Moving house has to be one of the most stressful things that you go through in life so when you instruct an estate agent you hope that everything is going to go as smoothly as possible. Fortunately for us we decided to use Rice Chamberlain to help us sell our house and they were excellent. At every stage of the sale James was open, honest and did what he said he was going to do quickly and efficiently. Communication was excellent, not only with us but also with solicitors and the other estate agents in the chain. We've been renting through Rice Chamberlain for a year and a half. They actually just blatantly ignore our emails. They take so much money from us but do so little.
They are also dishonest—they have promised many times that repairs will be done and then they never follow through. The house we rent is in disrepair and poorly maintained, but there is nothing we can do about it- they don’t care. They are taking money from both landlord and renter and not fulfilling their duty to either. I emailed them to say we are being sent mail intended for the Landlord; but they never come to collect it. They do not care about their job.

I use Rice Chamberlains, in Bournville, to rent one of my properties out. They have successfully found a tenant for me multiple times. They also carry out check-in and check-out inventories on the property, something I value greatly, as well as dealing with the deposits etc. I particularly admire the professional, action-orientated and focused mindset of Maisy, Joe and Hassan. Wanted to share my experience thus far of renting a property from Rice Chamberlain in terms of maintenance as often overlooked once a property is rented/bought. The team are fantastic, always quick to respond and importantly, communicative throughout. A special mention to Maisy Smith and her team as our boiler cut out leaving us without hot water and a 2 year old to look after. Maisy quickly engaged the landlord and had it repaired within 24 hours, at all times keeping us up to date with the maintenance team. I would not know where to begin with how fab Rice Chamberlain were in both the sale and purchase of our new house. We met James long before we actually put our house on the market and we were immediately sure we wanted them to be our agents. He has great local knowledge and is always clear and honest in his communications. The service, brochures, viewings etc. were excellent. Having heard about the unfavourable reputation that the estate agents in general had among the public, we were quite apprehensive and even considered managing our first ever property sale ourselves, which would have been a huge mistake. We have talked to quite a few agents, including an online agent, who was very late to our first meeting and who lived many miles away. He asked for the fees to be paid upfront and overvalued the property due to a lack of local knowledge (or perhaps to lure us into a contract). It just was not for us. We also spoke to agents with shops closest to the property and they were too busy letting the students’ properties and could not be bothered to view our property and provided unrealistic online valuations only. That is when we decided to try a bit further afield. We had almost signed the contract with a very good agent from Harborne, when the following day we met James Llewelyn from Rice Chamberlains, who won us over with his professionalism, knowledge and experience straightaway. James is well spoken, and his selling approach was not pushy, but trustworthy. He prepared well and gave us advice about the property’s presentation. We also liked the fact that the contract with them did not have any unfavourable paragraphs, it was a genuine no sale no fee contract, which put us at ease indeed. We trusted James’ valuation and the opinion how to advertise the property to get a realistic price, as it was quite a unique property. We also liked that he did not push to use their affiliated solicitors, although we did use their recommended solicitors in the end – David Bunn from Kings Heath, simply because they were local, communicated very well and were competitively priced (we had previously used the cheaper online solicitors and regretted it). James took the photos and created the virtual tour for online viewing. It was raining on the day of the picture taking, however James made best efforts to take and select the best photos. The virtual tour was very impressive, it was not one of those YouTube videos that makes you seasick. The tour was produced by a professional software, it was a 360 degrees type tour where you view the rooms in the order you like. Karen from the office produced a very good internet brochure and soon after the James’ visit, the property was advertised on all major property websites. The property was described fairly and realistically, and we were very proud to share the link to the advert with friends and family. Literally the next day prospective buyers started booking the viewings through Karen and Matt and the offers kept coming straight after. We accepted an offer in just one week, which was very impressive indeed. Special thanks go to Barry, who we did not meet in person, but did talk to him on the phone a lot. He understood our requirements and helped us choose the best buyers among many offers we received, most of which were above the asking price. We really appreciated that Barry offered his advice and opinion unreservedly, which resulted in us accepting the offer from the most serious and genuine buyers who did complete the sale as expected. James and his team were always available during the selling process to answer all our queries and they also helped a lot to complete the sale in less than three months by talking to the buyers and chasing their solicitors, who did cause some delays and stress with the payment on completion (which again reinforces the importance of choosing good local solicitors known to an estate agent and not the cheapest online ones). We were also impressed that the James’ agency treated the buyers with the utmost respect, and although it was us who paid their fees, there has never been any mis-selling and dishonesty involved towards the buyers. For this reason, we would t use this estate agency both as buyers and sellers in the future. Thank you very much James, Barry, Matt and Karen for such a great service! You are your profession’s greatest assets!
