The worst company I've rented from so far. The apartment I rented from them wasn't painted, and during all the period I lived in that apartment I had problems that never were fixed. In the end, when I decided to leave the flat, I cleaned the apartment in the beat way possible and returned the key with everything perfectly clean, but still, they kept my deposit, which was completly disonest from them. I defnitly disrecomend!.

Had better odds at the horse races.
Their organisation is terrible and as buyers we’ve had the following issues:
- Long waiting times on calls.
- Wrong properties booked (which we’ve driven to then find out the current occupant has no idea).
- Being told that an agent is showing us around the property yet it’s the vendor.
I didn’t know there was much that could go wrong with booking viewings, but these lot set the bar high for mistakes.

To say we hated the process of selling our lovely (but now too small) home was an understatement! However, if like us you don’t relish the process we highly recommend Richard Kendall’s. Roger came out to value our home and talk us through the process, he was so friendly and professional, a real pleasure to talk to. Once we agreed to list the property a photographer came out to take the pictures and we wish we could remember his name because he was absolutely amazing! So friendly and really talked us through the process, we must have had a hundred questions. At this point things were handed over to Joanne and Donna to deal with the sale. Worst experience ever
Viewed a house and after was asked to fill out pre-application form so all the adults can get a link to application form. Sent it back straight away, but haven’t received any links. In the evening called to the office and was told to wait a bit longer. Next day called them back again and also on top of that wanted to book more viewing. They said if I do so my application will be withdrawn so I was left waiting. 2 days later the property was gone. Thank you for wasting the whole week for us

I was a tenant and gave notice to leave the property by email. I had no response and over the course of the next few days emailed them several times and called them to make sure my notice had gone through as I had to finalise a moving day into a new home. This was very stressful. I eventually got through to someone who knew my details and she sniggered and she said you're the one who keeps emailing us. They also tried to get money out of me for decorating costs when the house was in dire need of updating the day I moved in.

I had my property on the market with them for 6.5 months not one viewing, lowered the house price after 4months by 15k on recommendation via Kendalls saying they'd sell quickly. Ha ???????? jokes. Very poor in communication always chasing them. Not interested springs to mind.
Now 2024 new year new agent who's self employed been on with him from the 15th January and had 4 viewings this week alone X1 put a offer in.
So thanks Richard Kendall for wasting my time2023

Unfortunately, nothing but negative service throughout my 18 month rental property.
When I moved in I reported a broken window and provided photos, which was further reported at my 6 months and 1 year inspection. Not once was there any attempt to fix it or rectify the situation, i moved out with it still broken. I also did not have a carbon monoxide detector for the first 8 or so months in the property.
The condition of the property was far beyond clean when I moved in, e.g. stains on the carpet which I had to remove, dust on skirting boards and stairs etc. This was not a huge issue until I moved out and was expected to leave the place entirely spotless, which I did, bleached skirting boards and all.
Upon return of my keys I visited the Wakefield office to hand them back. I walked in to be briefly acknowledged by nearly 15 members of staff looking up from their desk and promptly returning to their work. I had to actually ask someone to help me as I was blatantly ignored. Quite frankly the worst estate agents I have ever dealt with and I am glad to see the back of them.

My wife and I recently sold our property through Richard Kendall's Wakefield branch. (Northgate, Wakefield)
We had bought a house at auction so we needed a quick sale to the right buyer.
Daniel came out and valued our house at a price we were both happy with and within the first week we had about 12 viewings and 5 offers.
One of these offers was £11k above our asking price which we were obviously delighted with.
The next hurdle was the 56 day time frame we had to complete the sale of our home and the purchase from the auction.
My wife and I both feel that this would not have been achieved without the hard work of the Kendall's team but we would both like to thank Amanda and Joanne especially! Without the hard work these two stars put in we would not be in our new home now. They kept us constantly updated and were fantastic with chasing up our buyer, our buyers solicitors and everyone else they needed to to get this over the line. Hopefully we will not be selling again anytime soon but if anyone is looking for an estate agent I cannot recommend Kendall's highly enough - I have only given them 5 stars as it wont let me give them 6!

I decided to rent a property through Richard Kendalls, due to the great reviews, unfortunatly that's the only good news i can report, i was promised the property would be inspected at the start of a new tenancy and at the end of the tenancy, after 18 months and a change of tenancy still no inspection, i had reason to believe there was a cannabis farm at the property and had to demand the property was inspected, they finally turned up took a few photos didn't notice cannabis farm in the loft, extraction holes, locked doors should have rang alarm bells however just advised the door was locked even though the door at the side had holes and extraction equipment installed, i had the sense to take out buildings and contents insurance along with rental guarantee, the tenant advised Kendalls he had split up with his partner so a new tenancy was required, i agreed to a new tennency however i found out to my horror that because Kendall's had not done the necessary referance paperwork for the new tenancy when i came to claim it was found i wasn't insured, i asked Kendall''s to explain why this was not completed upon the new tenancy agreement, i was advised i should have advised them, by cutting corners this agent cost me over £24,000 in damages and rent arrears, its clear that they just want the commission, %£%£, do the absolute minimum and do NOT care about protecting you or your property.

They say that moving home is one of the most stressful things you can do. Common comment after the move ' is never again'. However there has been a couple of highlights from the estate agent that was handling our purchase. They were always available to answer questions and were proactive in keeping tabs on our intended purchase. as part of the cooperation, he raised the price and extended the home sale process by 4-6 weeks. He should never work with Richard Kendal estate agents spoils the great image of this real estate agency.

My partner had an appointment today to view a property for rent in Princes Gate, Horbury. Wakefield today at 12.15. He travelled all the way from Derbyshire to view the property and arrived at exactly 12.17 but there was no agent there. We waited 10 minutes then rang the office to see what was happening. The lady on the phone said she would ring straight back once she found out where the agent was. Waited another 10 minutes but no call so my partner rang back. He was told the agent had waited at the property till 12.30 then left. This was a complete lie as we arrived at the property at 12.17. Just 2 minutes late for our 12.15 appointment after travelling nearly 50 miles. We had another property to view with this agency tomorrow but cancelled. I hate shoddy service but hate liars even more. Terrible service. !!!!!!!!

I have to say that the experience and service we had from RK selling our house was first class from start to finish. We had a few people come and value our house but the gent who came from RK was efficient, friendly and told us what we needed to know without giving us the hard sell.
From then on we were looked after by Karen and like every house move there was ups and downs but the weekly catch up call from Karen was invaluable. Her advices was spot and and often throughout the process her weekly chat seemed like my counselling session, she was a great help.
Would not hesitate in recommending Richard Kendall to anyone.

I don't know what you mean by "recent", certainly within the last 2-3 years.
The reason I reviewed you now is that Google asked me to, and I thought that was a good idea given my experience.
I see no need to call you directly, we conversed by email directly at the time, and obviously nothing was cleared up as I still have the same negative view that I had then.
You cannot expect the review system to work solely in your favour, the practice of discrediting the reviewer and then taking the conversation "offline" stinks, I would prefer people who are seeking honest reviews to see the full story.

Very unhappy with their service. I had to call multiple times to chase updates regarding my contract and move in date. I was told I can only sign the contract after the current tenant moves out (I have not encountered this before with other agencies). I was also told I can move in by the first week of august, but that was postponed as the previous tenant moved out late, which was still fine. But then the agency told me last minute that they now don’t intend on renting the property to us as the owner had decided to sell the property. They weren’t even nice / apologetic on the call. I can hear her impatience while telling me the news. Upon checking their website now, I can see that the flat had just been sold by the agency, I find it suspicious that I was told on Tuesday afternoon that they were just informed about the owners intention to sell, and within 48 hours, it was sold. It’s hard to believe the agency didn’t know about the owners intention beforehand. I also just came across an ad posted by the company on rightmove back in June advertising this property for sale. So they were already intending on selling the property and just used me as a backup

Why would you advertise a rental property with the intention to sell anyway? Let me share my experience in dealing with Richard kendal and Catherine.
We cancelled over agreement with Richard kendall and received a phone call from Catherine and i was told we can't advertise over property with any other company and if we decide to sell over property we be liable to pay Richard kendal selling fee.
After reading contract it was clear enough to see she Lined and trying to bully us.
After sending few emails we had no reply and been told she is not available to take my phone calls.
Very very disappointed in Richard kendal and advice i was given.
Do not trust this company and never again we will deal with Catherine and Richard kendall.
The will under value your property to get a quick sell and charge the fees.

Case handler was Catherine Kilbride, started off ok but when things started to drag on, so did communication from Estate agents with not really having any answers to why the vendors solicitors was slow. Finally purchased and completed the sale, we have had the house for over a month now, but no one had called to congratulate us or see how we have settled in. Its as if they've got their commission after sale isn't important. Seeing as the purchase was for over £400,000 you would think with the amount of commission they have earned by doing next to nothing that a courtesy call to thank us will have Been the least they could have done. No manners and I've noticed they only reply to good feedback. if I was to sell my house I wouldn't go to these and if I was to buy another I would think twice if it was being sold by Richard Kendall Estate Agents.

Where to start... My family and I viewed a house that we wished to buy through this estate agent, we viewed it twice and liked it. We immediately got ourselves a mortgage approval and had an offer (almost the asking price) accepted straight away. We instructed this estate agent to then sell our house.
We were responsible for all but one of the many viewings we had, simply because Richard Kendall estate agents "didn't have time or availability" to show people around. This meant time off work and cancelling evening and weekend plans to accommodate.
After a few weeks, we received a call to tell us that we have had an offer (which was a reasonable one) but they had since sold the house that we were intended to buy.
When I asked Amanda Dyson how this had happened without our knowledge she immediately claimed that they had not withheld this information from us and it was merely a coincidence - a strange response given that I had never suggested this in the first place.
It seems that we were expected to "just move somewhere else" by these people.
I'll leave the reader to decide whether this was a coincidence or, as Amanda herself suggested - something else a little more sneaky.
I was then told that we could put in a higher offer to win back the house - DURING THE SAME CALL I was then (in an obnoxious and arrogant tone of voice) told that we "wouldn't be in a position to proceed" anyway because they didn't know what position the new buyer would be in.
Once this call ended we then received an email informing us that nobody was actually buying our house?!
We have been very keen in both buying and selling through Amanda & Nikki at Richard Kendall but the way we have been treated through this journey has been shocking.
In my experience they are unprofessional, rude and arrogant. Very disappointing.
