I have to share the scoop on my recent run-in with Rolfe East. It was a rollercoaster, and I'm waving the red flag for anyone thinking about buying a property with them.
So, we had this agent, Ash, all smiles during viewings, making us think we found our dream home. But it was just the beginning of their little game.
They kept bugging us until we hit an offer that seemed to hook the landlord. Pumped us up, saying, "We are delighted that your offer has been accepted!" But guess what? Next day, they hit us with an email saying someone else threw in a bit more, and we're out.
And get this – after all that drama, they had the audacity to ask for an extra 5k to seal the deal. When Ash mentioned many times that he dealt with the landlord in the past and was sure that just a much bigger offer would have made them change their mind!
Long story short: Save yourself some time. They're playing games and messing with people's dreams. Save yourself the stress and find an agency that's not all about the shady business.

Tldr: Incredibly unethical and unreliable agency; lied to us for days;
After having an in-person viewing and immediately making an offer last Friday, on Monday we receive verbal and written over email confirmation for having accepted our offer for the place of choice. After further confirmation on our side, on the same day, we ask over email and phone when do we need to pay holding deposit, actual deposit and rent and if they need more details for the reference checks. We are told we don't need to worry about any of these and we should wait until they get in touch with us. Every day since, we call and ask about the forementioned payments. They give us the exact same answer: not to worry and to wait for them to get in touch.
Well guess what, Friday of the same week (a 2 bussiness days before move in date) , we get a call that in fact, the landlord chose another offer and they were in the right to do so since we didn't pay a holding deposit (as if we were ever given information on how to do that). Furthermore, the agent admitted that they were doing that with the hope that the landlord gets a better offer in the meantime!
They completely wasted our time, and have no remorse over the stress and waste of time that they caused us! Incredibly unreliable! If they did this once, they will do it again!

My boyfriend just completed the purchase of his home in East Acton with Rolfe East and I cannot recommend them enough! First, back in March we managed to negotiate a very good price with the help of Nick who was our point of contact with the seller and was outstanding. Subsequently, James took over at a very difficult and stressful moment (due to COVID-19), yet he flawlessly managed to keep on top of everything and to constantly keep in touch with both the vendor and ourselves to make sure everything was going smooth. We had quite a bad luck with our dreadful solicitors (thanks to whom the transaction got delayed), so James had to juggle between the vendor, ourselves, our solicitors and the vendor's solicitors (who, in my opinion, were not a piece of cake either). In all fairness, everytime we called James (towards the end of the transaction was more or less 3 times a day), he was right there, ready with an update or to offer help with any issue or question we had. I really do hope that Rolfe East will open other branches across London as they definitely know how to treat their clients properly and offer second to none level of professionalism and reliability. I recommend them to everyone and we would certainly come back to them when we go for a second house. Thank you James and keep up the good work! Good luck!

They don't check the properties and just offer places where most of the things are broken claiming that the places has been repaired. They put on the contract the moving date but the key gets delayed using 'maintenance' service as an excuse for that. Also they don't assist you whenever you have a problem, transfer your from one person to anoter and which is worst they don't even know how to deal with the issues!!!! Huge disappointment!!! I would never use their services again!!!!

The most unprofessional experience of my adult life, had a viewing planned for 6pm, I asked to reschedule for 6.30pm as Tube was delayed, agent spoke to the tenant, called me back agreed 6.30pm and was then I was sent text saying Ash had to reschedule for another day, the text was sent at 6.34pm, extremely poor and unprofessional service..... a shame as it’s an independent agency, that I will now never have any further involvement with during our home search.

Ash Patel heads up an entirely trustworthy and hardworking team that will do their best for you. They may not boast the biggest office but Rolfe East uses the same property websites as any of the others and charges the least commission. I particularly liked the way Ash dealt with the sale of our Acton home showing integrity, humanity and respect for both myself and the buyer. James and the team at Rolfe East Acton worked extremely hard to sell my flat - it was an unusual sale in that I was selling with tenants in place and was under time pressure to complete in order to purchase a house. James, Ash & Lamour handled a difficult situation professionally, dealing with the tenants who were not keen on viewings, sensitively and diplomatically. They got me a good offer from a cash buyer and then stayed involved throughout the sale process, prompting both parties' solicitors to make sure delays were kept to a minimum. I can't imagine any other estate agents providing such a comprehensive and personal service and cannot recommend them highly enough.

Appeasing both the buyer and sellers during sales cannot be easy but they have a way of facing issues, dealing with issues and bringing all groups together to resolve the problems, no not answering the phones, no music and please wait, no ducking the issues with 'I'll get back to you'. One of the first of many estate agents I contacted late last year to value my garden flat in Acton.
I was given a realistic estimate on how much my flat could be marketed for, contrary to some other local estate agents who quoted me an over inflated estimate in order to gain my business.
The selling contract drawn consisted of just one double sided A4 sheet without an endless list of complicated terms and conditions. Rolfe East is one of the few agent in the high street who does not tie you in with some clauses and penalty should you want to take your property off the market for one reason or another. Just 2 weeks notices if I remember was required with no penalty. I was re assured that should I needed to, I could put the process on hold at any time.
My property was marketed just before Christmas and was advertised on 2 property search website as well as in the local weekly property paper.
I had a firm offer a month or so later and we completed the transaction on the 31st of Mar 2016.
I had regular communication from the agent keeping well informed on the progress.
At some point, a possible legal issue coming from a 3rd party ,which could have jeopardised my sell propped up and although this was something that was to be sorted out by myself, my contact at Rolfe East gave me great support and most importantly kept his cool, despite the fact that all of us did think for a few days that indeed, the sell could possibly fall through.
Last but not least, although the office opens at 09h30, I did notice during my many visit to the branch that a daily staff briefing takes place shortly after so a 10h00 appearance is probably more adequate!
