This has been a difficult year for my family and I as my dear mum succumbed to Alzheimers disease and, following a few "red flag" incidents, it became clear she couldn't look after herself. We have had to put her in a home where she can receive the proper care. This however is expensive. Fortunately she does own her own property which is a sellable asset. I contacted Wards estate agents to help arrange the sale.
I can honestly say the support I have had has been brilliant. The officers I have spoken to have all been professional but also kind and courteous. If I have had a query or problem they have always got back to me with information or a solution. Whilst I sadly can't recall all their names, I would like to commend Charlotte who sorted out the initial valuation, Jade for keeping me informed of progress and Maria Meddings who progressed the sale to completion. They all are a credit to the agency.

We bought a house through Wards and the whole process was smooth sailing from beginning to end. They are all happy to help and great at getting back to you. Maria handled our sale and she was so approachable and knowledgeable, and helped push our sale through in such a short space of time. Highly recommend! The only issue is collecting keys, as they are in central Canterbury and parking can be tricky, but you just have to allow for that. And totally worth it for a good estate agent.

Tried to book a viewing with this estate agent and was told they’d call me back after confirming with landlord. Didn’t receive a call and then when I phoned back I was told the viewing was full. As soon as they found out we had pets they were condescending and asked if I was rehoming my cats and didn’t have knowledge of the renters bill coming into play supporting pet owners. Clearly disorganised, rude and condescending staff, has put me off ever using them in the future.

Too many lies!
To the left is the Claim of Wards of Kent that they replaced carpets in an entire flat before we moved in(re-interpreting it again is a further garnishing of the lies). To the right is the email they sent to confirm they only replaced lounge and hallway carpets before we moved in. At the center is their supporting evidence that they are replacing the carpets in the entire flat "again" after we moved out. I wonder who has English as first language that cannot differentiate between "both bedrooms" and "the entire flat"
Wards washed the carpet in both bedrooms before we moved in but lied they replaced it, we didn't recover from the smell that we thought was from the wetness of the wash, we complained, they evicted us, finally replaced the carpet and claimed in on us!
Wards go over the moon to protect the interest of Landlords, I love real estate and I hope to be the landlord of several homes someday, it will be a great delight to work with Wards. Who wouldn't favour the Landlords that bring in the big bucks over tenants that bring in peanuts? Lol

Wards have changed my cynical opinion of the industry. Absolute first class, straight forward service. A special mention to Michael and Lila who were professional, pleasant and easy to deal with. Michael was straight forward, valued our property accurately and managed our expectations appropriately. He didn't try to win our business by telling us what we wanted to hear. We didn't have high volumes of viewings (due to the market conditions) but the viewings we had, were genuine potential buyers and appointments were pre-qualified properly. Michael is personal, quick with response and honest!
Lila came to do the viewings, she made the effort to really know our property, researched everything well in advance and I felt maximised the potential out of every viewing. She is friendly, professional and likeable and a credit to Wards. Both Michael and Lila were a breath of fresh air and a set the standard within the industry in my opinion. Thanks for all of your hard work. Absolute pleasure!

Massively overvalued to get us to sign up, then got pressured to lower price just after two weeks as there was no intrest. Only 4 viewings in 3 months even after dropping price by 25k after a month. Viewings were done by different staff each time that were late and didn’t know anything about the house. Marketing was poor. I did not feel that Wards had our best interest at heart, we were just a number to them. Disappointed we signed a 20 week contract, never going with a chain agency again, we learned our lesson. We’ve now relisted with a small local independent firm ????

Be very careful buying through Wards. Be VERY careful indeed…
In my painful and costly experience you should run a mile before trusting them whether you’re buying of selling!
Lauren will make all sorts of promises about the sellers position to sell (a vacant property in my case) but the moment your offer is accepted all interest in you is lost; calls go unanswered, voice messages are ignored and emails are never responded to. Lauren vanishes.
Suddenly you start receiving calls from someone called Amanda. Nice enough but she has no idea about the property or situation and her emails are full of spelling and grammar errors that you need to interpret. You have to train Ananda and then her job is to chase you to spend money; she never has any information of her own to share with you.
Amanda is endlessly on holiday so you’re left with no one in Wards to talk to. Then months into the process, long after Amanda has lost interest and only a matter of days before Exchange with possessions packed up and £1,000s in sunk costs you suddenly discover what Lauren told you at the start of the process wasn’t true. It was all lies. Amanda knew the truth but she didn’t share. Try contacting Lauren? Pointless!
Lauren doesn’t even respond when you enquire about other properties you’d like to view.
If you’re a seller then you need to understand there are cash buyers out there wanting to view your property that Wards won’t respond to.
Buy or sell through Wards BUT at your financial and personal risk! Frankly I recommend you run as fast as you can away from them…

Originally this was a 5 star review, but regrettably we have chosen to revise this based on events following the sale.
Our sale was initially dealt with smoothly and promptly, and communication was good on the whole. We sold our property to an investor who intended to let it out, also through Wards in Canterbury. Following our sale, we discovered that Wards had reused our photos and marketing without our permission to let our previous property out. The photos included all of our furniture and belongings, which we were fine with in regards to selling but the new owners were renting unfurnished using material that we had commissioned at our cost. This was taken down fairly swiftly but to date no one has given us an explanation as to how this happened, so after several months we have decided to post this publicly to ensure that this does not happen again in the future.
I would strongly recommend this be investigated, and would advise any potential clientele to keep an eye out in case their marketing is reused without permission.

Re Katie Funnell agent at Canterbury Wards.
I wanted to convey my experience of working with Katie who has been agent for my parents who are relocating from Hampshire. They are both elderly and I am acting on their behalf.
Katie's skills include the following:
-Excellent communicator, she responds quickly to queries and questions and is very clear in her communication.
-Sensitivity, she has gauged beautifully the needs of my elderly mother who she has spoken with on the phone and has met in person.
-Flexibility, Katie has responded swiftly to requests for viewing with little notice and limited time parameters being offered as my parents are coming from a distance she has ensured that this is taken into account.
-Understanding, Katie has been responsive to my request that communication come through me as I hold LPA but she has measured this with direct communications with my mother so that she has not felt excluded.
-Lovely, Katie is in my experience a very lovely person with an open and kind nature and must be a huge asset to any professional team.

I was very pleased with Tom's services from the viewing stage to the offer. He was more then realistick about real value of the property, what I should offer and when. He worked with the vendor very harrd to accept my offer.
Unfortunatly, the sale did not relised. I had a viewing with another agency for another flat, gave an offer and my offer was accepted. This property saved me £30K. It was purely a busines decision, so I can live there for a year and then rent it out. When I need to go to the market again, the first person to cal would be Tom.

I sold my house last year with Wards in Canterbury. All their services were professional. They have a perfect photographer (sorry I didn't' manage to get her name but her work on the website was the reason I chose Wards at the end). The house was reasonably priced and marketed. Many thanks to Tom Dodd, who was my first point of contacts from the beginning to the end and took care of extra needs when I was off-site. He also solved a glitch after completion. Without him the sale wouldn't have been so smooth. The sales team (many people I also couldn't note all their names) always updated with number of viewings and the viewers' feedbacks. What I'd also like to mention is their tracking services provided by Maria Meddings, who followed up every delay and accelerated the sale progress.
They are not the cheapest estate agent in town but they provide services at a very satisfying level. Highly recommended.

I was happy with the fair valuation of the place with an informative discussion on how we would market it. Also listened to what I wanted going forward. The photos and the virtual reality tour really captured the essence of the house which reflected in house viewings straight away. The house sold within a week. The sales team were proffessional, friendly and always available.

Kate Funnell came to assess my house, in December 2021, when I have contacted Wards at Canterbury, with the view of selling it, to move closer to my son.
Kate came first to deliver me - by hand - various very useful brochures to look at, before our agreed date and time of the arranged viewing/assessing of my place.
She then came exactly on time, at the agreed hour/minute, which to me is always important. Arriving late always irritates me, as to me it is a sign of ‘sloppiness’ and I start distrust people who do so.
Kate, most certainly, was the exact opposite of ‘sloppiness’!
She was extremely well presented, right on time, carrying with her more information for me to look at - based on careful research the team produced for my benefit, in order to see why her company and personally, Kate – would be a better estate agent for me to employ to sale my house.
Kate then explained everything very clearly, in a pleasantly plane language, avoiding ‘industry jargon’ – which I would definitely have objected to - as I have never worked in this ‘industry’, nor did I ever sell any house, since I moved to my present one, over 35 years ago!
So Kate’s very professional and also pleasant and kind approach and clear language was very refreshing!
After her clear and well presented ‘intro’ I carried on asking quite a few questions, regarding the ‘literature’ she left the day before and the ones she brought with her, on the day.
I have also told Kate, however, that I have invited other estate agents from the town to visit me, and will choose the one after I saw them all, to represent me best in my view, putting my house on the market for a successful sale for me.
Kate then contacted me about twice, always very politely, and never intrusively, just reminding me of 'herself' - so to speak, in a strictly professional manner.
A few weeks later, I came to the conclusion, that I am not moving near my son after all... (for very personal reasons).
I have contacted Kate via email and advised her about my decision.
She was, once again, incredibly gracious in her email reply - accepting the new turn of events - which I also very much appreciated!
After all she ended up wasting her time on me, and did not deserve not to be engaged for the job!

If I consider moving, I would definitely ask you to represent me!

Worst estate agents ever!
Rented through them with a private landlord. They was a nightmare over a year ago when we was going through everything to rent the flat. Then as soon as we tell the landlord we are moving they are phoning us up telling us they are bring stranger's into our home. I told them I'm heavily pregnant and with covid would prefer this to be after we move and basically was told they don't care they need to get people in viewing.my landlord went mad at them because they didn't give wards permission to contact us. The evening before they have booked people in to view the flat I get a email to say they will be at out home early in the morning but I wasn't made aware of this till 5pm the night before. Absolutely disgusting will never go with wards again.

Would not recommend letting from this place. Every time I called, they rushed me off the phone and lied and said that they couldn't hear me, that it was a bad phone connection. When it came time for them to return the deposit to me, I had to call frequently and ask them to release the deposit. Rather than returnig it to me within the 10 day period, they waited nearly a month to return the deposit. I had to send numerous emails and calls, only to be met with "sorry I am in training, so it might take longer." Definitely unprofessional, unresponsive, and will advise to locals to stay away from this agency.

If I could score zero I would. My aim is to downsize and move to Kent once the current crisis is over. I saw a potential property on RightMove which took me to Wards' website. After a few minutes a Chat box popped up from one of their staff. The details of the property left more questions unanswered than answered. The member of staff took all my questions on board. They said as they were working from home they could not answer immediately but someone would get back to me. No one ever has. I know they have my details as I have received quite a lot of what I consider spam emails from them. The first was an offer of mortgage advice despite me saying I was down sizing and it would be a cash purchase. Then I was asked for further information to help them assist me in finding an over sixties property. Next I was asked for further information (not clear what as I did not click on the link as I was getting rather annoyed). This was then repeated by their parent company Arun Estates. At no time were any of my questions answered. One was if the property was in an over 55/60s development? I now wonder if the property was actually not for sale but a lead in?

My complet help and direction came from staff named Mr. Ryan Gifford. He was a total gentlman and very knowlegable in his work and wish him all the best. Mr. Ryan was with me and my wife evey steps in finding a property that was matched with our tast and budget. Mr. Ryan with his direction, knowledge and his caring about his customer saved me almost 100,000 pound and me and my wife are both indebted to him and his organization Word Estate Management. However, one point that I would like to make towards the attorneys who were supposed to stand by me and get the sale finilized within a normal duration of 4 to 6 weeks closing, but it took 4 months; it was claimed by the lawers that they had to wait for the seller´s redemption.

I am very disappointed with Wards. I received an email from Wards advising me that a property that I was interested in purchasing a couple of months ago was available again I replied to the email I had received expressing my interest, I received no reply to my email I called Wards to talk about the property the person whom I spoke did not seem interested in talking to me he seemed eager to end the call quickly. I thought maybe this person was having an off day so I left it. I sent another email submitting a bid and I did not receive any reply to my email I called Wards to discuss the bid that I had made only to be told the vendor was no longer selling the property I explained the reason why I was calling was that I had made a bid via email but my email was ignored it would have been nice to have received a response to my emails explaining the situation rather then being ignored.

Worst, absolutely worst experience with an agency ever. I've rented with four agencies in Canterbury and wards has been by far the worst.
Just a few examples of what to expect from these guys
- lied about the property before I rented about neighbours soundproofing and not told about electrical pylons hidden next to frosted windows
- told my home and tenants insurance with endsleigh which is industry standard wasn't good enough hours before the end of the day on a Friday potentially stopping me moving in the next day, then being forced into buying a substantially more expensive insurance from home let in which they get commission for.
- paid a large check in fee then having to travel to herne Bay to get my keys and no one showing me around the property or telling me anything about electric providers or secondary fuse boxes
- spent MONTHS I mean months chasing these guys via email about broken heating and boilers in the colder months, even got area manager involved who did nothing.
- spent even more months getting follow up calls and emails regarding broken storage heaters that were never repaired
- after moving out I've spent over a month asking for my deposit back
- called emergency hotline they provide when electric went and they didn't even have my details or the properties details
- was not told anything about my check out time
- the agency made me show round new prospective tenants, they couldn't be bothered to show up themselves!!
Arun estates should be ashamed, go to a local independant instead.

I don't have the best credit history and withheld no information regarding this when attempting to rent a property.. this was not going to be problematic in my case apparently as I was paying advance rent for 6 months and had a guarantor available. Not a straightforward however as now one week on I am £300 out of pocket and no where to live.

I have been very disappointed with these estate agents. Having agreed to an appointment which was not ideal in the first instance - they then changed it to an hour later without consulting me first - and when I did arrive - necessarily a few minutes after the amended and formerly agreed time, they were not there. Neither had I been advised that the satnav would not be able to locate the exact whereabouts of the property.

We have spent the last seven months going through the process of trying to buy a house. Which is a fairly stressful process at the best of times. The estate agent plays a massive role, but if they do it badly, it adds a lot more stress. Two incidents at Ward and Partners made them stand out especially:
The first problem we encountered, was when we didn't choose to do business with their 'independent' financial adviser. We had a sit down chat with him, as we did numerous advisors, but when we told him that we had chosen someone recommended by a friend, he made a point of telling us just how "disappointed" he was and that he would inform both Ward and the seller that we had snubbed him.
We proceeded on with the purchase, but right near to completing we had a structural survey of the house carried out, which highlighted some major issues. Ward facilitated some negotiating with the seller, but in the end we decided that it was in our best interests not to complete the purchase due to the severe nature of the work required. The salesman at Ward then acted like a petulant child and hung up the phone on me.
Overall I found their service to be quite forceful and their 'sales' tactics to be quite aggressive. They would really push house viewings, but at the property often lack some very basic knowledge about the house (which fence belongs to the house; what is the council tax band; etc). They had a lack of personality and tact that wasn't seen at ANY other Canterbury estate agent.
I know all estate agents are salesmen, and their business is commission based, but the culture at Ward and Partners is quite reminiscent of the movie Boiler Room; your money is all that matters
