We appreciate difficult selling markets but when working in those a realistic and honest approach from the estate agent to the seller is vital but unfortunately not something that this agent achieved in our experience
25th Aug 2026 (23 days ago)We have just had the pleasure of using Sharp Estate agents for the sale of our mothers home due to bereavement and I must say what a pleasure it was to do business with them. Right fro the start Lorna came round to view the house and she arrived with all the information and was very positive about a sale and quoted a very good price that she said she hoped to achieve in the region of. We also had other agents round to quote but Sharps gave us most confidence, so we went with them. All through the sale we found Sharps to be very helpful and professional and didn't mind us changing the original format to suite us. Once into the sale Sharon was also found to be very helpful.<br>All this resulted in a sale within reasonable time and a price we were both happy with. Thanks all at Sharps estate agents for a wonderful experience. Ian and David.

It would've been good to meet with the agent that was showing our property, so we can explain to him more about the property, but overall we're very happy. Quick responses, dealing with queries efficiently and very professional throughout.

28th Aug 2022 (4 years ago)The worst agents I have ever experienced, and I am a retired chartered surveyor with over 30 years in practice. I found them rude, disrespectful and totally incompetent. They failed to respond at all to any of the notices served on them in accordance with the term of the tenancy, I was totally ignored. When the rain came, it was obvious that the thick layers of paint hid a sorry lack of maintenance. I would not advise anyone to have any dealings with this firm in the light of this experience. They say they have a, 'Fully Managed' tenancy while the opposite is the fact.

21st Feb 2026 (6 mo. ago)Goodwin Fish were responsive, attentive and professional throughout and straightforward and helpful in their dealings. They were confident in the service they were providing and I felt throughout that they were giving me an accurate appraisal rather than saying what they thought I wanted to hear. They were always on time, responded quickly and helpfully to communications from me- including altering times at short notice to suit me. The viewing process was well managed. The whole team made the whole process surprise-free and painless.

5th Aug 2026 (6 weeks ago)We were given a valuation band of 200-250k (which in itself is outrageous), we were assured we could reasonably expect to receive over 225k for the property . We listed for 235 on their advice and grossly overpriced ourselves as a result. The interior photos in the listing were great, the exterior photos were unflattering and utilised drone shots on a crowded street - we had to ask for the lead photo to be changed. Proactive communication was absolutely non-existent, had to request every change in valuation, had to chase the mortgage in principle certificate, reduce the value numerous times. We only held a viewing for one couple (twice), which we had to conduct ourselves. As a result of the pricing strategy, we did not sell and lost the house we wanted. In addition, even delisting was farcical and the property was still live several weeks the agreed delisting date. Simply put, the pricing strategy was incorrect from the off and the enormous portfolio this agent holds is at a severe detriment to it's customer care.

15th May 2026 (18 weeks ago)I honestly can’t recommend Oliver at Christie King Estate Agents enough. Our sale was far from an easy one because of complications with other parties involved, but Oliver did everything he possibly could to keep things moving and keep us updated throughout the whole process. Nothing ever felt like too much trouble and he was always there to help whenever we needed him. We’re really grateful for all the hard work he put in. I honestly wouldn’t hesitate to recommend Christie King Estate Agents to anyone looking to buy or sell a property. They are by far the best estate agents on the Fylde Coast. Thanks again Oliver for everything, we really appreciate it.

While I understand the need for using updated technology, it is not working in this case. It has been over 48 hours, and I still have not been contacted in any way regarding a possible viewing."

26th Apr 2022 (4 years ago)Less than happy. Poor support and information sharing. Mis-leading in the proposal of using “their” solicitors who I eventually discharged to to ineptitude. Having appointed a new solicitor I also found they were in excess of £1000 compared to 4 other online solicitors and ironically they were one who also quoted on line and they too were £ 1000 cheaper which only leads me to believe the difference to be that which Purple Bricks received as an introduction fee. Immoral!
15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.
