Where to start... My family and I viewed a house that we wished to buy through this estate agent, we viewed it twice and liked it. We immediately got ourselves a mortgage approval and had an offer (almost the asking price) accepted straight away. We instructed this estate agent to then sell our house.
We were responsible for all but one of the many viewings we had, simply because Richard Kendall estate agents "didn't have time or availability" to show people around. This meant time off work and cancelling evening and weekend plans to accommodate.
After a few weeks, we received a call to tell us that we have had an offer (which was a reasonable one) but they had since sold the house that we were intended to buy.
When I asked Amanda Dyson how this had happened without our knowledge she immediately claimed that they had not withheld this information from us and it was merely a coincidence - a strange response given that I had never suggested this in the first place.
It seems that we were expected to "just move somewhere else" by these people.
I'll leave the reader to decide whether this was a coincidence or, as Amanda herself suggested - something else a little more sneaky.
I was then told that we could put in a higher offer to win back the house - DURING THE SAME CALL I was then (in an obnoxious and arrogant tone of voice) told that we "wouldn't be in a position to proceed" anyway because they didn't know what position the new buyer would be in.
Once this call ended we then received an email informing us that nobody was actually buying our house?!
We have been very keen in both buying and selling through Amanda & Nikki at Richard Kendall but the way we have been treated through this journey has been shocking.
In my experience they are unprofessional, rude and arrogant. Very disappointing.

The ladies at reeds rains Morley are absolutely great! They’ve done nothing but help me with moving into my new flat! They are nice, friendly, approachable and want to fix any problems that they can!
However if you need anything fixing by the company, be prepared to wait 3+ weeks. It’s the longest wait I’ve ever had by any rental company. I went with reeds rains because they are a reputable company, but I’ve never had to fight so much to get a working kitchen tap and oven. Obviously not the fault of the ladies at reeds rains, but a fault for the company itself as they need to do better when dealing with maintenance reports.
Well, they say that moving house can be stressful and I can certainly vouch for that! However the team at Reeds Rains were fantastic at navigating us through the highs and the lows. They remained professional and helpfull at all times, and were always there at the end of the phone when we needed them. A big thanks to all the team, especially Sam, Janet and the manager Lisa.

BAD Service , BAD Letting agents
Take your money and offer nothing but complete and utter misery!
1. As a tenant who has never missed a rental payment or delayed a payment in many years of tenancy with them.
2. Repairs / Maintenance
This is run in another city Manchester Repairs. Sorry everyone if you need to get a name they may not work their very long so the next time you ring your out of luck trying to get hold off the person you spoke to last.
3. The Complaints Procedure
Customer service, is basically pointing the finger at the landlord, contractors anyone really but themselves. They send inspection letters that are a templates and are demeaning and condescending making you feel like a child. There complaints procedure given out to me was 3 years out of date
I have had inspection reports like leaking roofs, guttering, mold, electrical wiring unsafe. Seems they are powerless over the landlords obligations and do nothing in an emergency even when gas and electrical safety is concerned.
Its seems today Reeds Rains Lettings are in many areas of the country leaving little or no choice for tenants but to re-let with them or struggle to find a property in your area.
Really know-one no's whats going on and renting from them has been without a doubt, the worst experience i have ever had in my life .
Tenants Beware of this letting company and i really mean this BEWARE! This is the second home i have let and the second time i have had major issues.
A very professional and friendly company from the owner down to the letting agents themselves. It is very rare for staff to have such positivity and loyalty from an owner but it seems to work well for this company. Treated me with extreme professionalism through out and went the extra mile through some very diverse circumstances..

Anne - who I think is based at a Leeds Manning Stainton, was absolutely fantastic. She was professional but also empathetic and caring during a six month difficult sale. I would recommend Manning Stainton following our experience.

Recently bought a property through Zenko at Cypress Point. Best estate agent I have come across thus far. Always there to help-any time of the day and night! Quite an impressive service provider. Will definitely be using Zenko again. Made everything so smooth in transition with a great smile. Highly recommended by me with flying colours without any reservations. Keep up the good work!
Zenko told me they had found a cash buyer, and encouraged me to accept a significantly reduced offer on that basis, but it subsequently transpired the buyer was in a chain. My property was not actively marketed to find an alternative buyer. Throughout I was left feeling Zenko had the buyer’s best interests in mind, rather than mine (their client).
