10th Jan 2026 (17 weeks ago)We had been with Greenlands for almost 3 years, they have been very good landlords/agents. Any requests were immediately acted upon, fixing things were very quick. They are respectful of your space - no surprise visits and they always ask for your confirmation. I really like that they manage properties locally so their office is super close to the properties. They are very responsive with the emails, repair requests, questions - anything you need. We got the deposits back really quickly as well. Thank you Will very much for taking care of us!

29th Mar 2026 (5 weeks ago)We had our challenges with buyers lower in the chain pulling out and us risking losing the house we had set our hearts on, however Louise and the team on particular Nicola worked tirelessly to keep things moving, even working on days off to ensure she got the sale over the line. It was a very stressful 8 months but we never once lost faith in the Wards at Welling team and would always recommend them to anyone looking for an estate agents they can trust. We want to say a huge thank you to them all .

17th Dec 2025 (20 weeks ago)Absolutely terrible. I had the displeasure of renting with Spencer Munson from 2020 to 2023 and I am appalled at their service. Issues with our rented property was noted when we moved in, such as blown double glazing that needed to be fixed, but we never got that fixed in the entire 3 years. We needed ventilation in the bathroom and I chased them for 2 years to get an extractor fan fitted. We had contractor after contractor visit yet nothing was ever done because they couldn’t organise. We had one contractor come twice for the same thing! He was as confused as us and stated he sent his quote to them and never heard back till months later when he was asked to go and visit again! We ended up with horrid mould due to their negligence. Every time I would call or email I was told they were sorry for my wait and would check with management and call back. Yet I never ever got one call back!! I was sick and tired of chasing so I made them aware I would report them to the ombudsman and that is the only time I got a response! Even then, it took MONTHS to get an extractor fan and still nothing was done about the window. The boss himself came to our property because it had gone on so long. Originally he gave us a day and time and never showed. This happened twice which I can understand things happen, but he never attempted to call or email while we waited in. When he did arrive, he tried to tell us the property was so old it didn’t need an extractor fan. I brought my grandad around for this reason. He has been a builder all this life and knows the laws. The building is required by law to have some form of ventilation in the bathroom to combat the mould that was growing. The boss tried to give us the run around but it did not work. We decided to move out earlier this year as we were fed up of them and were given the option to self clean to a professional standard or pay for cleaners. We cleaned ourselves and I videoed the entire flat as proof, knowing what they were like. We spent 2 days scrubbing every inch, skirting boards, corners, lamps, oven, fridge, windows and it was spotless. We used their own checklist to make sure we had everything to their standard only to be told we would be charged £250 for a ‘further clean’ after moving out. So a waste of our time. Don’t give the option to self clean if you are going to charge for progressional cleaning regardless! My family friends helped who are actually CLEANERS, so when I say it was cleaned to a professional standard I mean it. We were then charged over £200 for ‘bathroom damages’. After probing into this I was told the ‘damage’ was a loose toilet roll holder that just needed tightening…and the seal on the shower door was coming apart. So they were wrongly charging us for wear and tear NOT damage. So £500 out of our deposit later we are finally out. Appalling management, morally wrong and from what I saw in 3 years, could not manage a property and keep them to a good standard. Avoid at all costs or be prepared to be spending your free time calling and chasing.
28th Jan 2026 (14 weeks ago)I've been renting privately in London for a very long time now and it has to be said that Network Agencies has been the best rental agency experience I've ever had. I felt genuinely looked after and valued throughout the entire process, and I honestly can't recommend them enough. Big thanks to Andy, Alex, Dino and the whole team - you made my flat feel like a home and if I'm ever looking to rent privately again you'll be my first call.
2nd Mar 2026 (9 weeks ago)If you can avoid renting from these people, do. Despite several good reviews I have to say I had a terrible experience with R L Morris. I moved into a flat managed by them in January 2025 and work promised was not done - kitchen tap flew off in my face, for instance. I had a succession of issues - a ceiling leak that took four months to fix, an ancient fridge freezer with a bottom drawer just a solid frozen block - their response to this was for me to defrost it for three days! There is not always an emergency contact in place at weekends, so if you run into trouble, most of the time you're on your own. Finally they gave me notice, saying that the owner wanted to sell the flat, but that was a lie because it's back on Rightmove for rent again! 246 Albert Road E10. Everything is clapped out in the flat, I repainted and was promised £300 to compensate but never got it. Previous tenants said they had the same issues.

The team handled everything efficiently and professionally, taking a lot of the stress out of the whole process. Communication was clear and timely throughout, and they were always happy to answer questions or provide updates. Their attention to detail and proactive approach really stood out and we got more than the asking price for our property so obviously we were extremely pleased. I felt well supported at every stage and wouldn’t hesitate to recommend them to anyone looking for a reliable and knowledgeable estate agent.
15th Apr 2026 (21 days ago)Id just like to say a huge thank you to Christie and David for their kind, very knowledgeable, support and hand holding through the current minefield that is letting a property. They readily put me at ease and fully explained how the process works, given i was embarassingly clueless on many issues. They gave much needed, clear and concise information about current legislation, requirements and timescales, and kept me updated on progress during the actual lettings process. Definitely an above and beyond approach. Its given me the confidence to continue as a landord. I especially appreciate the fixed fee for clearly listed services that other companies either didnt offer or were 'add on costs'.

3rd Nov 2025 (6 mo. ago)I am compelled to write this having just moved out of a property. Some of Johns and Co's practices are not only underhanded but illegal. They will try to take money out of your deposit for 'final bills' (eg. electrictiy), despite us having settled these ourselves. We lived in a property that started with a broken dishwasher (they were already aware of this prior to moving in) and a broken airconditioning unit which they did not fix in our entire tenancy. The bathroom was so poorly maintained that during the first week of us moving in the bathroom pipes leaked into the below neighbour's flat. The shower also continued leaking on to the bathroom floor every time it was used because of failure by the landlord and John's and Co to maintain the property. Additionally, we booked a move out cleaning to be done as we have a dog (which we paid additional monthly pet fees for) and we used their desired contractor. For a 1 bedroom and 1 bathroom flat to vacuum some dog hair they charged nearly £800 (it is a 500sq flat) and tried to claim that the upholstery was in a bad state. We had covers on all upholstery for our entire stay there. This upholstery was severely stained and marked when we moved in due to lack of cleaning and maintenance done by the landlord/ John's and Co. Do not rent through them if they are also managing the property and move out process.

26th Apr 2026 (10 days ago)Awful. Do not respond to emails. Do not follow up on issues. Take money from rent without proper explanations. Has been ignoring written request to terminate contract from 6 months ago. My attorney has been in touch. Not responding to his request for information on where rent has been going for last 12 months. You don’t need to know who I am. Every single person in this situation, resolve it promptly and you will see this type of review goes away. Period
30th Mar 2026 (5 weeks ago)I called on Friday to view a property to rent in warley for Saturday afternoon, I called 2.5 hours before to confirm the booking which was fine apparently, so I drove over an hour out of London to go see the property. Then 1 hour before my appointment I was called to be told that the agent was running late and if I’d be able to push my appointment back by one hour. Annoying, but fine so went and had a coffee in town, then drove back to the property and just 7 minutes before my appointment I was told that they’d no longer be able to show me the property today at all. I was absolutely furious but was assured I’d get a call first thing Monday to be shown around the property, surprise surprise no call at all. Extremely unprofessional and definitely wouldn’t recommend.
