I was disappointed with my experience selling through Smart Homes. The main issue was the huge number of no-show viewings, which they put down to “the market”. But this continued for the entire 12 weeks, and when I switched agents, the new agent simply reconfirmed appointments and got 12 out of 13 viewings to actually attend proving it wasn’t the market at all.
I also feel Smart Homes overpriced my property to win the instruction, which caused around two months of delay before the price was corrected.
To be fair, customer service was good whenever I spoke to them, and shout-out to Tom Smart who genuinely tried his best to get a sale. Unfortunately, the viewings team’s lack of follow-up really dragged the overall performance down.
Overall, not the worst agent, but my experience wasn’t great, especially once I saw how much better things worked with the agent I moved to.

When looking at estate agents I was told they all the same it just comes down to price and this couldn’t be further from the truth. Smart homes stands miles apart from the rest. Right from the start I had a professional valuation where I was emailed a clear overview and communication was consistent clear and honest. Feedback on every viewing. Even attending viewings by smart homes I knew my home was in good hands as you are always given a brochure with great knowledge of the home you are viewings which wasn’t the case when attending viewings by other agents. And particularly a mention of Helen in the sales progression team, I felt I was personally supported through the whole process. weekly updates and really working as hard as possible to process my sale and purchase to completion as soon as possible, she eliminated so much stress by proactively messaging all parties and looping me in before I even thought to follow up and made the process so much easier. I recently contacted Smart Homes Shirley regarding a property I was genuinely interested in. What I received in return was one of the most dismissive and unprofessional interactions I’ve ever had with an estate agent.
I spoke with Mark, who immediately brought up that I had cancelled viewings in the past — as if that somehow justified speaking to me like a nuisance. For the record, I’ve always had the decency to cancel when necessary rather than waste anyone’s time. That’s called courtesy — something he clearly lacks.
When I started asking genuine questions about the property, he repeatedly brushed me off with, “I don’t know, I don’t go out, I just book the appointments.” No effort. No interest. No professionalism. Just attitude.
I even told him, “I’m a potential buyer, and your behaviour has completely put me off.” And I meant every word. If this is how they treat serious buyers, it explains why some sellers struggle to move their homes.
If I were the seller, I’d be horrified knowing the person representing my property was actively pushing buyers away. It’s shocking how comfortable he seemed being rude on the phone — as if that’s standard practice there.
In short: terrible service, arrogant staff, and zero accountability. If you value respect, communication, and professionalism, steer well clear of Smart Homes Shirley.
Sellers, be careful who you trust with your property — sometimes the biggest obstacle to your sale isn’t the market, it’s your agent.

From the valuation with Jamie Smart to the weekly reviews with him for his team and quality viewing assistants the pre sales agreed process was professional and supportive. We waited in the rain to view a flat. Agent rep was late, but he did apologise for his lateness.
The power to the flat was off. No lights. Agent didn't have a torch. I had to use my phone flash light, not ideal to see things especially the bathroom which had no windows.

I didn't expect a cavalier approach from an estate agent in this day and age.

I had been let down by another local agent who cancelled my appointment at 2 hours notice. However, I called Smart Homes in the hope of getting an valuation appointment and Simon managed to value my property within the hour. He was honest in the valuation and listened to our requirements and the team organised everything and the property was ready to be listed within two weeks.
We were lucky enough to realise a sale within 3 weeks after the Jersey negotiated on our behalf. The sales progression team supported us right through until completion, communicating effectively and relaying queries quickly back and forth to keep everything moving in the chain. Sue was brilliant in reassuring our buyers and answering any questions they had in regard to the property.

The service has been professional and honest with great communication, including weekly updates, viewing feedback and property market reports. Their advertising and photography really captured our home as we had hoped and when we made some alterations to the property (decorating), Smart homes came out immediately to take new photos and published updated advertising straight away.

We were told we would have a specified agent who would be our contact throughout and they would be in touch with us on a regular basis, at least weekly, throughout the process. Me & my husband have been house hunting for almost 1 year, we had viewed many properties with Smart Homes & had a positive experience with them each time as they were able to answer questions about the house, whereas some estate agents who have shown us around just didn’t even know the basics and weren’t interested at all. The sale reps at Smart Homes always had a smile on their face!
One issue we kept running into with other estate agents was that we couldn’t put an offer on a house if both of us weren’t present at the viewing, which was frustrating as we both work full-time and my husband was unable to view most properties due to his work schedule. Another was that other estate agents would push you to use their in-house brokers, again - didn’t have this issue with Smart Homes.
We finally found a property that we both loved, I viewed it in person & my husband again couldn’t, however Smart Homes didn’t have an issue with us putting an offer in regardless!
Our offer got accepted and the entire process has been smooth sailing with Smart Homes, we had an amazing Sales Rep - Gin Kaur who would keep us in the loop and update us frequently with the progress.
There were times where we had issues with our solicitors but Gin made sure that things were being actioned & chased them up when needed. She also took time out to get to know us as people & was equally excited as we were when we finally picked up the keys (yesterday!) It’s honestly nice to be treated as real people rather than a walking sales target.
We can’t fault a single thing about our journey with Smart Homes and Gin Kaur, it’s been flawless! Other estate agents could learn a thing or two from Smart Homes.

We bought a house through Smarthomes, we were shouted at by our sales progression rep, phones slammed down on us, accused of sabotage, provided no support or advise (we had to go to another estate agent), lied to on multiple occasions and encouraged to ignore advise from roofing professionals because "I know what I'm talking about and they are wrong". They pride themselves on customer service??, then they might want to have a word with our rep. When she went on holiday it was the best service we got from them. Good set fee. Agents kindly showed people around on our behalf and looked after the house well during these showings. They did good checks on potential buyers. Very quick exchange once a suitable buyer was found, as much down to our very good conveyancing company. However during sales , communication was very hit and miss. If we missed the weekly call because we were busy then there was no follow-up call. Little advice was given about sale price once it was on the market, and it was during a difficult time in the market place. We went for weeks sometimes without any communication due to missing the weekly call and felt rather on our own at this point and not knowing what was going on.

Felt pressurised into renting. Isold my property as I was splitting up with my partner.she wanted to rent but I wanted to buy and had found a beautiful property and had an offer accepted. Scare tactics were used as I was told by Gin the sales progesser I could loose my sale if it didn't proceed quickly as my buyers would pull out.This was at a time I suffered a family bereavement ( mother and father ).They gave the buyer all the attention and service even though I was paying the fees. I felt I had no alternative but to withdraw my offer.I am now in a damp rented flat instead of the house I wanted to buy. Just sales people interested with sales targets. A DIABOLICAL SERVICE FOR £3500 . Suits and fancy talk don't make good estate agents. With all the good reviews people put on about the progression team it looks like I was unfortunate to have the worst one in the team.This has cost me thousands, money I built up in equity has now been lost by using this company. What I thought would be the best estate agents given their 5 star rating? turned out to be the worst. There are cheaper and more efficient agents locally.

We bought a new build (and our first home) with Smart Homes in Shirley and from our initial purchase to completion we felt that the team were entirely supportive and had our best interests at heart. We also looked at many properties in the area, and several homes with Smart Homes before deciding on our apartment and our viewing experience with them always came out on top.
We opted to use their mortgage broker who was great at keeping us updated, discussing our options and making sure any blips were addressed quickly. We got a great rate too which during times of uncertainty was really important. Their help with applying for the Help to Buy Equity Loan (which is very complex and filled with forms) was invaluable and our broker Louise was an expert in the process.
I must give a special mention to Rory in New Homes who always accepted our calls, responded quickly and made the entire experience much less stressful - he is an asset to the Smart Homes brand. At no point did we feel pressured, rushed or like we were just another sale.
Throughout the whole process Smart Homes answered calls and emails and replied promptly, always within a few hours. If Rory wasn't available then colleagues were up to date on the status of our purchase and always offered their advice!

My abysmal experience was with the Lettings team so that’s more who this review is aimed at but as far as I’m concerned, for such a ‘successful’ business, they are the epitome of what’s wrong with the rental process.
They have constantly chopped and changed appointments for viewings with no real care to how it impacts the potential clients schedule. I was even told “well if it doesn’t work for you, we’ll just cancel the viewing” - this was less than 24hrs before the appointment.
Also, putting someone in an uncomfortable position by forcing them to choose between being late for work, and making a property viewing is disgusting - appalling attitude towards customers and some serious accountability needed for the child-like level of organisation and communication.

One of the worst managing agents I have ever had to deal with. It takes months to get simple repairs such as a fallen fence to be repaired.
They will never update you on progress unless you chase for an update. I have formally complained and they told me it wouldn't happen again, this was obviously not true.
If you are a renter then avoid this company. It will save you stress and dealing with rank incompetence.

The care and attention delivered by Warren and the whole team was absolutely brilliant from start to finish with a high level of professionalism and a wealth of experience and common sense that made selling the place as easy as falling off a log.
They were always available to answer our queries and Warren kept us personally updated every step of the way and we were guided through, what can be a mine field,with the minimum of fuss and consummate ease.

After we decided to buy the property, the Sale Progression team took over our file. Helen Coles, was our point of contact, who was incredible and very professional.
Being a First Time Buyer, she explained to us the process in detail. We would receive weekly call from her on updates and to explain the next steps.
When we were closer to exchange of the contracts, there were some issues with higher up in the property chain, which was annoying. But Helen provided us all support and solution, which finally helped our solicitort to exchange the contract.

Smart homes have forced me and my poor two kids to live in a mould and damp house for 3 years now. They kept fobbing me off telling me it was tenant lifestyle. Since then its come to light with 3 damp surveyors reports that there's clearcut evidence of rising and penetrating damp in the property. And yet they have done nothing to address the issue. By selling 2 properties a very reasonable selling rate was agreed.
I was really impressed with the video of my property which was well over 3 minutes long. It flowed very well from room to room and into the garden. Within days of going on the market appointments were being arranged on both properties. The staff members were very professional and I was able to reach individuals easily by phone and email. The fact that Smart Homes are available 7 days a week was an added bonus.
However a special mention has to goto Debbie Guest a 'sales progressor'. Debbie was always available and always returned calls and emails even late into the evening. Debbie's commitment to ensuring a successful outcome on both 'sales' was first class. I cannot rate her highly enough in this regard. Debbie even contacted me on her day off.
In summary a really good service, local and in my experience I certainly would use them again.

Smart homes unfortunately have come up very short on our expected level of service and professionalism. They are very quick to get the property to market but after that it all falls apart. From personal data breach, to rude staff; we found the process unnecessarily difficult. The sales progression team would call us up and sometimes forget to find details of the lower chain and then realising things had changed on the phone. Sometimes I felt like I was having to tell them how to do their job.

It is a joke. We rented a property at longmore road through smart home on 19th September 2018, it was the biggest mistake I have ever made in my life, the staff Alan was really good, he showed us around and very professnal, however the utility room started leaking at November 2018, I have reported it to Jo who worked at letting section, nothing has been done, I have chased it up through the phone so many times, nobody paid any attention, when outside raining, our house will raining inside, I wish this system allow me add some images, you can not image how bad it is the damp situation, I had two young children live with me. I should not say I am voting for their service as no service was privided to us, We decided to move out in the end, We spent £250 to get sombody to clean the house entire out, my boy said it is 100 times better than we moved in, however agency advised the rubbish bin was inside kitchen(It was there when we moved in)and a few marks on the wall, they want to charge us £100 now.

A long time since I was here, so glad I returned.A very smart eating room, staff friendly, I think a little inexperienced, took our water away without asking. The Sunday was very extensive. 100 % 4 customer service WHAT A JOKE. You need to chase them up. You need to remove that off your phones. I will pass this outfit by in future, will not waste any of my business time on them again. So glad I am not selling a property with them, they certainly do not pass offers quickly onto the Vendors, thus resulting in properties on the markets much longer than needed @ an advantage to the company not the customer, I guess. I have dealt with quite a few estate agents. I would not question the experience maybe trying to challenge the industry and be a trend setter in procedure and process “don’t question the customers’ ability @ the first stage" it maybe the downfall of your business. well it’s a personal viewpoint, but forewarned is forearmed.

Saw a house I liked for rent and offered them £900 (£50 below the price advertised). I was told the landlord really liked our application but was unwilling to go down to £900. The property was still on the market to rent months later. I called several times to see if they would reconsider my offer and was told he wouldn’t budge and on numerous occasions I was told they’d ask the landlord and let me know. Never heard anything from them and then was shocked to discover today the property had been let out to someone else for £900 which was my original offer which I made a number of times! Very unprofessional service and I definitely won’t be seeking a property through them again.
*In response to your reply @smart homes we were not the first people to view the property and after handing in our application I was told the landlord really liked our application and would like to go ahead but not go down to £950. Months later when it went back on the market I called several times and left lots of messages and no one ever called us back. Fair enough if you did not want us to rent the house but why do you keep promising a call back and then never call back?*

From the first valuation through to the after sales service Smarthomes have excelled themselves.
Jamie came round originally and gave us some great advice and a thorough valuation (this later proved to be very accurate). His knowledge of the local area and the potential buyers was extremely impressive.
We sold our house within four days of being on the market and were then passed on to the brilliant Helen.
Helen was relentless in chasing everyone down and smoothing the process. Her pro-active and positive attitude ensured we exchanged weeks before we would have without her.

We have recently received outstanding service from the team at SMART Homes Shirley.
The whole package was superb from our first encounter booking the viewing, to arranging a second viewing, making an offer and then arranging the finance.
Josh started the ball rolling with his professionalism and enthusiasm. David provided the first viewing for my daughter and her partner. We were met for a second viewing by Jamie Smart.
An offer was made via Emma who on behalf of the seller made absolutely sure that the offer was credible.
Finally, although there was a mortgage in principle in place, SMART Homes in house mortgage adviser Louise was fantastic. She oozed professionalism, personality and patience, an absolute delight to deal with. What's more she was able to provide a better mortgage deal by looking across the whole market.
As I said in the office, I can be really hard to please, but credit where credit is due, you guys were a pleasure.
A great team effort with real positive leadership from Jamie Smart. The whole team ethos is second to none. Nothing for the team seemed too much trouble and if you ask a question it is researched and answered quickly and efficiently. A great experience so far. be careful they are sharks they under price your house get somebody they know to buy it and put it back on the market for what its worth. Very dissapointed with them they are slippery.

Lukas Petrokas and his friends deliberately leave positive (obviously fake) reviews to mask the fact that this agency is incompetent and unable to effectively provide the services they promote. I have used Smarthomes as my managing agent for over ten years for a number of reasons but in particular because of their true passion for customer service .

I originally used Smart Homes Lettings Team from 2010 to 2016 whilst renting out my property. As a first time landlord I was initially anxious but found the entire process straightforward and stress free, as a result of their experience and knowledge of the rental market in the surrounding area. With regular inspections of the property and good communication between Smart Homes, myself and the tenant I couldn't fault the efficient service I received.
When the time came to sell my property Smart Homes assisted the tenant by swiftly finding a new home and I was then passed on to the Sales Team who took care of all viewings prior to the Sale; which was achieved at the asking price. Smart Homes then guided me through the sale with regular updates throughout from both Solicitors and the buyer, with a friendly, fast and professional approach. I am now looking to buy again and have visited the Mortgage Advisor at Smart Homes, who has been a huge help and highlighted numerous options.
Having used 3 different departments within this local business I'm beyond impressed with the service received and feel it's only right to Thank all those involved for such a refreshing, friendly approach to letting, selling and now house hunting.

The staff at smart homes are a joke, nobody listens or cares to any issues or repairs needed to any of their properties. After being broken into it took smart homes over 6 months and numerous phone calls to get a replacement door leaving us with only 1 fire exit. Only seem to be able to speak to a manager to get anywhere. The company is disgraceful, avoid them!! Will never ever go anywhere near them again

At Smart Homes, our estate agents have the strongest desire to improve the way our industry and our branch operates. We feel our customer service and image is superior to any of our competitors, a formula that gives our customer’s the edge.
Well Jamie it certainly has been an experience, one I would never like to repeat again. You were recommended to me, something I could not reciprocate, your web site and literature portray you as the Number One, the best in the business. Yet you have no online reviews, strange, well you have now:-
Maybe my expectations are too great and my standards too high. You were contracted to manage my property for which you received a fee, yet you appear to be more tenant orientated.
I have the expectations of a normal person what I abhor is commercial bad practice and shoddy professionalism . Having read your web site you appear to be Gods gift to the home owner. Your statements includes over 120 years experience in my case it would seem like 1 years experience 120 times, What went wrong? not with just the departed tenants but the whole experience of appointing Smart to Manage our property. A catalouge of errors from the start, no copies of inventories, incorrect descriptions, and items missing. No copies of certificates, double certificating and charging, double charging for insurance and deposit protection. I have yet to receive a tenancy termination report and inventory check on the recently departed tenants. Submission on the TDS dispute report that they were receiving housing benefits which invalidates my insurance.
Inspections that appear a cursory hello how are you today, an inspection report lacking in substance, failure to ensure the tenants are keeping to their contractual agreement and a lack of judgment in what is overgrown, misuse, negligence, damage or fair wear and tear.
