Very friendly staff but so many issues as a renter.
We moved into a rental property end of July. Property was not clean on move in date, after being pushed back to allow for this, and no inventory was complete by themselves so that an agent could confirm this.
There was some ceiling work which required contractor attention, it was weeks of chasing for an update on this with promises to be called back with zero follow up.
The property is gated with key fob to access the car park, we were told on the drive to the property the key fob they have is broken and they would not be able to provide one straight away. 3 months later we are still calling up with the same answer of "I will chase this and get back to you" with no call back until we call again. Access to the property is a standard expectation when renting surely, and a lot of the things we have had problems with are the bare minimum we are having to chase constantly.

Absolutely shocking Company, avoid at all costs. They have let a property out for us and could not do enough to get our house on the books. After service is non existent. I have sent several complaints one is still with the Ombudsman. One still ongoing which is pages long. Their responses contradict. We had to evict our tenants due to non payment of rent and they have been no help, they tell lies, treat you like idiots and think they can fob you off. We are thousands of pounds out of pocket and they are just not interested, trying to put the blame on us. We had full management service, they have failed in some of their obligations yet are skirting round their issue and blaming everyone but themselves. Senior management just don’t get involved, there is absolutely no compassion, no interest the only thing I can say they are good at is taking your money. I would give them “0 stars” but unfortunately it will not let you post hence the “1” star. One very dissatisfied, angry customer that is not going away quietly!

Absolutely outstanding estate agents.
I bought my dream house from WillamHBrown, they were an absolute dream to work with. Sophia got us a fantastic deal with a new mortgage and took the time to go through all the details and find us the best price, she was friendly and easy to talk to. Lucie was absolutely fantastic too. The vendors solicitors were appalling at getting back to me, but have no fear cos Lucie is here! Lucie was on the case, chasing them every day (probably every hour ha) and made sure I was updated that same day. If I was ever stuck with anything, I could quickly email Lucie and I knew she was already on it. She was so polite and down to earth. I wish I had used William H Brown to sell my house with, as Purple Bricks were terrible.

Went for a viewing, spent £32 to get there only for no one to turn up. Had no message to say anyone would be coming or if anyone was running late. All for a property that’s been up for months in an area where they’re taken in days. Avoid at all costs.

Avoid at all costs, very unprofessional, read the small print before signing your contract when selling with them. Sold a house and they took it off market not doing all there compliance checks of a ltd company, messed around for over 6 months and could have had another buyer but they decided to take off the market immediately. Buyer pulled out after 6 months of ongoing mortgage applications. William h brown showed no interest to sell the property or market it properly. Save your money, used richard kendall and sold within 6 weeks for a lesser fee as a bonus.

Absolute waste of time William h brown Wakefield branch, would never use this company again terrible service travelled 3hrs to view a property for sale, a guy rolled up and said we might have a problem and drove of left us stood in the rain with no explanation rung the office no one picked up 3 days later no one has called to explain and apologise.
If thinking of selling with these I would think again AVOID

My house was on the market for over 6 months before I took this off the market due to personal circumstances. During the time I had it on the market I felt I had to push the agents to try various things. Communication was not always great. I was not happy with the phographs taken and had to provide a few of my own and later asked for the portal video to be added and new photos. I do not feel my property was promoted and I am not confident that it was sent out regualrly to potential buyers. I had asked for properties to b sent to myself however I only ever received one email with properties which made me think perhaps my own was not sent out. I would email but not always get a response and was constantly having to chase things up. For example when it initially went on the market I was requesting a For sale sign which took a few weeks and again had to chase for it taking down when I came off the market. I am aware that other companies ring up when there are new properties that may be of interest to potential buyers however I never had this from William H Browns. I just was not filled with confidence that they did everything they could to promote my property and when I am in a position to get my property back on the market I would definitely try a different agent.

Terrible service - we called the office as we could not find the flat we were supposed to view(we had the postcode but no number for the road was provided), lady on the phone was extremely rude and unhelpful, kept saying that they had a lot viewings already booked for the flat and did not help at all. In the end we did not attend the viewing as we could not find the flat. Avoid.

I am deeply disappointed with the service provided by William H Brown. We were approved to move into a house managed by them, only to be blindsided nine days before our scheduled move-in date. Upon calling to confirm the details, we were informed that the landlord had decided to sell the house a few days prior, leaving us scrambling to find alternative accommodations. Not only was this lack of communication unprofessional, but it also caused unnecessary stress and inconvenience. It's unacceptable that we had to initiate contact to discover this information rather than being informed proactively. Moving forward, I would caution others to think twice before trusting William H Brown with their housing needs.

You get passed from pillar to post. Really incompetent and lazy staff, slow processes and systems. As a landlord I dont have time to chase them continuously for things they should have sorted out weeks ago. They let the property to a person who trashed the flat and now I am struggling to get my deposit back.

I was left with an £800 bill with nothing to show for it! Don't be taken in with their false promises, the worst estate agents I have ever dealt with!!

Fantastic experience with Dominique who valued the property and got it on the market for us. She was the most professional and proactive of all the agents we met and her sales team was great in doing viewings, finding a buyer and then another after the first sale fell through. The sales progression team is another story entirely. There was a total failure to progress the sale and make sure solicitors were doing their jobs which meant a sale to a first time buyer dragged on for weeks and weeks longer than either side hoped and we incurred unnecessary additional insurance and council tax costs. In the end we took over all progression directly with the buyer and cut the agents out. It was only then that we saw progress and completion within less than 2 weeks. Would never do business with this branch again as a result. The panel solicitors they recommended were also completely awful and should be avoided (Gilson Gray). WHB took no responsibility for this recommendation and were not interested in hearing feedback on our experience.

Absolutely avoid this company if you are considering renting a property. The service is shocking at best and have literally lost over two thousand pounds with terrible management. I opted for a fully managed product and as it’s spit through H Browns and Sequence that they don’t even communicate with one another and then blame it on the other department. Please please look for other letting agents and save countless days of stress.

Seems I gave this five stars years ago when we rented a property through this estate agent. Time to rectify that, I think.
I could write an essay on everything that went wrong with them, but I'll summarise to the best of my recollection:
It started with one of their Liverpool staff contacting us via text and asking if we'd "like" our rent increased. Originally just by 5%. We agreed.
Around two weeks later, we were told by her that she meant 15%. Asked us again if we'd "like" an increase. After much deliberation to determine what we wanted to do, we conclusively said no.
A week later, she asked us if we'd changed our minds. Because of course we must have. Silly us for making a difficult decision.
While explaining yet again that we'd already agreed to a 5% increase but refused to agree to a 15% increase, and that the liability of that agreement lies with the person that agreement was made with, the staff member simply hung up. Excellent professionalism.
Later discovered that it was that staff member at fault for the 'misunderstanding' in the first place.
They ignored our notice (emailed to their offices, sent via registered mail, and sent to the landlords).
They then tried to demand payment. This is over a month after we'd moved out, and landlords had moved their relatives in. Oh, and they, in fact, owed us money. Of course they didn't tell us that, the landlords did.
It took them countless emails to various branches (William H Brown is but one head of this hydra) and offices to sort out. Despite repeatedly providing evidence of and confirmation of receipt of our notice.
And the time for them to sort it all out? More than two months after we'd moved out and more than a month after our lease ended.
During which we were also phoned and asked if there's a carbon monoxide alarm, in a place we'd vacated over a month before.
Which reminds me. They will text you to ask about appointments with various bodies such as electricians, plumbers, certifications, inspections, etc.
Of course, you can text them back, but they will never respond or in any way acknowledge receipt of your text. They will ask you, the tenant, if the landlord has made an appointment. Why not ask the landlord? Courtesy is not exactly their forte.
So, yes, they kept over £1,000 of our money (deposit and monies owed) through the Christmas season, during the cost of living crisis :)
Imagine if we depended on it.
My advice if you deal with this company: document everything. Get everything in writing. Go the extra mile to cover your bases. They absolutely do not have your best interests in mind.
And, clearly, there's no love lost between them and their landlord clients either.
We documented everything. I strongly recommend you do the same.
And don't rely on getting your deposit back quickly.

Sofia kept in contact throughout the whole process so we were well informed and kept up to date. We highly recommend Sofia.

The lady that valued my house was lovely she went through everything in great detail. That's where the good ended. My house was empty - (no one living in it) WHBrown said they will do all the viewings. Out of 7 viewings they did 1. And at this viewing they left a light on in a back room. If it hadn't of been for a viewing the next day done by myself this light wouldn't of been found on. (The price of electric Nov 22 is not a laughing matter.)
I did receive an offer on my property 20,000 /25,000 below the market price. I declined the offer. I never heard anything again from WHB regarding this offer. In total I was very disappointed with the service I received from Browns. If I do decide to sell in the future I will definitely use a different estate agent.

Absolutely diabolical. Not very good property management what so ever. The store to the property management is really bad communication. Does not reply to emails. Constant ignorance and even when a complaint was raised with enough evidence to prove they were not managing my property and ignoring my emails, the complaints team were even very rude. They changed my tenancy contract from fully managed to rent collect without consent. Didn’t keep up with inspections on the house during my short time on fully managed. Took weeks to get replies for issues with my tenants and faults. Didn’t chase up when the tenant was breaking the tenancy agreement. I don’t know what they did when managing my property but it wasn’t what my new estate agents does which on paper is suppose to be the same thing.
They charge for all sorts of fees that no other lettings agency does!
Would not recommend at all!
The only good experience I had was with the deposits department and accounts departments. Very friendly and helpful!
I’m now with a different lettings agency and they work above and beyond for their landlords and tenants!

I was disappointed with the flexibility of the offering to landlords here. Most estate agents will flex based on a landlord requirements.
I was looking for a reduced version of 'tenant find' and was surprised to find that they have no options in relation to this even for portfolios. Attitude was quite dismissive.

If your thinking of renting a property AVOID this branch!!
Rented a house through them for a year the inventory wasn’t completed correctly and the moving in paperwork was sent a week after move in.
A year later we have moved out and have been chasing for our bond back for nearly 2 weeks it’s got to the point where the landlord has had to physically go into the branch to demand they pay us and get it sorted.
First ask for email with bank details to request YOUR bond back which is just crazy to me then ignore that send a further 4 emails no response.
Call them and if they recognise your number they won’t answer so you have to ring of withheld, say they don’t manage the property it’s find a tenant only but they took the bond of us :/ this branch are that lazy and shocking they give you number for deposits at head office so you call and they know nothing about it because the branch have not requested the money back or let them know.

1 star is too much! Our now new home was on sale with WHB. After days of trying to get through on the phone we had to go into the office to speak to someone. There were phones ringing and lots of staff sat around but seems answering the phone is not a priority?!?!? They never return calls don’t follow up with offers made or questions asked. Even the sellers said they were rubbish. If it wasn’t for the fact that we had the contact number of the seller we would never of made any progress and negotiations were done directly with the seller because of this. I’m not sure WHB even know we’ve moved in! I would not sell a shed with this company let alone a house. AVOID!!!!

Not the best experience good at getting your business then communicating following this was poor. We pulled out of our sale as we could not find a property to downsize to, they never sent us one and they had some which we booked ourselves, trying to book to view properties was also difficult at times. I would never use them again or reccomend them.

Sad to have to write this but following a very poor experience I feel like I have an obligation to others. I was trying to purchase a property with them, however after months of trying to get the purchase through we were finally informed at the last minute that there was a fire safety problem, which transpired to be that the building was covered in Grenfell cladding.
To make matters worse, it became clear that this was known about before we began to try and purchase the property. At point this was disclosed the purchase became impossible, and we were forced to pull out and incurred over a grand in solicitors fees any other costs that we cannot get back.
Whilst I would like to give WH Brown the benefit of the doubt, I am sad to say that they are still listing properties in the same development (Navigation Warf, please steer clear) for sale. I find this very hard to justify, as they are basically either wasting people’s money on legal fees for properties which are unsalable, or trying to hide this fact and leave the next owner to pick up the pieces. Either outcome is clearly not on.
I have asked them directly if they plan to take the other properties down, but have not had a response.

Had a harrowing experience with WH Brown Wakefield.
Everything till house viewing and referencing were perfect. They were very prompt in collecting the holding deposit as well but then the problem started.
Once we got the contract and were about to sign, we were told that this house can not be rented as it failed in EPC testing with a rating of F. While viewing I was told that everything is in place and we can move into the next day (if everything goes ok with referencing).
And to our surprise, this testing was done only on the day of contract signing. So basically they lied to us on this.
All our emails keep going either unanswered or we get false/half information.
Everyone at the office will share different information. On day 5 we were told that the EPC clerk/accessor has already accessed the house and it will get D or E. And also that it will be updated on the website.
Then the Landlord went into incognito mode.
On day 9 when we called the office, Megan told us that Naa, work has not been done yet and it will take 7+ days to finish the work. When asked about the final date the call was disconnected.
On day 16, we were told that the work is still going on and they don't have any idea when it will be finished.
They never apologized for their mistakes and goof-ups.
And when it came to returning the holding deposit, all our emails and calls went unanswered.
These guys are a real scam. Should be avoided at all costs.

After using William H Brown to try and buy our first property which fell through, we feel the communication was appalling. Our mortgage advisor had already pre warned us about using William h brown but as this was our first time buying we decided to go for it anyway as, at the time, we felt the house was right for us. Knowing what we know now after using a much more respectable estate agency to buy our home we can reflect on how poorly this branch treat their customers. The offer process was a constant bidding war, when they finally asked us for our final offer it took 4 days for anyone to get back to us, during this time we were left constantly chasing things up and always brushed off and told that someone will call us back(which of course they never did) there was no reassurance whatsoever, wasn’t till the last second that our offer was accepted. Then it was the same process throughout the buy. Always chasing up, nobody getting in touch with our mortgage advisor and solicitors, our emails were ignored and every time we or our advisor called we would get excuses like “they are on their break” or “they are on a half day today” and things were really dragged out. It’s a blessing in disguise that we didn’t end up buying this property with WH Brown because we probably wouldn’t have even moved in by now. If you want to buy a house and make quick progress within a decent time frame I’d seriously avoid.

Made an offer on a property which was initially accepted by the vendor only to be told a week later they had received another offer. We went back for a second viewing and increased our offer. Five days later we saw the property had been sold STC when we looked at the property on-line. Nobody from WH Brown had the decency to call us so I rang them only to be told by Lucy that Shelby left "two" messages which she hadn't. When I spoke to Shelby she thought she had sent the messages but in her words she had been "very busy". Communication skills are everything, unfortunately this is something the staff at this branch are definitely lacking in.

Have to mention Charlotte who always answers the phone with such a cheery and enthusiastic fashion, lovely that she does that no matter what time you ring. Had problems with Pontefract office when initially selling our current property who were to say the least not up to par. Pontefract were slow to react to any queries, difficult to contact almost always an answering machine with slow return of calls. Have to say there was the pandemic of COVID, but there still is. What a difference with the Wakefield office. Instant contact and return of calls, very professional. On the service so far I would highly recommend using the Wakefield office.

I've never experienced such bad 'customer service' in my life so far. Branch unresponsive, take weeks to reply, if at all, then deflect blame to head office, head office in return reply with bog standard responses that are copy, paste and aren't relevant. The left arm doesn't know what the right arm is doing. Failed to carry out basic duties such as, change direct debit date for months, confirm payment schedule was agreed or reply to emails and phone calls. Having spoken to someone in the industry, she told me they are renowned for not working on behalf of the tenant and being purely for the landlord. Completely agree. You get treated as if you are worthless.
Avoid!! Completely inept and dangerously negligible customer 'care' skills.

I really found most of the staff to be extremely cooperative and helpful especially Ms Abigale Peace. I was really impressed with her kind and cooperative nature. Had William H Brown out for a valuation on my house, they had been out the previous year and I had agreed a sales price with Chloe. I decided to hold off on the sale for a couple of months and had the office calling me weekly asking where I was at in regards to putting it on the market. I agreed to have them back out and Dominique turned up valued my house £15-20k lower than 4 other estate agents (only having researched my street not any other the exact same houses on the streets around me) I discussed the price previously agreed with Chloe and Dominique went away saying she needed to discuss with Louisa. I never received a phone call back to discuss the sales price, as I mentioned that if my house wasn't to sell within 6 months I would rent it out instead. I think this made Dominique less interested as if I was to rent she wouldn't receive her bonus although I said I would rent through WHB. Isn't it supposed to be a business as a whole not each for themselves, shocking service and I most certainly wouldn't recommend.

This is a deeply immoral company. William H. Brown repeatedly lied to us — verbally promising to repaint, clean, and remove the landlord’s garbage left behind — to get us to sign a lease agreement. Being trusting (and because they pressured us that it needed to be signed *that day*) we signed our lease. When we moved in, the things they agreed to do hadn’t been completed. We followed up, thinking it had been an honest mistake, and they said, “Huh. We don’t remember anything about that. Do you have it in writing?” My stomach dropped. It was like a Twilight Zone episode. Two days earlier, I’d chatted with this woman about which colours they should use for the repainting...and now she was pretending it never happened. We didn’t have anything in writing (as was their plan) because they never replied to our emails; they always called us over the phone. The whole thing was calculated and deceitful. We asked to speak to a manager repeatedly and our calls were never returned. The repairs were never completed, it was poor service every step of the way, and it took over a month of us calling weekly to get our deposit returned at the end of our term. Word of advice: if you have to work with this unethical company, get EVERYTHING in writing. They are not to be trusted.

Very poor experience as potential house buyers. Pressured into appointment to sell us mortgage brokering before we were able to book viewings - mortgages on offer weren't even the most competitive on the market. Staff were abrupt when taking offers, slow to pass on communication between buyer and seller and had poor ICT training (refusing password protected files as they couldn't open them.) On one occasion, a staff member completely ignored my email as (I quote) "it was nothing to do with her." Our purchase fell through after survey. Staff stalled passing on a revised offer for a fortnight and eventually tried to convince us we had received bad advice from our trusted solicitor and surveyor. Not recommended.

House selling can be stressful at the best of times. I approached the process aware that 'estate agents' are often considered poorly. However I was impressed enough with the initial contact from WHBrown that I signed up with them. From then on I was met with a professionalism that I was pleased with. The photographer was great, the alterations to the house profile online were easily achieved. The ongoing contact during the final stage of the sale was extremely satisfying. The process was still stressful at times, but WHBrown did all they could to make this a good customer experience. I would highly recommend this Wakefield branch, and commend in particular, Annette.

shocking, put a tenant in our property 12 month contract. Asked for a set up fee was charged for management which we did not ask for. luckily solved due to complaining, tenant now in arrears 2 months not paying rent after first 6 months as the parents payed first 6 for months for the tenant. Its now costing us to evict not to mention loss of rent. while the tenant sits happy not paying rent till eviction or end of the 12 months contract. baring in mind other agents set up for 6 not 12 months. No guarantor , as we were told he did have one but now doesn't. We apparently was informed of this risk we took?? but who puts a risky tenant into a property in the first place ? we trusted them as thought they had a good rep. huguley let down . landlords avoid using these agents or make sure you read the small print carefully cause these agents dont care !! we could of done a better job ourselfs cannot believe it has come to this nightmare !!! :(

We used W H Brown to rent a property from for a year, after 8 months we bought our own and decided to stay where we were renting and do some renovation work on our own house.
We then got an email from Sequence(head office?) as the tenancy was a couple of months from the end asking if we intended to extend it. We explained that we had bought a house etc and we would go on a month by month agreement until the work was done on our house.
Less than a week later they issued us with a section 21 notice, ie they effectively evicted us because we wouldn't sign up for a year. Because of this we've had to pay our builder to do extra work and a decorator as there was no way we could've got the work done just on weekends which is what we intended.
I'll never ever trust this company again, nor will I ever recommend them to anyone.
Seriously, do some homework and check on their reviews, they're a real eye opener, I wish we had :(

I don't even know where to start! Arranged viewings without my permission, misleading information, messed around with the potential tenants and did not admit any responsibilities at all. Feel really sorry for those who rent from this agency. Please look elsewhere!

Rented a property through these. My Tenancy ended in January and 5 weeks later i am still waiting for my £650 bond returning and they are emailing me weekly to ask me for rent i do not owe. Avoid at all costs.

I am a landlord of 1 property and used these guys as letting agent for 12 months.
I am not exaggerating when I say the worst customer service I have ever received.
They use a 3rd party called sequence to manage the letting and there is zero communication between them.
They allowed someone to view my property who damaged some blinds during the viewing. They promised me more than 10 times that they were going to fix the blinds which never happened.
They also sent people to view my property and forgot to tell me they were coming.
Now the tenancy has ended and they are still chasing my tenant for overdue rent as they have not realised the tenancy has ended. They also owe my tenant her bond back which has been asked for several times.
They never return calls, never communicate to each other, just generally bad basic customer service. The only thing they can do is take money. 1 star is 1 too many.
