I would not recommend Stapleton Long and would give zero stars.
We rented from them for four years and finally moved out due to ongoing disrepair. Despite a persistent leak and flaking paint in one of the bedrooms, the landlords continued to band-aid the issue and, upon pushing for it to be properly addressed, they claimed the landlords had "spent a lot of money on the property and are reluctant to spend more." We lived with unsightly walls, damp from the leak and mould and unresolved problems for almost the entire tenancy.
We were advised that our landlords owned multiple properties in the surrounding streets and they ‘kept our rent lower, because they were aware of some issues. Their other properties are rented for more.” This made it clear that Stapleton Long prioritises landlords' interests over tenants' and the landlords refused to fix these fundamental issues. After all the mental stress, anxiety, and even intimidation tactics (stating that, ‘as a gesture of good will, if we were unhappy, we could give 30 days notice to vacate’, which was clearly in their best interest, rather than ours), we had no choice but to leave.
It's telling that after all this, they are now advertising the property as ‘recently refurbished’ for £400 per month more than we were paying.
Avoid this estate agent if you value your peace of mind and well-being.

Absolutely appalling - do not have your property managed by Stapleton Long.
Myself and fellow leaseholders have spent far too much of our time unpicking their faulty and innaccurate accounting, chasing emails and responses, finding suppliers for them - to be met with apathy, ignorance and downright spite. They are charging us for phone calls to get to the bottom of THEIR accounting.
They skirt around answers, push tasks down the road, ignore you and manipulate invoices to charge us more illegally.
They are the lowest of the low and have rightfully had formal complaints and Ombudsman complaints files against them.
Do yourself a favour a avoid using Stapleton Long for your own sanity.

STAY AWAY AT ALL COST.
Words actually cannot begin to describe how terrible Stapleton Long are as managing agents.
Myself and the 2 other leaseholders have been pulling our hair for 2.5 years dealing with their manipulative behaviours and flat out illegal acts.
Memorable and disgusting highlights include racial slurs and trying to get one of the leaseholders to pay £400+ to advise on the history of the building (3 very simple questions). They took over 6 months to address a faulty fire alarm and would make us travel to their offices to review receipts. Our residence is in West London and they were sending repair people from KENT!
When we finally raised a formal complaint and threatened legal action - they resigned from managing our building - a lucky result for the leaseholders.
I have decided to not name the specific Property Managers names here because quite frankly we feel deeply sorry for them - the way they have treated the leaseholders that pay their service charges is truly disgusting, the anger and distain they hold on a daily basis to the people they are paid to serve is simply outrageous.
For all those considering appointing Stapleton Long as Property Agents - please don't hesitate to reach out to me and I am more than willing to share the countless examples of disgusting property and customer service, the multiple submissions to the property ombudsman we made about their behaviour and specifically the names of the individuals that did all of the above.

Even 1 star is too generous. Do not under any circumstances allow them to become your managing agents. We have been treated so poorly by them I don’t even know where to start. If you do happen to work with them, make sure to get a price list of services as they will make up whatever price they feel like. At one point (illegally) suggesting we needed to pay £150 for a phone call about our statement of fees, £400 + VAT to answer 3 yes/no questions for solicitors. The list goes on. Avoid at all costs.

Absolute nightmare, I would never trust them with any property after my experience. Our flat was condemned as uninhabitable due to the damp and mould, my partners health was affected with continued chest infections to a point where it hurt to breathe, she worked from home so was exposed to the house the most the doctor literally told her she needed to get out the house multiple times a day if possible. Stapleton Long didn’t do anything about this with the information we gave them, they didn’t offer new accommodations NOTHING just continuously ignore us. Our furniture was ruined and they told us to simply vent the flat… which we did the flat had PENETRATING DAMP in 80% of the walls, opening a window couldn’t help. I have now seen they have relisted this flat DURBAN ROAD without carrying out the proper treatment. I don’t want another person to suffer as we have. AVOID THEM.

After a great start when we first took a rental via Wasim, who was great fun to work with - it all went downhill.
We had a leak under the sink and as SL were fully
managing the property they sent two plumbers to fix it. No 24 hours notice, no communication, we just found these guys in the house as they had let themselves in... which is against the law.
Later when I moved out Wasim was suddenly gone (super awkward and we think maybe he was fired) - no one was picking up his emails and the office had no idea about how he'd been managing us. The guy we met with had no clue what was going on and after that email communication was terrible and we had to chase repeatedly on every single point.
Although I moved a few months before the end of the contract I understand SL put my flatmates under a lot of pressure to move quickly as the landlords rushed back to the UK before lockdown. They didn't have enough time to do a deep clean then of course tried to deduct the deposit for this. Luckily we have DPS to arbitrate now.
I'm sick of feeling like a second class citizen if you have to rent in this country and SL once again treated me badly and made me feel this way. Avoid if you can.

Very disappointing estate agents. When we moved out of our shared house, Stapleton long initially did not respond to our multiple emails about returning our deposit. After many weeks of no response,we had to contact the deposit protection scheme (DPS) and we found out that Stapleton Long had tried to retain our £3000 deposit for 'repairs' that had either been in the property before we moved in or those that we had asked them to fix during a tenancy. They had also made errors in our contract (eg back dating the tenancy agreement). I was shocked and disappointed by the lack of professionalism and greed. I also found this very disappointing as we tried to vacate the property quickly due to the Corona virus outbreak to allow them to return it to the landlords (Stapleton long had pressured us to move out asap). I would not recommend these estate agents.

Very good and positive experience with Stapleton Long. Mark, who managed our let, made us feel reassured throughout the process and put us at ease from the off (particularly as we've had a couple of places fall through before). We're both very happy with the property and look forward to living here for at least the next 12 months.

Please please do not give this company your business. Unfortunately as a leaseholder we are being forced to use them as our freeholder has appointed them but they are unprofessional, unresponsive and inaccurate. I've had an issue ongoing for three years and no one is responding. They send out inaccurate bills and charge incorrectly and then don't do anything about it. They are truly dreadful and I would query any good reviews given here. Take your business elsewhere!

Renters and landlords beware! If I could give 0 stars I would. Stapleton Long have provided some of the worst customer service I have ever experienced during my lease.
We moved in to a new build in March and were told that the garden was going to be done. We are now in December and it still hasn't been done and was used as a rubbish tip for the majority of that time which led to a rat problem.
We have had mice since moving in and damp that has failed to be addressed.
It is impossible to contact anyone as there never seems to be anyone in the office. If you are lucky enough to get through to a person they will fob you off and tell you that they're not the right person to speak to and tell you someone will call back. I never receive any call back.
Utterly useless and genuinely appalling.

If I could give 0 stars I would. I own a flat in a property we, as freeholders, pay them to manage. All they manage is to take the fee.
They do not respond to valid emails. Do not provide a good service and we will be looking for another managing agent, which is what we should have done long ago.

We have a flat in one of the building they manage and it's been for 4 years, never dealt with such a manipulative establishment before, they are SO un transparent and in some cases dishonest, payment demands (s.c, ground rent etc) never been clear and straight forward. I WOULD NEVER EVER USE THEM TO BUY OR SELL PROPERTIES !!!!
I SUSPECT ANY OF THEIR '5 STAR' RATINGS IS GENUINE, AS IT IS A COMMON HABIT FOR SOME OF THEM TO PAY INCENTIVES TO THEIR CUSTOMERS IN ORDER TO PUT POSITIVE REVIEWS
