I cannot stress strongly enough that you should avoid using Royston and Lund. Whilst my sale went through, it was not because of Royston and Lund, but rather the efforts of other estate agents in the chain. If the other parties in our chain had estate agents of the same calibre as Royston and Lund, I have no doubt that our sale and purchase would have completely fallen through.
The initial sales pitch was impressive and the fees were competitive, however the service thereafter was extremely disappointing.
Pricing guidance was poor, and we ultimately had to seek advice from another agent to correctly price our property. It would be overly generous to say that they were reactive in their approach, let alone proactive, and sales progression was non existent.
Communication was so ineffective that other agents involved chose to exclude Royston and Lund from communications, as their involvement was more of a hindrance than a help, and we had to deal with other agents directly instead.
Updates were infrequent, responses were slow, and promised callbacks often did not happen. When updates were provided, the information was often out of date or incorrect. On several occasions, inaccurate details were communicated by Royston and Lund to other parties on our behalf and we had to correct them. We were explicitly told that emails relating to our transaction were not being opened or read.
Overall, the experience caused unnecessary stress and frustration. When complaints were raised, no apology was offered, they simply proceeded straight to threatening legal action if we didn't pay the fee on the basis that the transaction had completed and so they had done their job.. We received what are clearly precedent letters very quickly, which suggests that they get these complaints frequently.
I have never met a company less deserving of their fee.
I would strongly, strongly advise avoiding Royston and Lund, and recommend contacting someone like Liz Milson or Jess Beesley instead.

Unfortunately, this has now been the third time we’ve had the same staff member conduct a viewing, and the experience has consistently been disappointing. She has arrived late on each occasion, did not show us around the property, and was unable to answer even the most basic questions about the house — such as how long it had been vacant. Instead, we were left to look around on our own while she remained downstairs on her phone. On our second viewing she didn’t even realise that we had already bought the property, which was very concerning. This gave the impression of very little effort or interest, which really let down the overall experience.
To add to this the agency has continued to book viewings for new buyers on our house — despite the fact that it has already been sold — and then had to cancel at the last minute when they realised their mistake. Overall, the experience has been extremely disappointing and unprofessional.

We were disappointed with our experience. The marketing materials were poorly drafted and we had to spend a lot of time correcting their spelling errors. They operate a skeleton staff team so they have limited availability to carry out viewings. They only did 4/18 viewings for us because they were unable to facilitate the times that buyers were requesting. Their communication was infrequent and unclear which left us and buyers feeling confused and frustrated. When we accepted an offer they say they appoint a sales progressor, but in our case we didn't have one email or call from them in the 3 month conveyancing period. All in all, minimum input for maximum return! That said, we did grumble about the level of service we received and in recognition of this they reduced their fee. I hope they take on more staff so they can improve and provide a better service. Their pictures were good - which gained a star!

We decided to use Royston and Lund after being up with another "reputable" estate agent that requested a fee before even going up for sale as well as add ons. Lindsey came out to us initially and we felt at ease with Lindsey and went ahead and chose R&L. The pictures that were taken made our house look phenomenal and definitely helped towards getting people through the door. We had Poppy from the Ashby branch deal with our initial sale and she was brilliant throughout the whole process dispite some disgruntled questions from myself but they were dealt with professionally, accurately and efficiently. Sam dealt with us once we had secured a buyer and it was a very smooth transition and communication was brillint from herself and any question that was asked was asked with accuracy every time. We were updated regularly every time there had been a change or an update on the sale of our property, even the minor stuff that I didn't expect an update on, which was very reassuring. From start to finish our whole sale and onwards purchase (not with R&L) has been so straight forward and I can't help but think that R&L had a huge part to play in this. A massive thank you to all involved in our sale, I would highly recommend using this company!!

They were generally ok, but they did miss some important details from the description of our property.
Photography was good.
Trying to arrange viewings which they were able to facilitate was difficult. They were not as flexible as we would have liked.
They were also the agents for the property we were purchasing and this was our main reason for selecting them to market our house.

The director Alex turned up for the first meeting, was polite, professional, but not pushy to get us to hire them - a more than pleasant surprise.
It was our first time selling a house and the team were patient explaining all the steps - who does what and translating some of the trade jargon when needed. Communication was very good throughout the process and at the end when push came to shove Samantha did not hesitate to lean hard on various parties (mainly slow solicitors) to wake up and get on with it. On completion day our chain of five was completed at 16:44 with a deadline of 17:00 and I am absolutely convinced if it wasn't for the flood of emails and phone calls that Samantha made - as we ourselves also were - we would not have completed that day.
Once we had moved, we sent her some flowers as a thank you because she was that good. We are more than happy and the price they charged was very reasonable too.

From the get go Royston and Lund were very professional, attentive and helpful. The sales team including Kierhan, Liz and Lindsey were great and the pictures taken of the house were of good quality. We had a few issues with a seller pulling out and a quick turn around time and everyone in the team tried their best to sort things out.
Without Kirsty I don’t think our sale or purchase would have gone through. She was amazing and was in it with both sides of the chain to ensure things were progressing how we wanted them to.

A fantastic service from a professional outfit, from beginning to end of process.
We instructed Royston & Lund to sell our property as we were very impressed by their initial visit and valuation.
The feedback we received from viewings was very positive.
Communication was easy and transparent throughout. Liz was our main contact, explaining the process very clearly through every step of the process.
Once we had agreed a sale, communication was always simple and straightforward.
The after sales team led by Sam and assisted by Liz worked tirelessly to expedite the process through to completion.
I believe this was a tricky process for them as our buyer had used an online agent who did not supply a dedicated person to deal with the process after a price had been agreed.
Our experience nevertheless remained a positive one and Liz was in constant contact with us, diligently explaining how far we were through the process, any issues holding the process up, and actions taken to expedite the process.
People say moving house is a very stressful process, however our experience of selling our house was made so much easier by the hard work and positivity of Lindsey and her team in Ashby. Many thanks. Colin

From the outset Lindsey was very knowledgeable about the market and current prices and was very professional. The photographs were of a very high standard and the whole marketing process was excellent. Liz took over with a lot of the viewings and familiarised herself well with the property prior to these commencing. Kieran mainly dealt with me via the telephone, he was always polite and efficient.
Royston & Lund sold my property within 7 days!!
I went on to purchase another property and having dealt with many agents until I found my ideal purchase I can honestly say many vendors must be horrified or unaware of how lazy and incompent many agents are. If the opportunity arose I would certainly use Lindsey and her team to sell in the future and for anyone looking to find a decent, proactive agent I would highly recommend them!!

My house isn't quite on the market as of yet and I am sure I will write another positive review when this has happened and it has sold. But, I have nothing than full respect for this company from the first phone call. Attention to detail, personal touch and the kind of customer service I admire. All members of the team so far have been gracious, helpful. certainly taken as much stress out of the sale as they can do. when you walk into their office to drop off paperwork and you meet a lady and she knows who you and are your property and you have never met before. Attention to detail!!
