What can I say, SJ Smith they have been just brilliant. I bought the property from them 5 years back and sold it through them this year. When people say this takes months or years to go through the process I wouldn't believe that, as they bought the right buyer within the 1st week of putting the property out on market and completed within 2 months. I have also done the follow on property through SJ Smith Staines which was again smooth. I would 100% recommend SJ Smith Ashford and Stains both. They both have been managed by the brilliant team and management.
SJ Smith also recommended to use the solicitor and they have been brilliant. Always available to take calls and took all the preasure to do the exchange and complision where SJ Smith have been in contact with them at all times which took the worry away from me.

BEWARE ! Please check the property before making the payment, once payment has been made they won’t support you and you’ll be a ping pong between agency and the landlord. During viewing S J Smith Ashford committed that the property will be handed over professionally cleaned before we move in before moving in they told us it will be all cleaned and ready for us to settle in, the house was handed over extremely dirty with left overs and full of grease all over, upon multiple request they refuse to take the responsibility of what they committed and asked us to contact landlord and the landlord completely refused to do so since it wasn’t committed by them however it’s written in the contract that it should be professionally cleaned.
Whole week wasted to clean up and we had to pay a lot for professional cleaning since the condition was very bad.

The level of service from Sam Colomb was poor. No direct telephone number to contact him or leave messages, slow to return phone calls, doesn't seem to read his emails often. Clearly SJ Smith do a good job for some customers but not all. Pity as very interested in a house but won't pursue it now.

Unfortunately my Daughter and her friends have had a bad experience with this company. They took a holding deposit and are now refusing to refund it after telling them they failed the referencing. One of the girls had not even submitted her documents yet so could hardly fail. They have called them liars and have done credit checks on garantors without asking their permission. They also told my Daughter on the phone that the reason for keeping the holding deposit was referencing costs, which is illegal. They are now saying that the 3 friends were aware that they wouldn't get their deposit back, which is untrue. They now have to find somewhere else to rent and pay yet another holding deposit. Be very careful!!

I sat back for 10 months knowing I wanted to sell my flat but thinking I'm going to have to rent it out when I purchased my new home.
I had watched 2 of my neighbours put their flats up for sale one for 4 months which was pulled off the market unsold and the other was still on 10 months later unsold. Admittedly they were both overpriced for the current market.
I really didn't want to rent so thought I'd give selling a go but didnt hold much hope with the market conditions
Louis we have dealt with before when we purchased this flat. We called him back round and he advised in the pricing and said they would get it sold for what they advised. I still didn't believe him.
2 weeks later we had a buyer I was shocked. Throughout the sale Chad and Simon have constantly given us updates, chased and pushed through the sale working with both solicitors.
It took them 3 months to find a buyer and sell our flat which is very impressive in the current market.
Very professional service provided throughout and I wouldn't hesitate to recommend them again. We have both sold and purchased through SJ Smith.

From the moment we gave our instructions to Louis to put our home on the market, my partner and I knew we were in good hands. We got regular feedback soon after each viewing took place. The most reassuring thing is that SJ Smith will only take a property off the market once they feel confident in a buyers’ intention to buy and this was really tested when our 1st buyer. Although she really wanted to buy her home her buyer seemed to have problems getting a mortgage. Once this was proven to be the case, Louis called to say we needed to remarket which we did and now we’re moving to our new home in a couple of weeks.

Right now, it seems like the agency is acting differently in public and private. They respond professionally on public platforms but aren’t answering Santana’s emails or calls privately. If they’re not at fault, why aren’t they responding?
Be careful with this agency. They take money for a deposit without saying it’s non-refundable. It looks like they’re keeping a property advertised while taking deposits from different people. Out of 5 applicants, they reject 4 by claiming they failed referencing, but only 1 passes. Many people are facing the same problems, but not everyone reports them properly. This time, legal actions might be taken. Cheating innocent people isn’t okay, and this time, they might face consequences.

My friend Santana had a very bad experience with this letting agency recently. You can see her review below and read her entire horrible experience. As of now this people are pretending to be professionals on a public platform writing a response to her review here but privately they are not responding to her emails and phone calls. If they are not guilty of anything why are they not responding to her emails ??? Don’t trust these people. They take your money for deposit without telling you that it’s not refundable. Holding deposit it taken to secure the property while they keep it advertised on other platforms to take deposits from other people and then out of 5 people they will fail 4 people by saying you failed referencing and pass referencing of 1 person and fool the rest of the people. You will see that a lot of people have experienced the same issues and nobody reported them properly hence they carry on fooling people but this time they will face legal actions. You can’t cheat innocent people and think you will get away all the time. NOT THIS TIME!!!!

Do not give your money and trust them. They took holding deposit from me on the 4th of November 2023 and the property was still advertised by them allowing other people to view. 12th Nov 2023 of their property being still advertised. They only got back to me today 15th November when the referencing was completed on 14th November. Now they have given a false reason saying I have failed the referencing as my guarantor doesn’t earn enough when they never mentioned anywhere what the guarantor earning requirements were. My Guarantor earning more than required earnings.

Secondly Eashen vickers was initially the one who showed the property to my mum and never mentioned anything even in person. Right after the viewing kept calling my mum to pay deposit or else we will loose the property. She said my daughter (I) would be calling to do the payment once she gets free at work. They kept ringing her again and again. So I had a doubt and searched the property on RIGHTMOVE and it had said LET AGREED even before I had not given the deposit SO I then called to clarify this and Eashen said must been a mistake. Further then I made a payment of £357 after a while he then sends me email saying congratulations we have accepted your offer. Eashen Neither verbally or in writing informed my mum or me about the deposit not being refundable incase the referencing fails or credit checks before making him the payment. Legally all of these should be discussed before you take anyones deposit. They are bunch of liar and fraud. I was foolish to not read the reviews before giving any money to them but I won’t let this pass so easily. I NEED MY REFUND IMMEDIATELY or else I will take legal actions and the reviews here and also I can bring all witnesses who has had similar experiences like mine or even worse.

They loot the poor people .be aware before you give them ur holiding deposit because they don’t return . in July I saw a property on Zoopla to rent emailed them got a call from JAY HOBBS the next day to view the property . When I clearly told are income is low . As no agency even shows viewing if they already know income is less .
We view with Jay Hobbs we speak about my husband income low And he said it will be okay with1 (guarantor and I told clearly he is British citizen has his own house and income is 47000£) , I told him I’m scared we will fail the reference but he said no it will go through because of guarantor . And told us to give answer quick as the property will be seen by another person . So we have to block if we want . I had clearly told Jay we are dealing with agency first time and he said no fees and if landlord does not want to give us property we will get back refund of holding deposit only if we change are mind we would not get refund . Not even one time this agent says if we fail reference we won’t get money back . Total scam . Stay away from this agency .
We are a family with 2 young kids wanted to move into 2 bedroom and had been looking for quite a long ,so we said we want to go forward same day I called the agency . He is in hurry to take the holding deposit and says CONGRATULATIONS THIS PROPERTY IS YOURS NOW And we were so happy later he send us the tenancy agree form which we sign and send back not mentions anywhere if fail the reference won’t get money back .
We also get forms from RENT4SURE to fill and send back we give all details all documents all done same with the guarantors . I get call saying 1 guarantor is not enough so I said how much they should earn he says
60000£ in told of both guarantor together .
The agent tells me the second guarantor should early around 12 000£ to 15000£ and must be working in the uk . Done
I trusted this agency and spoke to them calling them before filling up my forms
So Jay tells me it will take 3 to 5 days for the process and they will revert back .
So I wait patiently .I still find the property is not taken off from the market / deposit is changed / availability showing early I call agency and they say a mistake . Such liars
I get call from Jay Hobbs and I say what happening with my reference and he says my guarantor have not submitted documents and he sounded rude that day also he paused for 2 minutes and tells me we failed reference . I said how can we fail if it’s total 60000£ what he wanted in total as income and then comes shocks as he changes all his statements he says no separate 60 /60 .if one person fails all fail as details were taken of myself / my husband and 2 guarantors .
So I ask him about my deposit and he says no not refundable because we failed .
We paid our hard earned money 380£ to them and we loose it all /I call the referee company and they tell me our reference is still in process I was so Angry and they too were surprised why agency told us we failed .I call agency back saying I won’t to speak to managers but I get told nobody at office
So I email heads of leggings Philip Stuart but no reply since a month . and Mrs Laura Vivian takes time to reply and says sorry for what happened and takes bank details and says she will check the possibility of refund so I get some hope in her to get my money back .
I wait for days no reply I keep calling agency nobody in office, Busy .
I speak to Jay and i question him why we failed he says we gave misleading information that (WE WOULD PASS THE REFERENCE )
He puts false allegations/ earlier the reason of failing was guarantor failed the checks .
After days I call agency they say it takes time for refund . I email Laura she then sends me email saying no refund will be given as they paid for check and took the property off market which was not as I have proof with me as they mistakenly have send me email in 3 days, property available even when my reference was still on for property (3 briar wood close feltham tw13 )

I would advise exercising caution when considering engagement with the specified real estate agent. This recommendation is particularly relevant for individuals possessing foreign status with international income sources. Challenges have arisen during interactions with this agent, even following the successful completion of reference assessments and income verifications, which have extended beyond the realm of typical expectations. Additionally, I had to overspent on extra AirBnB lodging due to perceived inefficiencies in the agent's processes. Notably, the survey was not conducted during the same week, and the surveyor assured me that it could have been carried out the week prior, but such demand was not made, leading us to extend our stay for the weekend.
It is worth noting that the agent has demonstrated a tendency to request deposit payments prior to the comprehensive review and comprehension of contractual terms and conditions. I had to request the T&Cs multiple times as deposits were requested before their provision.
Regrettably, my family and I experienced a sense of bias and prejudice, despite furnishing documentation substantiating a significant six-figure income, demonstrating the capacity to meet rental obligations, and showcasing financial stability. This sentiment was further exacerbated by a perceived lack of equitable treatment, extending even to matters of financial prudence. These circumstances culminated in a disheartening outcome. I received multiple calls from their management inquiring, "How did you pass references?"
Furthermore, the agent's proficiency in property management has been less than satisfactory. A recurring pattern has emerged, wherein issues are attributed to the property owner (citing lack of approval or response from the owner), even when fundamental problems are evident. For instance, a fence fell off during adverse weather conditions and remains unrepaired, and the absence of a rear fence poses safety concerns for my children. The inadequacy of water pressure, hindering the use of a bathroom, has been brought to the agent's attention. Their response, "Didn't you notice this before moving in?" was deemed discourteous. Despite my offer to address these concerns myself, the agent's responses have lacked viable solutions or definitive responses. It is noteworthy that these issues persist even six months after the commencement of the lease agreement.
In light of the aforementioned observations, I recommend exploring alternative options and refraining from engaging with the aforementioned real estate agent.

I would avoid this estate agent at all cost. They pressured us into giving them a deposit before the tenancy agreement was signed by all parties and made out that we would lose the house if we didn't do it straight away. 5 weeks after the deposit and 6 months rent upfront were paid, we find out that the landlord had never signed the tenancy agreement and that they were actually selling the house (2 weeks before we were supposed to move in). No one apologised for the incident and Laura (the lettings manager) had the audacity to be short with us and was extremely unhelpful. My wife is 7 months pregnant and we have an 18 month old toddler - no one seemed to care that we had nowhere to live. Avoid!

It was our first time privately renting, we booked a viewing at a property, this was the welcome laura gave us "This will have to be quick, as i have other viewings soon". The staff at sj smith Ashford Middlesex were a complete nightmare, everyone we spoke to was rude or spoke down to us, we placed a holding deposit on a property that was perfect us, while undergoing the referencing process I failed due to bad credit rating. So they said can you get a guarantor, we couldn't, so they said can you get 6 months rent upfront, we manged to get the £14000 they were asking for, but then it came back that they still said no. So I pretty much begged a friend to be a guarantor for us, told sj smiths I had this guarantor, he sent his details, we waited yet again for days for an answer. They still said no. The whole experience was meant to be a happy time for our family, but the staff made it a complete nightmare, we were constantly chasing them, but when they wanted something from us it had to be instant.
After all this they refused to give the holding deposit of £470 back.
So we had to fight to get that back, which we did in the end.
I see all these other reviews saying how nice they are, we genuinely did not see that in them.
I've just come back to edit, if you look at all the bad reviews, it's the same thing, rude staff and no communication. Just shows it must be true if everyone has experienced the same thing with them.
And the stupid same edited reply sent to everyone from them, because they don't have answers because they know they are in the wrong, they should be ashamed of themselves, it says they take pride in their customer service. If they take pride in the customer service we received, they should close up shop asap.
Responding to your reply s j smith, what did you do to help us move forward, we did everything you asked, got the 6 months upfront plus another 2 months from council, got a guarantor aswell

Got a miss call from them (Laura). So i called them, was told I would get a call back.. hours went by so I called back again, person who 1st called was unavailable. Man I spoke to was very rude and abrupt. Before I handed over my personal information I wanted to know what property they was calling me in regards too. He wouldn't tell me and denied a call back from Laura, said i was to blame as I wasn't providing my information...

I and my baby made our trip to the viewing property, it took approximately one hour. We were at the entrance at the 5:50 and we were waiting till 6:40 and no one shows up. It was cold outside. After that it took one more hour to go back home. According to my experience, I don't recommend this agency.

NOT EVEN WORTH 1 STAR …. Worsed Estate agent I have ever dealt with in my life. I did my viewing with Jay Hobbs who initially seemed very lovely but unfortunately later learned that he was the most unprofessional, rude and pushy agent. The holding deposit for a rental property was taken without landlords agreement. Property was not taken of the market. Calls, e-mails were not returned till after the property actually was taken over by another Estate Agent. After 14 days I have received my refund but no apology just rude response from another colleague Laura Viviani accusing me of lying. Maybe the manager should start by actually training their staff with the help of Frost Estate Agent. Guys don’t get fooled by the 5 Stars as this agency would get colleagues, friends and families write reviews to hide bad feedback.

He was friendly yet professional and instantly put me at ease about selling my property.
My original sale unfortunately fell through (Through no fault of SJ Smith's) but the team were very quick to organise another open day, which presented a few potential buyers for me. The team talked me through my options and I decided on a 2nd buyer.
I then dealt with Nicola who was a brilliant help. My sale was held up by the buyer's Solicitors, and Nicola & Rob were so helpful with chasing things up, communicating with me every step of the way.

Horrible experience. 1st day they book a viewing I had taken a day off, for some reason they call off the viewing and re book it another day. I assumed there might be a reason behind to do it and I was fine. I go to the property on my next booked day and this agent comes without the house key. And kept asking what was he supposed to do if he carried the wrong key. I had to take a day off at work and travel all the way from Kingston.. and this person says what is he supposed to do... that's just not right. Would suggest people please don't go for their viewings as it's a waste of time..

AVOID THIS ESTATE AGENTS AT ALL COSTS!
If I could give this company minus stars I would.
Very quick to take your money but then terrible at communicating with you after.
I specifically dealt with Laura and Manager Phil and I have never come across such unprofessional and rude individuals in a work place.
Never answer text/emails or call you back when they tell you they will.
Each person working there will tell you a different answer to questions asked.
When talking to you on the phone they seriously sound like they aren’t bothered and don’t want to be there talking to you.
After I specifically told them ‘please don’t contact my landlord right now for a reference, we haven’t given him our notice yet’ I was rest assured by Laura this was fine and he wouldn’t need to be contacted, with in 12 hours of that promise from Laura my landlord was contacted behind my back without my say so, when I brought them up on This they was completely unbothered and un apologetic.
When I finally brought all my complaints up to Phil the manager, he had a witty comeback to everything I said, disputed every point I made and didn’t take anything I Said onboard.
I highly recommend avoiding this company! They Just cause you headache & stress!

We couldn't have asked for a better estate agent than S J Smith team of Ashford branch when we were in the market to buy our first home. They have been the epitome of professionalism, courtesy and patience from the word go.
Right from front end sales people like Louis, who was kind enough to call us back after 1 month after one property we were gunning for fell through, showed us the property that is soon to become our first home. He accommodated multiple viewings of the property, not once showing any signs of complaints.
Once the offer was accepted we were smoothly transitioned from one champ, Louis, to another champ Nicola who was the sales progressor. Nicola has been patient taking out time to answer every question, few borderline silly, never once failing to update us on the progress. You have found your biggest supporter in us Nicola, Louis, Rob and Chad.
Just have a look at their professional video ads they upload onto the websites like Zoopla or on their YT channel. All the homes are neatly presented, there is no sales gimmicks.
We are lucky to have found this team.
Customer service isn't easy, however SJ Smith are beating it day in and day out and this is the reason they deserve my highest recommendation.******* 7 stars.

I faced so much stress and financial loss due to the engagement of this agent.

I recently sold my detached property in Ashford, Middlesex using S J Smith. Throughout the whole process they have acted extremely professionally and were very quick to respond to any questions or queries. They presented a number of realistic purchasers and when I had a purchaser pull out very late in the day they had a very good reserve prospect that enabled me to save my own purchase. They were always willing to accompany prospective purchasers meaning I was not expected to be present and when the transactions neared conclusion liaised extremely well with all parties, chasing solicitors for progress but not over doing it. If I could give less than 1 star I would. They are absolutely useless. Stay away and take your business elsewhere.
They are quick and efficient when they need to get you to sign a contract, but once that is done, good luck trying to get them to answer emails, or actually manage the property you pay them for!

We used them for the sale of our big bungalow. Efficient and trustworthy is how I would describe them. Our house is our biggest investment so we need someone whom we can trust completely. I bought and sold through SJ Smith's in Ashford recently and can highly recommend them! They were really helpful and totally professional throughout the whole process, and nothing was too much trouble. I dealt with Chad the Manager, and Rob, Louis and Nicola who is based in the office. They are a fantastic team, and Nicola was brilliant at chasing things up, and giving me updates etc. They accompanied every viewing, gave you the feedback, and always return your phone calls! We bought a house through SJ Smith and received great service. We were updated regularly regarding new houses on the market and were not shown anything that did not meet our criteria. Our needs were understood, which made the process a lot easier. Once we had found a property, Nicola was amazing in ensuring the process was as smooth as possible, keeping us updated on any progress and trying to arrange completion as quickly as possible. We used SJ Smith to sell our property. We had previously been on the market with another agent for approx 4-6weeks and received no offers at all. We received multiple offers through SJ Smith within the first two weeks and eventually agreed a full asking price offer with Louis via a cash buyer.
We have also been well looked after by Louis with our subsequent search, he has been extremely patient with us and never given up. We hope to buy through Louis and SJ Smith in the future. Chad and Rob were also great throughout both our sale and continued search. They have been the most pro-active agent in Ashford that we have registered with by a long shot.

They will let a property next to you to tenants with antisocial behaviour issues, and overcrowd it ( 8 people living in a 3 bedroom house) they will then tell you "with the best will in the world the number of tenants cant be controlled" ermmmmmm. Contracts? Property management??? Not difficult is it. They ignore pleas for help and emails and will devalue any property next door!!!! Police are constantly here and I am not calling them out... shows how dangerous these people are. Warning if you see a SJ Smith board go up next door, this is bad news for home owners!!! My life has been a living hell for the last year because of them!!!!!! I can hear the tenants in your property smashing the doors and floor right now. They do it constantly, I hope they wreck it then you might bother to do a background check on tenants next time. Classic greedy dismissant estate agents!!!

Fantastic. Lots of people ask why use a traditional estate agent. Well, I am so glad I did. We were given a realistic selling cost and time frame, it happened. However where SJSMiths were outstanding were with sales progression. Nicola is the only reason everything happened as smoothly as possible. She corresponded with us, our solicitors, our buyers and various other people in the chain. Not once did she make me feel as though something was a problem. If we did not have Nicola things would have taken months longer and been so much more stressful. Thank you so much.

Firstly when we purchased our property five years ago:
Simon, the company director, showed us around and was very knowledgeable and answered all of our questions in a polite and very professional manner. He negotiated with the vendor extremely well on our behalf.
Secondly when we sold our house recently:
Chad, the branch manager, is a great asset to SJSmith. He always greeted with a big smile on his face even when things were tense. He is very professional and extremely resilient when it comes to difficult situations. We felt always reassured when he was dealing with our enquiries, was always very prompt and looked after us throughout the whole process extremely well.
SJSmith found us a buyer after four days. Rob’s negotiating skills were remarkable as well.
I highly recommend them!

Back in January 2013 SJ Smith sold our house. We always thought that they were great, the whole team - and their operating hours are convenient for the normal working family (open to 7pm every day and Sundays too). We're quite high maintenance as customers and were relocating to a new area (a rental). Now we're looking to buy again - seen the house we love, and just wish SJ Smith had a local agency here too - we're struggling with terrible customer service of local estate agents and miss SJ Smith's excellent customer service, friendly advice and outstanding resilience.
