3rd Sep 2026 (8 weeks ago)As a cash buyer ready to pull the plug, had a genuine interest in a currently listed property, dealing with Hayward Tod has quickly taken my interest away.<br><br>Communication extremely poor, having to chase up answers to genuine questions (about the leasehold and lpg) multiple times yet to no avail, just getting ignored now. Another ‘middleman’ estate agent.<br><br>Leah and Carla thanks for wasting my time.

Her personal service was brilliant, and it really felt like our sale mattered to her. She worked for us as the sellers every step of the way.<br>Shelly valued our home £40k higher than the other agents we spoke to, and her fee was considerably lower than the 1.25% quoted elsewhere. Better price, lower fee, and a far better experience. We'd recommend her without hesitation."

23rd Feb 2026 (8 mo. ago)I can't praise the Arnside office of Hackney & Leigh Estate Agents highly enough, I have had dealings with estate agents before when I sold my parents property, however I had never previously purchased a property for myself. I was in safe hands when I did, from start to finish they kept me aware of everything that was going on at every stage of the process. This service gave me a feeling of reasurance and confidence in the company and staff! I don't know if they are lucky recruiting the right staff or have a fantastic training courses, but whatever it is keep it up you are doing the right thing.- 6th Oct 2026 (26 days ago)An estate agent that puts some effort into selling your house. We tried two others who only secured limited viewings and failed to follow up with those that did. The previous two seemed happy to have the property on their books, drawing the sales fee with the minimum of effort. A change to PFK secured a stream of viewings and the sale of the property. Between the subject to contract stage and completion they remained engaged and helped keep the process on track, by working with all parties to ensure that deadlines were met.

Very reassuring Covid procedures for viewing.- 20th Jul 2023 (3 years ago)PFK have worked as a close-knit team, able to answer questions, instigate viewings, take pro-active decisions and actions to ensure that they have achieved excellent results. A hardworking team, all ready and able to take away the hassle and stress often associated with house selling. They are all undaunted with the problems of selling our house, actively searching for appropriate buyers and weeding out those who are not relevant, as well as aging the best price. We cannot mark them less than excellent.

What actually cemented my decision to use them is their valuation and property advisor Gemma, who has all the skill and expertise not only to value the property and advise but also the professional attitude needed to put my mind at ease about selling and buying a new property. Gemma took me through the whole platform from beginning to end even though she is not involved with everything. 1st Sep 2026 (9 weeks ago)When I requested information regarding about some rental properties it kept coming back with an error. The requests must have sent and I had a patronising email back saying ‘thank you for your numerous enquiries’. I let that slide by and tried to get a viewing, which took ages for a response. I was working away on the days they requested, I asked for any other dates, received zero response. I emailed a week after asking again for alternative dates with zero response. It was like I was pestering them to view a house. Definitely wouldn’t recommend this letting agents.
10th Jul 2025 (1 year ago)We recently began renting a property through your agency. Unfortunately, on the second day of our tenancy, the landlord admitted to H and H agents that he had looked through our windows—an act that constitutes a serious violation of our right to privacy. Following this incident, we mutually agreed to end the tenancy early. However, we have been informed that a full month’s rent will be retained, with the explanation that the landlord’s actions were merely "a quick peek" and therefore not a cause for concern. Regardless of how brief the intrusion was, any unauthorized observation into a tenant’s private space is entirely inappropriate and unacceptable. According to the terms of the tenancy agreement, landlords must provide at least 24 hours’ notice before entering or inspecting the property. If there are concerns regarding the condition of the property, the appropriate course of action is to use the security deposit—not to violate a tenant’s privacy. In our case, the deposit was returned in full. While we acknowledge that we painted the walls without permission to high standard and neutral white colour, this does not in any way justify the landlord’s actions or the withholding of a month’s rent. Due to the seriousness of the privacy breach, I have reported the matter to the police, as it may constitute a criminal offence. I will also be pursuing the matter through civil court to recover the withheld rent. The response from your agency has been disappointing. In particular, a member of your staff, Shirley, laughed when I expressed discomfort over the landlord’s behavior. This dismissive attitude only adds to the distress we have experienced. A Complaint is ongoing but the agents to not seem to have the time to respond within a few days.. Renters deserve to be treated with the same respect and dignity as homeowners. Owning a property does not entitle anyone to disregard the legal and ethical boundaries that protect tenants’ rights , we are not second class citizens..

Learning point for us in selling in future was the first valuation was higher than other agents had valued the home as and, in hindsight, we probably should have questioned that more as we ended up over time needing to knock a chunk of money off and think we’d have sold the house much quicker if the valuation had been closer to what we ended up selling the house for

The whole process of selling our property was managed professionally and courteously and the many set backs suffered (through no fault of themselves) were dealt with efficiently and considerately. They are all very professional and personable and were prepared to "go the extra mile' to help make the experience as painless as possible. We have no hesitation in recommending this firm.

Always available, I don't know how she has any time to herself. Great advice and communication between ourselves and the buyer got things done smoothly. Dan was also fully up to speed on the rare occasion when Katrina couldn't pick up. These guys really put the effort into selling your house.
