My experience with Leaders Kings Norton as a whole has been amazing from the start of the process of looking for a house.
When I moved in I was assigned Mahema as my property manager and I can honestly say she has done an amazing job from day one, supporting me with any of my questions or needs and her reply time is always impeccable! Massive shout out and thank you to you Mahema, you’re a legend!
Also want to talk about my inspector Pavandeep I believe, he was amazing from the second I opened the door. Offered me reassurance as I had never done this process before, made me feel comfortable and at ease and as a person with mental health this is a big thing for me. Even complimented me on making the house a home which made me very happy!

I have had my property managed by Leaders for a number of years. I find the landlords portal really easy to use and the service is always quick.
In particular Mahema on the property management team is someone I rely on as she is helpful and knowledgeable on all my issues. She is very quick to respond and always professional in her dealings.
She is very pragmatic on answering queries or worries that I have , I always feel confident when she is dealing with any issues regarding my property .

If I could put zero stars, I would. From being made to pay rent for a full month when I moved in on the 11th, to lies about damages that was caused by leaking roof and people who did repairs. Contract saying landlord was responsible for bills and the agent signing me up to pay the electricity bill..I am glad moved out when I did. I feel sorry for their future victims

Leaders were fantastic! Completing both the sale of our old property and purchase of our new one. After a painful experience with the purchase of our first house we were anxious to move. Claire, Sue and Damon made the whole process as stress free as possible. Claire and Damon secured our dream house and sold our old one all within a few weeks. Constantly keeping us up to date with both houses and answering any questions we had throughout. Once everything was agreed Sue was brought in to ensure everything moved along smoothly which really helped make the move as stress free as possible. Even after the move they were more than happy to take in a parcel that had been accidentally sent to our old address. Which shows how happy they are to go above and beyond.

We used Leaders in Cotteridge to sell Mum’s house. Claire Ayres led the sales team, ably supported by Damon Baylis, Sue Carter and Mark.
From the outset, Claire demonstrated outstanding professionalism. She is very pleasant to deal with and clearly understood the situation and the required outcome. Claire is responsive to calls and both verbal and written communication were clear.
The particulars were gathered immediately and quality photos produced. The marketing was accurate, generating a huge interest.
Although the process was on our timescale, Claire and her team managed their time effectively. Viewing was in blocks and feedback was presented verbally and in writing.
Mum had stipulated the property was to go to a family and these wishes were observed.
When a sale was finally agreed, Claire’s colleague Sue Carter maintained a post-sale overview, liaising with the purchasers and solicitors, giving regular feedback.
I cannot praise Claire and her team highly enough. Highly recommended!

We had the pleasure of working with Claire to sell my Aunts house through a Probate Estate. Claire provided excellent advice and suggested an auction which we had not thought of. We live in Australia which made no difference at all. Claire liaised with us, solicitors and their in house auction team which made for a seamless process. Claire and her team worked hard to market and show the house which sold at auction in 4 weeks! We cannot believe that this happened and appreciate all the hard work that went into making this a stress free process . Highly recommend these estate agents.

Had a much better experience with Leaders than other estate agents. So many others just turn up (late) and just let you in and don't really do much. Claire listened to our needs and recommended the place I just bought and that the whole family loves.
Also, as a first time buyer who doesn't like conflict, Sue was fantastic for leading me through what had to be done and for chasing up all the solicitors.
Both are also decent people that you can talk to. It might sound silly, but we're so glad Leaders are getting the commission and not somewhere else.

I recently purchased my first home through Leaders and found the whole process streamlined and efficient. Sue Carter was appointed as my liaison, and I was constantly reassured and at ease by her friendly and helpful nature. She always had time to answer my questions, however ridiculous, and whenever she didn't feel in the best position to help, she found someone who could. An example of this was referring me to her colleague Mark Kelsall regarding survey findings. Without any prompting from me, Mark spoke to the vendors and arranged further investigations and then took the time to visit the property with me and to discuss the results of the tests. I found the experience with Leaders Kings Norton personal...I wasn't just treated like an opportunity to sell, but as a person. I felt they really appreciated my apprehensions as a first time buyer.

DO NOT CHOOSE THIS ESTATE AGENT. I have had so many problems with them, from handing tenants the wrong keys then turning to charge landlord to replace lock instead of admitting they lost the keys, to what is so surreal, lending your property to drug dealers growing weed. It is just unbelievable, avoid at all cost don’t be fooled by their sweet talks.

Simply put.. Leaders is Incredible!
As a tenant there's always the uncertainty of a reliable agency- but not with Leaders. They've been nothing short but Incredible, especially with Mahema. She's been such a lovely and reliable property manager and any queries I've ever had in the past was met with a delightful response and extraordinary help. Her efforts were above and beyond in terms of helping AND making me feel like I'm at home.
The service I've received from her is unlike any other and I wouldn't want to have anyone else as my property manager or rent from any other agency!

This is a bit of a strange review to write as i didn’t actually sell my house with leaders but Mark came out to value my house (along with 7 others!). He came in 10k below the others which lead me to choose another estate agent with a higher asking price - after sitting on the market for about 6 weeks I dropped the price to Marks valuation and my house sold within a week and had more viewings than the 6 weeks it had sat there. He obviously had a good knowledge of the area and hit the valuation on the head.

I would rate it less than 1 star if I could. Reading tnrough these reviews it’s clean that this issue is common for this terrible, unprofessional and useless letting agents.
They clearly only care about money and not about tenants. I was left as a disabled person to move into a move that was on the check in report as ‘clean and Tidy’ and when I arrived it’s disgustingly dirty, the conservatory is in a terrible unusable state. It’s vile, I can’t express how bad. And they don’t care and my landlords don’t care. Never use them they won’t change, can’t wait for my 1 year contact to be over and it’s only just started.

Used leaders for around 5 years as both letting agents and sales agents. They were great for the most part and definitely superior to others I've used in the area. They were especially great during a 6 month period when we renovated a house whilst out of the country - they helped ensure this entire process was very smooth and organised all contractors etc. on our behalf. However, there have also been a couple of instances where they dropped the ball, including not noticing my tenants were breaking several conditions of their lease and also sending out incorrect paperwork several times in a row (with critically important information incorrect). Overall though I would use them again, they are easy to communicate with (in particular Claire is great to deal with) and get the job done.

The worse agency experience ever.
From beginning very careless.
They gave us keys to rented home without showing us around.
House was poor condition not as it was shown us on video.
After many many emails reporting issues only very few was sorted.
Big issues was delayed up to 8 months.
Contract build to hard to understand and it came up mainly with rights for agency and landlord.
Total discrimination of tenants rights.
Aimee our house agent also very hard to catch up, never available eighter on annual leave 500 times a year or other things (leaving open cases unfinished and don't bother to pass any details to colleagues so they can finish it)
Maybe I wouldn't mind but when u pay rent and bills on time they should care a little bit.
So absolutely terrible experience
Never ever again.

Robin conducted all the viewings and kept us informed and provided feedback regularly. The online portal is excellent and updated with every development. The house sold very quickly. Once sold, we were introduced to Sue - the move manager - who continued the excellent service already received. She is an expert in the post sale matters and liaised with both our solicitors and the buyers solicitor - invaluable, if like us, you aren’t familiar with property sales. I recently had an issue where I had no heating or hot water in my flat. I called Leaders and a woman answered and told me to leave it with her. I can't remember her name, but she did a great job in getting the process started to resolve the issue. I also spoke to Property managers George Simpson and Lee Wood, who were also very quick in speaking to the landlord and arranging for the boiler to be fixed. The issue was resolved fairly quickly. Libbi has been quite responsive, informative, helpful and patient while I asked questions regarding my applications I was unsure of.

I have been in a property manged by this branch for almost 2 years, I've got no contact with my landlord so they are all I have.
My repairs have been reported since I move in May 2018, I've had 3 people come to assess what needs repairing and no one has ever actually come to repair any of it.
They've even sent contractors to my property ( for legal obligations such as replacing a leaking gas cooker and gas fire) who have caused more damage and then left me with it.
My fireplace was reported dangerous by me and nothing was done about it, 6 months later and gas inspector deemed it unfit for use due to it leaking gas as I had already reported. I was then left with no fire for 6 more months in a property with no central heating. The excuse for this being acceptable was that I had " a storage heater" for my entire property. I have been into branch physically after loosing my patience and I was told repairs would be done before Christmas, when I called a week later no one knew who I'd spoken to or what I was talking about. Now as I'm writing this review I've been waiting for one of their repair men to arrive, he was due at 10 am, this person has not arrived. I've now called leaders to complain and I'm waiting for a call back, which I know I won't be receiving because I never do. I genuinely feel laws have been broken by leaving certain, very dangerous repairs for as long as they have been. Yet I still continue to pay the agents fee on top of my rent. Awful awful awful service, I can't believe they have such high reviews.

We have been with Leaders 2 years next month and it has been exceptionally mixed as an experience.
Every interaction with the Leaders team has been pleasant and professional. Any time we have had a problem they have been understanding and have promised to help.
I cannot say if it is Leaders or the Landlord they work with but there have been many occaisions where something in the property needs to be fixed/ replaced/ or installed. Each time it has taken multiple chasing emails and some simply haven't been done even after it was recommended by themselves during a flat inspection.
The most notable of these scenarios was when our landlord-provided tumble dryer broke. It took aproximately a month before a workman was sent round and a total of *11 weeks* before we had a new tumble dryer.
Our flat has an extensive case of mould that predates us moving in. This has been reported many times including in flat inspections. Numerous remedying and "preventative" measures have been suggested and only those carried out by us the occupants have ever taken place.
Leaders as a team seem to be staffed by kind, understanding people so it is hard to completely slate them. Equally it has taken us months to achieve simple, legally required actions and some times actions aren't achieved at all. If it is not Leaders themselves then the problem lies with the Landlords they choose to work with.
TL;DR : Leaders are lovely people but the work doesn't get done quickly. Most likely because of the Landlords they choose to work with.

Thoroughly disappointed with the level of "professionalism" encountered with my time as a tenant.
It once took 8 days for them to get a letter into the post from the date of printing.
I have regularly had to make complaints about the property during 6 month inspections, (Leaders regularly leave the booking of the until they are late and then get quite demanding about the time frame of the appointment even though the lateness of the appointment is far from being my fault) upon requesting GDPR request I was first incorrectly told that I would be required to do things to make their job easier in complying, this is categorically not true. I should not have to inform the branch manager of this fact. It is their job to manage the branch, not mine, but I digress, upon requesting the GDPR I was provided with email correspondence showing that only on one occasion has the estate agents been in touch with the landlord to report the damages, meaning I have been forced to live in unsatisfactory living conditions.
I have had several concerns about their data handling and management. All of which have been ignored or swept under the table. For over a year they regularly insisted on emailing my ex, including sending them photos of the inside of the property which enabled them to identify that I still lived there. This of course did not take much to work out because leaders also very kindly decided to provide my ex with my address. I had told my ex I had moved in order to escape from a particularly nasty and abusive relationship so to have Leaders inform them regularly that I still lived there was not at all appreciated. I have also had Leaders inform me of other properties my landlord owns, which I'm not entirely sure was appropriate of them to do so.
In response to Leaders reply I would like to add a quote from an email I recieved from Leaders themselves regarding the issue:
"Unfortunately, back in April last year, the member of staff who was dealing with the endorsement to remove him from the tenancy, did not complete this procedure correctly." This show not only was the error on their part, but also the branch response that I or the other tenant were responsible is a blatant lie. They have already previously accepted that they are to blame for repeated cases of mismanaging my personal data, many of which occurred after the new GDPR regulations.
Having had FURTHER problem with this branch I would also like to point out I have had correspondence with leaders which shows that the branch manager has little to no knowledge of the time frames required for a house sale to go through. Seeing as they are unaware that a house sold subject to contract can take 3-6 months to go through and that it doesn't happen over night, she has stated that she doesn't understand why someone who is coming to the end of contract would want to enter into a fixed short term contract as a way of ensuring that their house move goes smoothly and also enable to them to do any necessary renovation/decorating projects. Given the lack of understanding of the time frames of moving house I would highly recommend that if you wish to purchase or sell a house that you find a different estate agents. I would not be comfortable working with an estate agent who failed to have such a basic understanding of process of buying or selling houses.

It's easy to buy a property and rent it out. It's considerably more demanding to ensure that all regulations are adhered to and both tenant and landlord are satisfied. I've been using Hollier Browne for approx 20 years. I've tried many agents, but Hollier Browne are by far the best that I have ever used.
During 2018 & 2019 I have been increasingly less satisfied with the service and costs and am actively searching for an alternative agent.

For the second time within two years, we are forced to raise a dispute as tenants. Once because we had a rogue landlord, and now probably because we are just young. This time we are charged 217 pounds for 'light cleaning' of a 3 bedroom house, with every area requiring cleaning, even though we have hired a professional cleaner before our tenancy end date. We even been told by the check out inspector from the agency that she saw nothing wrong at the time of check out. The landlord seems to have not endorsed these fees and it's been a month since the move out. They are most likely just trying to get anything they can at this point, probably will serve a receipt for work that wasn't even done by them to the dispute resolution.
There is just no good reason to trust any agent at this point. Stay vigilant at check in and take your own pictures always.

Tara at the cotteridge branch handled my move and was an absolute star. Nothing was too much trouble and everybody I dealt with was friendly, professional and incredibly helpful.
On moving day there was a genuine mix up with my key pick up, and Tara went above and beyond by driving across the city for me right there and then so I wouldn't miss my virgin media installation. Two hours later I was sat in my new front room eating sausage, beans and chips!

We have recently exchanged and completed on the sale of a property.
This sale has been going on since last July and for various reasons (too many to mention!) the whole process has been incredibly stressful!
However, the service we have received from Shante has been absolutely fantastic, she has liaised with us every step of the way to keep us up to date with correspondence between herself, the buyer and his solicitors (5 in total!). She has always got back to us when she said she would and is lovely to speak to on the phone. It has been an absolute pleasure dealing with her and without her perseverance we may not have got to where we are today - she is a credit to the company.

Moved into my first property that me and my partner bought together after a nightmare of a time from putting offer in at october time and not completing the buy until April 2017 which was no fault of the estate agents was sellers solicitors fault for not commuicating. Shante was such a great help she was chasing both solictors and constantly emailing and commuicated with me 24/7, everyone in the office knew me by the end as they were all chasing and trying to get it sorted and in the end they helped us get out first home and we love it after living here nearly 2 years i still cant thank the staff enough for going above and beyond! Cannot fault Leaders. Found our ideal home online and rushed in on a Saturday morning. Met Claire who gave us all details. Viewings weren't officially available til Monday but she could see our enthusiasm so got in touch with owner, despite being overseas, to consent to a view that day. Paperwork straight forward and sorted same day and after red tape, we were in within 2 weeks. As the agents, always on the ball with gas servicing. On contract renewal, Karen was so helpful to make sure it went through without a hitch. Thankyou so much!!

Sometimes there is a bad stigma attached with lettings agents and mostly, this is deserved. Dealing with Leaders was the complete opposite of this with a good balance of professionalism and friendliness all through the process.

My own experience of using Leaders is that they are thorough, reliable and dependable. The staff at Kings Norton are clearly experienced in dealing with clients and, as an ingoing tenant, I found them to be very supportive, full of good advice, and very clear in what they required. I also found that the friendly atmosphere in the office is genuine and, very importantly, whenever I go there for any reason, they remember my name immediately. That goes a long way.
I took up my tenancy at the end of March 2018 and any questions I've had since then were answered clearly and quickly. I fully recommend Leaders.

He was absolutely amazing in helping to ensure my sale went through despite many difficulties that kept cropping up. After myself and my husband were treated like dogs by AH Field after renting with them for 5 years we were completely outstanded by the professionalism and speed in which leaders could provide us with a new home, after finding out we are expecting they were really happy to make sure we had our keys on our set date back in March when there was snow on the ground!! ... we have since settled and have had no problems with this letting agent... what a reputable company they are!!
