I would avoid this estate agent at all cost. They pressured us into giving them a deposit before the tenancy agreement was signed by all parties and made out that we would lose the house if we didn't do it straight away. 5 weeks after the deposit and 6 months rent upfront were paid, we find out that the landlord had never signed the tenancy agreement and that they were actually selling the house (2 weeks before we were supposed to move in). No one apologised for the incident and Laura (the lettings manager) had the audacity to be short with us and was extremely unhelpful. My wife is 7 months pregnant and we have an 18 month old toddler - no one seemed to care that we had nowhere to live. Avoid!

It was our first time privately renting, we booked a viewing at a property, this was the welcome laura gave us "This will have to be quick, as i have other viewings soon". The staff at sj smith Ashford Middlesex were a complete nightmare, everyone we spoke to was rude or spoke down to us, we placed a holding deposit on a property that was perfect us, while undergoing the referencing process I failed due to bad credit rating. So they said can you get a guarantor, we couldn't, so they said can you get 6 months rent upfront, we manged to get the £14000 they were asking for, but then it came back that they still said no. So I pretty much begged a friend to be a guarantor for us, told sj smiths I had this guarantor, he sent his details, we waited yet again for days for an answer. They still said no. The whole experience was meant to be a happy time for our family, but the staff made it a complete nightmare, we were constantly chasing them, but when they wanted something from us it had to be instant.
After all this they refused to give the holding deposit of £470 back.
So we had to fight to get that back, which we did in the end.
I see all these other reviews saying how nice they are, we genuinely did not see that in them.
I've just come back to edit, if you look at all the bad reviews, it's the same thing, rude staff and no communication. Just shows it must be true if everyone has experienced the same thing with them.
And the stupid same edited reply sent to everyone from them, because they don't have answers because they know they are in the wrong, they should be ashamed of themselves, it says they take pride in their customer service. If they take pride in the customer service we received, they should close up shop asap.
Responding to your reply s j smith, what did you do to help us move forward, we did everything you asked, got the 6 months upfront plus another 2 months from council, got a guarantor aswell
everything you asked, and you still said no after we paid £470 holding deposit

SJSmith have been very helpful throughout our whole process. We have bought and sold twice with them now and both times have been smooth, quick and easy. Louis and Nicola were both contactable 24/7 and really helped our process run smooth. 100% recommend!

We would like to say a massive thank you to Chad and louie for all the help and great advice when we brought our house. I’ve met a few estate agents but no one came close to them, We wished we had met them when we were putting our house on the market they made it so stressfree .
I would definitely would recommend anyone selling or buying a house to go to them . Definitely five stars .
