wiring unsafe. Seems they are powerless over the landlords obligations and do nothing in an emergency even when gas and electrical safety is concerned.
Its seems today Reeds Rains Lettings are in many areas of the country leaving little or no choice for tenants but to re-let with them or struggle to find a property in your area.
Really know-one no's whats going on and renting from them has been without a doubt, the worst experience i have ever had in my life .
Tenants Beware of this letting company and i really mean this BEWARE! This is the second home i have let and the second time i have had major issues.
