We initially met with Tom who was super professional. Clearly knows his stuff. Very reassuring when I was having a wobble, told me ‘We WILL sell your property’ and they did. Great communication whenever I requested to speak to him.
Caitlin sold the property, and has since progressed the sale through to exchange. This woman is exceptional. Makes other agents look rubbish - the ones I’m dealing with in the area we’re relocating to do not compare. I wish I could pick her up and put her in the offices down there.
I’ve hired numerous sales people over the years and have often thought that I would hire Caitlin. She’s efficient, on the ball, direct (which I appreciate) and gets the sale done.
If you’re looking for a Streatham based agency then I would definitely recommend.

Tom (Branch Manager) was extremely friendly, professional and knowledgable about the area, appeal of the building and target buyers - this was not the case with other agents we had round to value the property. Our sale was managed by Caitlin who was absolutely wonderful from start to finish and went above and beyond. As well as just being a pleasure to deal with, she was extremely respectful, friendly and efficient throughout and made it a smooth and seamless process for us. Frankly everyone we dealt with was a pleasure to interact with!

We met a few agents before deciding to proceed with KFH, who we thought were the most personable and had a sensible initial valuation. They were honest and balanced about the positives and negatives of the market and the house, rather than just giving a one sided view.
The photos were well taken, viewings were well organised and timely feedback provided.

Buying and selling can take a long time in England and if you are already a bit anxious, it could be a really stressful experience. Therefore choosing the right estate agent is of paramount importance. I did some research online and then interviewed three different estate agents. I like to consider the pros and cons of the various options but sometimes you just have to go with your instinct. I didn't think KFH offered the best marketing or had the largest reach of people. I had friends who recommended other agencies but there is something about Tom Roper that just screams of honesty. He's really competent, has a deep knowledge of the area (down to the street, the services, facilities, shops, transport options, etc.) and he really takes the time to get to know the seller, the family, the pets, the home. He listens to you. His high emotional intelligence and compassion makes it possible for him to understand the seller's needs. His communication is impeccable and he made sure to keep me up to date as the (long and painful) process was going on. It's not just about getting the best price. In London, if you sell at market value, your home will sell. It's about all the other small and big things that go with it. All this, coupled with the fact that he has a really good team of competent agents and support staff, make KFH in Streatham a great estate agency. Five stars.

Having both purchased and sold my flat in Streatham I can definitely say I’ve experienced the full range of service that KFH have to offer.
Firstly if selling in South London then KFH have a huge presence in the area and as such are by far the most likely to be able to find you a buyer and advise on the right price. Naturally they’re a sales team and after helping get the best price for you but I did find them to be very realistic and sound in their guidance on where to price, what the market will support and then in their proactive approach to getting people through the door for viewings and so on. Caitlin was the lead supporting my recent sale and was very proactive and supportive throughout the process and it ran very smoothly. Would strongly recommend KFH especially if you’re selling anywhere around Balham, Clapham, Streatham and around. Great team of friendly and professional folks.

At the beginning, Joel was reactive, but he became more pushy the minute my offer got accepted. We agreed that the lease extension was on its way (in February) … I went on holiday and the whole week the guy did not stop pushing for me to get a lawyer. He recommended the agency’s lawyer and said that the purchase will go off if I do not have a lawyer by the end of the week. He said that the other party is more than ready and that they have a London lawyer, as KFH advised, and they are ready to close the deal. He insisted that I should take the lawyer that the agency advised. After looking at the KFH agency for lawyers rating in Google reviews, I saw that the agency acts like a broker for the lawyers, once they give you one, if she/he is not responsive, the fault is yours and the agency does not get involved anymore…
I did my research and looked for my own lawyer. I choose one that has very good ratings for this kind of deal, but the criticism from Joel did not wait: “why did you take a lawyer outside of London?”/ “why did you not choose one of our lawyers? They are more prepared”/ “I looked into the Google rating for the lawyer you picked [4.5 against the agencies 3 points] and they are not good”. I just ignored his comments as I wanted to proceed with the transaction.
Everyone told me that this can take up to 3 months to complete. After a month and half, I enquired Joel to know what the situation was. It turned out the other party did not have a lawyer; they were still finding one… After 2 months, stuff started to move a bit, but again stopped, why? My lawyer found out that the other party had only just started the negotiation for the lease extension at the end of May (it was supposed to start in February), so until that is done the sale is on hold…
Time went by and my mortgage offer was getting to an end, good old Joel got back to his pushy techniques, blaming my solicitor for everything. After 10 months waiting, finally we got to see the light at the end of the tunnel. Of course, Joel was not going to take responsibility for the agreement I did with him as before putting my offer- he said to me that everything that I see in the apartment is mine if I proposed a certain amount of money, but at the end that was not true and the seller wanted back some stuff. As always, Joel did not take responsibility for what he said with the excuse that he sells properties and not furniture, and talked again of his years of experience as a house seller and in other words I should just go cry to the river…

Having had a pretty dreadful experience with a neighbouring estate agent in Streatham, Joel at KFH was a total delight to deal with - he instantly understood what I was looking for, was realistic about my options and didn't try to sell me anything that didn't fit my criteria, set up viewings very quickly, and was incredibly responsive and reassuring all the way during the purchase process. The Balham office is lucky to have him!
I dealt with one other estate agent who wasn't quite as accommodating - it's possible that this person forgot that a house purchase is an enormous deal to a first time buyer and that more time should have been permitted for detailed viewings.
I'd recommend KFH though, and will definitely consider them as an agent if I ever come to sell.

I had a less than satisfactory experience with KFH Streatham during 5 years of tenancy with them. The agency's service fell short of expectations, and I encountered several issues. Considering my experience, I would likely explore alternatives for my next move. They don't care that much about the tenants and they prioritise and favorize the landlords. I had urgent issues around the flat such as mould and dump, kitchen appliances not working, defective repairs left for years, defective windows etc.
And all this in a family flat with 2 children (one of them is under 2).
Conclusion : they can't be bothered for anything.

KFH is so different in a good way in comparison to others that it is very refreshing to work with them. They attach a lot more human aspects to their service, and it is so lovely to deal with them. Great service from KFH in Streatham Hill. We initially tried selling our flat through Purple Bricks but got very little interest and eventually lost out on a house we wanted to buy as Purple Bricks couldn't find a buyer for our flat in time. We decided to bite the bullet and go with a high street agent instead and were very pleased we did. We chose KFH as they had the best network of agencies in South London so were able to bring in buyers from neighbouring areas. They immediately got lots of people through the doors and quickly secured us two competing offers.Once we accepted the offer our agent, Joel Phelps, never stopped working hard to ensure that the sale went through smoothly. There were a lot of bumps along the way but Joel helped guide us through them and secured the sale at a time when the market was taking a urn for the worse. Things could've easily fallen through but Joel was determined to make sure that didn't happen.

Bartosz from KFH Streatham is probably, the best state agent I’ve come across in the UK.
After trying to rent my house (SW165EU) with Foxtons for weeks, I’ve wasted my time and energy. – that’s when I met Bartosz and Abs (I believe Bartosz's manager). - they managed to rent out within eight working days.
What I appreciated the most from Bartosz was that he is reliable and honest about how much your property is worth and pays attention to detail, such as informing you if potential tenants are delayed for a viewing, constantly following up by email providing tenants feedback on viewing, etc.
We had already signed the contract with KFH & the future tenants, and still, Bartosz was there for us to help us with the lots of different tasks to organise before renting out a house. – despite the deal being confirmed, Bartosz hasn’t changed his approach and helped throughout the process.

I purchased my first property recently through KFH, with Joel from the team helping me every step of the way. As a first time buyer, I had plenty of questions and Joel went out of his way to answer any queries I had promptly and to advise me throughout the process. We were in regular communication throughout the process.
I also used a lot of the in-house services (E.g. KFH's recommended lawyers, mortgage broker, mortgage insurance etc). All of the teams I worked with were very professional, organised and helpful. This also made things a lot easier for me as I worked through the process.
We managed to get the sale through within the relatively tight timelines I was working to and end to end, the process took just shy of 12 weeks.
I've also since recommended that friends use KFH because I had such a good experience.
Buying a property can be very stressful and I really felt that Joel and the team went out of their way to help me, and to advise me during my first time purchase.

We bought our dream home via KFH in Streatham. Ethan, on their sales team, is one of the best estate agents you could wish to deal with during a sale or purchase. He really cares about both the seller and the buyer, communicating professionally and with understanding and empathy should any bumps in the road come up (which they often do - even if small). He was super knowledgable about the properties he showed us on our quest for our forever house. Anything he didn't know instantly he ensured he found that info out promptly for us.
We were searching the market for 1 year, so met 20+ different estate agents during this time. Ethan is head and shoulders above anyone else we met. And remained a real pleasure to work with during the entire processing of the sale. Cannot recommend him enough.

Selling your family home is stressful at the best of times but during these strange times its on a whole new level. I am now happily installed in my new home and that's in no small part thanks to the work KFH went to in selling our house.
Getting the sale was pretty straight forward - but that's when the hard work really started. For anyone selling right now you know it's the searches, the solicitors, the banks, the chains - the other idiots who don't send in their paperwork that has you screaming into your glass of gin whilst trying to home school your kids. Rob, Will and the whole KFH team did everything they could to keep on top of all the juggling balls and in the meantime prevent me from becoming a raging Gin-a-holic. It wasn't easy, it wasn't entirely plain sailing - but there wasn't a single stage where I thought KFH weren't doing their job - even when their competitors clearly were failing. Reliable and honest communication throughout. I was lucky - good estate agents -saw their jobs through to the very end and now I've moved to our dream area. I never plan to move again but if I did - I'd feel lucky to have Rob and Co on the team.

We recently let out property, had it managed by KFH and sold it with them too. It was a mixed process. The Lettings team and particularly the Lettings Manager Sarah were fantastic and went out of their way to help us. The management team was pretty incompetent, often failing to respond to queries, including involving refunds of payments they'd taken but not actioned. We had a leak at our property and when the tenants stopped paying rent the management team refused to get involved, saying this was not something they dealt with. We felt totally abandoned at a critical time and during another incident our complaint was not dealt with at all, despite escalation - -no one senior seemed to care at all. In selling the house we found Callum and Ethan to be great and very helpful, far more so than the Sales Manager, Rob.

There were some negatives but overall KFH are pretty good. We bought through them, which was an ok experience, their Sales Manager knows exactly how to transact a deal. They negotiate well but make no bones about it, they are there to ensure the vendor sells, not that the buyer necessarily gets what they want. Saying that, we got the house we wanted and it is understandable in a sales industry!
We KFH instructed them exclusively to sell our property as well and they were unable to find a buyer. This was in a Brexity cautious climate but when the exclusivity ran out, we chose to go with another agent just around the corner. That choice was based on price and was a huge mistake. When you're considering percentages, it makes the difference of a couple of grand perhaps but when it came to our sale, the agent we chose did a poor job of managing their buyer, they hadn't qualified them properly and in the end they gazzundered at exchange. This cost us £15k cash and that is a LOT more than the percentage we saved by going with a 'cheaper' agent. I strongly believe if we'd sold through KFH, they'd have had much better control of the process and the buyers and we'd have been in a better financial position in the end.

HUGE SHOUT OUT TO Naomi Meade of KFH, Streatham.
After securing a new job I needed to move to the area fast. I was very concerned, considering the current difficulties we are all facing.
I found a lovely property online and reached out to KFH. Naomi responded immediately, I think within 1 hour. She had all the info and many suggestions to assist ensuring we both followed all the relevant guidelines to remain safe.
Naomi had sent a video of the property within a few hours and arranged a video tour and meeting with the Landlord that same day.
I popped down to view the following day and a deal was struck to move in 2 weeks later. All the paperwork was completed within days and all the while Naomi was on hand via email / phone & text to assist.
A brilliant service from start to finish, thanks Naomi.

Unfortunately, the landlord did not accept our offer and we could not go ahead, but I am very thankful for the assistance I received.

I actually work in this industry myself and unfortunately I am all too familiar with the incompetence of many agents and understand the value of choosing the right agent. I have to take my hat off to KFH Streatham and in particular Callum Hart. What seemed to be an easy transaction to start with, our purchase soon became quite frustrating and long winded but Callum was with us every step of the way. Callum was diligent, responsive and empathetic throughout the whole process and is a real asset to KFH Streatham.

Like everyone we did not set out to work with one estate agent specifically when looking for a house, the house was the important thing and whoever was showing the house is who we would work with. We were very lucky we met Jim who works for KFH in their Streatham office when looking at a specific house. When showing the property he was attentive and listen to what we were looking for as well as digging in to make sure he understood our needs. This led to Jim being very proactive and making sure that any property that match our needs was shown to us. He used a very consultative approach and did at times make us feel like we had our own home search specialist. In the end he managed to show us a property before it had been put officially on the market which was exactly what we wanted. At this stage I would have expected Jim to disappear having made the sale and let the solicitors get on with it. This was not the case, he kept in contact throughout the process trying to make sure we were progressing and also trying to help solve issues were possible. I think my only regret with the process was not using KFH for the sale of my property before purchasing this one as I am sure having constant communication as a seller knowing where the buyer is in the process would have made it a great deal less stressful. Thanks Jim for all the work you have completely changed my perception of estate agents.
