We were really pleased that we chose Reeds Rains as they showed us great patience throughout the whole process and supported us all of the way. We visited the Branch a number of times, everyone was really helpful and did everything to meet our needs. Chloe and Tia made us comfortable around anything we discussed, really pleased that they helped us so much with the move and we would definitely go back to both of them / Reeds Rains again.

First class service from Chloe who arranged the viewing, Elizabeth who progressed the purchase and finally Tia who quickly resolved a few unforeseen minor hiccups at completion. Communication was great throughout and they are always on hand to answer the phone when you call. Above all else very friendly and lovely people to deal with. Like most people I did not realise how much 'behind the scenes' activity takes place with a house sale. I was very impressed with YR from the initial valuation (which was spot on) to the exchange of contracts. We sold and moved at a time when everyone else was trying to do the same. YR found us a removal team when we were struggling big time to find one. They provided help and guidance when required and kept us updated without being intrusive. I would highly recommend this excellent team.

I can see many positive reviews however, as a a first time buyer I have found reeds rains to be unresponsive. Feels like I'm banging my head against a brick wall. The amount of times I've been told they would update me and have not done so. I always have to chase them up. Same response from them, nothing they can do. I have been trying to buy a property since October and it is now April. I have been waiting since January for a response.
They only started paying attention when I started ringing in everyday. While the issue may be out of their control I feel they have been slow to update me and done little to help. I have also been told on occasion that I would be contacted the next day only to find the person on annual leave when I rang in the next day. Please do not promise when you cannot deliver.

Communication with Reeds Rains was terrible, we have had offers rejected and nobody thought to ring us and let us know, even after 5 days on one account. We chased numerous times and still didn’t hear anything. The estate agent’s stated they’d left voicemail’s on two accounts, which neither myself or my partner received. One offer we had placed hadn’t even been put forward to the seller!!!! Which we feel was a huge missed opportunity. On viewing one of their property’s the gentleman showing us round, was very unhelpful and said he didn’t know one thing about the property and he couldn’t speak to us. We rung the estate agents to file a complaint about the multiple incidents, in which we was told somebody would ring us back.....still not had the call. Very unhelpful, unprofessional and time wasting. If you’re wanting to list a property or potentially buy one with this estate agents I wouldn’t waste you time.

I can highly recommend Yorkshire Residential Sales and Lettings.
The manager, Craig, inspected my property in late January and provided a valuation to sell which matched what I had in mind. I was impressed with their marketing approach and fee structure and immediately appointed them as my estate agent. My property was unoccupied and Yorkshire Residential arranged and attended all the viewings.
Within 2 weeks, I received an offer close to asking price which I accepted. Throughout the process, Yorkshire Residential sent me text updates about viewings and regularly gave me telephone updates. This particularly applies to Heidi who was allocated as my contact.
Yorkshire Residential were there to assist and offer professional advice throughout the process up to the sale being completed, just 9 weeks after going on the market.
I would definitely use Yorkshire Residential again when selling my property.

Reeds rains has to be one of the worse agencies I have been with. Ringing up needing stuff repaired and they never sent anyone out to sort it out. And then when I handed my notice in they was off with us. We left that house cleaner than what we got it and the landlord was picking stuff out that was like that when we first moved into the property. Just so he didn't have to give us the deposit back. They are so poor. I would recommend everyone to go with a different agency coz these are terrible

Iv never know such incompetence its been months of issues and cost to myself. Who would have thourght it a fire safety manager of Leicestershire fire service renting out an apartment with fire safety issues and reeds rains couldnt care less so long as they get their money. I still have a window that doesnt open and electrics i cant trust. Not to mention the black mould in the kitchen. Its discusting if i treated one of my customers like this id soon loose alot of money but these people think they are indestructible.
Reeds rains are con artists take your money and do nothing to maintain the property.
They then threaten you or ignore you until you go away or move out.
Don't rent with they are disgracefully disgusting people and have no idea what customer service means.
My landlord is hiding behind them and they let him.
Don't stand by and let this happen to you think twice before you deal with these con artists.
Another issue 10 months in where i am now walking through sewerage to get out of the apartment block with no response from reeds rains
So your aware aswell since they sort of responded to my review months ago thay still have not done anything about any of the issues in my apartment.

GUESS WHAT THE LANDLORD HAS ACCEPTED LIABILITY 11 MONTHS IN AND NOW OFFERED FOR ME TO LEAVE AND PAY MY RENT UP TO OCTOBER ITS A JOKE THEY ONLY RESPONDED WHEN I PUT A POST ON FB WHICH THEY HAVE NOW CHANGED THEIR PROFILE SO YOU CANT SEE REVIEWS JUST GOES TO SHOW THEY HIDE FROM THERE ISSUES AND WONT TAKE RESPONSIBILITY FOR THE MESS THEY HAVE HELPED TO CAUSE.
It doesn't stop there 14 months in and they have been found out in lies to the council of when i left. Falsely claiming for faulty fire alarm call outs. And now trying to claim for rent when i have an email stating my tenancy needed 3 months prior. Katie hutchinson lauren and emma curtin you all aught to be ashamed of yourselves. I hope this goes to court because you have yet to prove anything because you have been caught out in that many lies. You utter scum.

If I was a landlord and thinking of letting reeds rains to manage my property it’s will be a big NO NO NO NOOOOOOO, cannot accommodate viewings for interested parties. Happy to pay six months up front as-well. I just feel for the landlord who is probably losing money as the property has been empty for two months
( titanic mills 1 bedroom apartment ). I hope the landlord of this property reads this so he will understand why he’s property is still on the market.
Majority of people work 9-5:30 as estate an agent you should be able to accommodate out of hours viewings

I went to see James McGowan as a first time buyer after a viewing with Reeds Rains not having a clue what I was doing and no idea what to expect with trying to get my first mortgage. James was fantastic at informing me of all my options, explaining the buying process, he was very professional and at no point did I feel pressured into making any decisions I was not comfortable with. Despite not ending up buying through Reeds Rains James continued to advise me and deliver a mortgage for me. The whole experience was very easy because of James.

We started off with another estate agent and it was on a few weeks and we had very little interest, we then decided to look for another estate agent and chose Reeds Rains in Cleckheaton. From the start the service we received was outstanding, JonJo was fantastic and he came round to value our house, we then had someone come and take professional photos. This was extra and was worth every penny, our house looked completely different and we started to get viewings. Tayla then dealt with the viewings and she was amazing, she came back to us with feedback and worked with us to find a buyer. It wasn’t long and our house was sold. We then dealt with Lauren who deserves a medal, she put up with my constant calls regarding our sale. We had problems throughout but it was to do with other solicitors & estate agents in the chain. Lauren was constantly chasing people for us and going above and beyond. I kept been told by other estate agents that they’re finished when the house is sold but Lauren continued to help us throughout the whole process right up until after we moved. Lauren even supported our buyer who’s estates agents were Kath Wells as they were absolutely shocking and so rude. Without Reeds rains pushing this through for us I think it would have all fallen through. All the office staff were amazing and always polite, can’t thank you guys enough for helping to push our sale through. We will definitely use you again in the future.

Looking at purchasing a house that was advertised through Reeds Reins, we were the first to view, first to make a generous offer but were told we weren’t able to negotiate until we spoke to their Inhouse mortgage advisor to prove we had the funds and our ID. We went along on the next available appointment with what was required as we had the deposit, mortgage in principle and our ids. We were told we must have this meeting, have our information checked and it must be done by the mortgage advisor. Nothing against James, nice friendly guy and if you are shopping around I would advise you go and see him but for us we had done our homework and got a great deal. All James did was look and photocopy our IDs?? Unsure why an agent couldn’t do this. With all this messing around someone else was able to view, get an appointment with the mortgage advisor before us?? (We supposedly had the next available appointment) and put an offer in. We were not told there was another offer, we put our next offer due to our first one was declined and when asked if it was our final (we didn’t say it was) we were told the vendor went with the other persons offer.
We are appalled at their practice to get you to do a process that had no merit apart from getting them more money by going through their mortgage advisor, we were made to jump hoops to not get anything out of it. The person we dealt with wasn’t the friendliest, had no interest in our business and to be honest came across biased to the other people, maybe they are getting a mortgage through them.
If you are planning on selling your house I would think twice with these as they are more interested in their own investment than yours. The other estate agents we have spoken to recently seem more friendlier, don’t push their own agendas and have been more focused on the vendor.
I am glad the vendor sold their house, they were great and informative with the viewing, ashame they had this estate agent.

Without Lauren and the team at Reeds Rains Cleckheaton, I doubt that I would be sitting in my dream home right now. From start to finish, they offered a friendly, efficient and professional service.
I made the mistake of not instructing Reeds Rains as my agent and the one that I had was completely incompetent (didn't answer the phone, didn't return calls, didn't really have a clue what was going on!). I was lucky enough to be purchasing through Reeds Rains and their commitment to seeing that sale through meant that Lauren really went the extra mile, liaising with the whole chain to get to completion.
If you are selling your home, I cannot recommend the team here highly enough.

Reeds-Rains took over our sale after the previous estate agents failed to find us a buyer. To be fair, it wasn`t an easy sell as it was my dad`s house who passed away aged 90 and he had run it into the ground. But Reeds-Rains found us numerous potential buyers from very many viewings. If the house had been in better condition it would have sold much quicker. But my contact, Lauren, was brilliant and stuck with it, working her hardest to sell the house. It was a tough time but she did so well and gets a personal 5 star review from us for all her efforts which finally paid off. Highly recommended.

I was in contact with Katie throughout the process of signing up to a new tenancy. Throughout my experience with Reeds Rains she was very thorough and helpful. I had a request which the landlord declined although even after updating me with the news, I received a further email from Katie who had gone out of her way to further question the landlord to help me which was very kind as I thought our contact had ended. She then went above and beyond offering me the zero deposit tenancy scheme which I have never been made aware of. I didn't end up taking the property after acceptance due to personal reasons but my experience was great thanks to Katie.

From my experience of Reeds Rains I would not even consider using another estate agent. Most estate agents do very little to actually earn their fee but Reeds Rains have been fantastic and have provided every possible assistance throughout the entire house moving process. Reeds Rains is quite a bit more costly than other estate agents in the area and I have had been incorrectly informed on details such as the rent amount and a working burglar alarm. The property was also not cleaned to a standard I would expect.
The good thing however is that the staff are very approachable, friendly and professional and quickly work hard to solve any problems that may understandably come up. Special thanks to mollie for bending over backwards to make sure I got moved in on time =)

The cleckheaton Reeds Raines staff are brilliant!!! All the staff are friendly and they are professional with how they approach every situation. They are flexible in the approach and warm and welcoming every time you ring up. Lauren and John jo are always on hand to advise and negotiate on property purchases with speed that i have not seen from an estate agents before but i welcome the fast pace that they work at. Taylor also is helpful when i contact the branch. Molly also helped a lot on the rental side of things with good fast communication and helped with any issues that arose. Please ensure you check their fees. £120 for renewal of a tenancy. Girl who signed me up was happy to inform all the pros of a 6 month deal over a year, but not that I would have to pay £120 for them to change a date on the tenancy agreement. Bare in mind also, there admin fee to begin with are £240, which I higher than in the local area. I have been renting for over 10 years and I have also never come across a company who forces you to take fixed contract options rather than, allowing the contract to become a rolling one. Finally please be aware that this company will also charge you £120 exit fee if and when you decide to leave.
My advice, save money and rent from another company.

We have received a very good service from the Cleckheaton branch. They helped us with any queries and provided us with lots of information. Members of staff that were particularly helpful were Chloe and Sam.

Ad described a very spacious dining area with ample living space. In reality you would be lucky to fit a 2 seater sofa!
Property was not listed as back to back and when I queried why the ad did not state this I was told they didnt have to state it so chose not to! So blatant false advertising.
Pictures show views that are from a different street and cant be seen from the house! Again false advertising.
The estate agent Sam arrived late for the appointment and told us she had never been to the property and knew nothing about it. Someone is paying this company to rent this property and they don't have the deceny to even find out the basics before they turn up (late).
When we explained we were upset as this wasnt actually suitable when we found out the truth Sam laughed and said it didnt matter! Didn't matter that I had booked a morning off work and drove an hour out of my way! Well if that doesnt matter to Reeds Rains I do not wish to have any further dealings and will not be visiting any further properties listed with Reeds Rains!
Homeowners you would be better off arranging viewings yourself!

All the staff have been fabulous. Katie dealt with our case and she has been fantastic, very supportive and quick to deal with everything! Couldn't be more satisfied with what they have done for us and the level of communication! Thank you guys!!!!!

I didn't much contact with the main staff downstairs although when i did they were very friendly, polite and helpful. Most of our dealings were with Paula Smith, the mortgage and protection advisor. Paula was fantastic. Her knowledge of the mortgage sector and the products on offer was clearly of a high standard. She kept us updated throughout the mortgage application process and answered any questions in a timely manner.
Where estate agent side is concerned, my only small criticism would be that the online personal buying/selling progress tracker they provide was rarely updated and had much of the information missing throughout the process making it pointless.

I'm a different Ben Smith from the other reviewer! We went with coughbrough having previously had our house on sale with another local agent (turns out we'd been barking up the wrong tree there). Craig Sugden and Amy gave us extremely fast service. Craig advised a higher price which I was uncertain about (unnecessarily - top valuer) and Amy took really excellent photographs of the house which definitely had an immediate impact. We had several viewings requested within 24 hrs of the house being on right move but we accepted an offer (5% above the other agent's suggested asking price) within 3 hours! Unbelievable! Everyone at the agents then ensured everything went smoothly throughout - they were polite, warm and efficient. I don't normally bother reviewing anything online but I'm extremely grateful to coughbrough for selling my house almost instantly at a price higher than I thought possible. Thank you!

The house selling process can be stressful to say the least and my past experience with estate agents was not good at all so I was expecting the worst with my move.
As it turned out the move was painful due to a number of issues with my house and solicitors however the conduct of Danielle at Reeds Rains was exemplary. Whilst I was out of the country and problems with the home occurred, Danielle located tradesmen, obtained quotes and made arrangements for work to be undertaken.
This to me is way over and above anything I expected from an estate agent. She kept my buyers well informed, managed them through some delays and generally di everything we could have asked and more besides.
