From the first conversation she gave me a clear, realistic rental valuation, which turned out to be very close to what we achieved. As a first-time landlord I had no idea what paperwork was involved, and Amy explained everything I'd need to complete and guided me through every step.<br><br>She was consistently responsive and took a genuinely personal approach. It never felt like a mass-market, box-ticking service. I felt the ea2 team really cared about looking after my flat, which gave me real peace of mind, especially as I'm relocating abroad. I'd highly recommend Amy and e2a to any landlord.

6th Sep 2026 (8 weeks ago)My experience with Franklyn James was exhausting and stressful. After months of chasing them to renew my tenancy, the agency demanded unagreed, backdated charges. When I challenged these demands, I was served a Section 21 notice and forced to relocate between Christmas and year-end.<br><br>Due to their chaotic communication, the contract under which they demanded money turned out to be completely invalid, forcing them to refund me the difference. In an absurd twist, they simultaneously listed the property online for the exact same rent I had already agreed to pay. As a result of their incompetence, they both lost out on my rent increase for several months and failed to receive the illegitimate backdated sums they were claiming.<br><br>I escalated the case to The Property Ombudsman (TPO), and the TPO identified significant service shortcomings - including severe delays and poor handling of the renewal - concluding the agency fell below expected standards and awarding me financial compensation.<br><br>Upon moving out, the agency attempted to withhold a large portion of my deposit, but these unreasonable deductions were fully rejected by the Deposit Protection Scheme - highlighting their poor conduct right up to the very end.<br><br>Compensation doesn't undo the severe disruption and stress I went through; I am sharing this so others are aware: I strongly advise prospective tenants to avoid Franklyn James.

Sufaida was showing me around was friendly, welcoming, and happy to answer any questions. Overall, it was a positive experience, and I appreciated the time taken to show me around.

2nd Jul 2026 (17 weeks ago)I could not be happier with Johns & Co, and in particular Anthony Norton and Rhiannon Howard! They made what can often be a very stressful process so much easier. They were incredibly responsive throughout, even while on annual leave, and consistently went above and beyond to keep things moving. It felt like they were doing the job of my solicitor as well!<br>Unfortunately, I didn't get the chance to meet Rhiannon in person when I collected the keys to my flat, as she was in a meeting, but she truly deserves special recognition for all of her hard work and support.<br>As a first-time buyer, I found the whole process incredibly stressful and frustrating at times, but Anthony and Rhiannon were there every step of the way, providing reassurance and chasing things whenever needed.<br>I'm now officially four weeks into my new home, and I couldn't be more grateful. A huge thank you to everyone at Johns & Co, especially Anthony and Rhiannon. I would highly recommend them to anyone looking to buy a property.
21st Sep 2026 (6 weeks ago)called them on 3 separate occasions post moving out of a property and getting deposit back, every single time been told the admin team are ‘not at their desk’ and no manager seems to be available either? Does noone actually work at this company during working hours? Poor customer service, cant speak to anyone ever no matter what day or time it is.<br><br>Also their staff have no compassion or empathy to their customers after getting burgled in one of the properties they manage<br><br>Oh and still dont have the deposit back after 21 days of moving out, despite new tenants moving in 24 hours after we left.- 26th Oct 2026 (6 days ago)I recently bought a flat via the Johns & Co Royal Wharf office and was so impressed by their dedication to helping the process keep moving and keeping me in the loop. Rhiannon, Jaina and Elliott went above and beyond to do what they could to make it all happen. We're living abroad which makes things harder, and Jaina even took on overseeing some work in the flat after completion to make sure everything we'd agreed with the seller went smoothly. Thanks team!

27th Oct 2026 (5 days ago)We rented our property through this agency for around five years, and we honestly had a great experience from start to finish.<br><br>A special mention to Paula, our property manager, who was always so helpful, friendly and professional. Whenever we had any questions or needed something sorted, Paula was always there to help and made everything so easy for us.<br><br>In five years, we never had any major issues, and we always felt that our property and our concerns were being looked after properly. It’s not often you find an estate agent where you can have that kind of relationship and trust.<br><br>Big thank you to Paula and Toby for all their support over the years!

Please be aware when dealing with this agency and their landlords ( who apparently never reply to them but are responsive when signing new tenants) . They will keep your deposit for months and months but will have no problems taking deposits from next tenants ON THE SAME PROPERTY .<br><br>we have been quiet for 2 months but these guys have been holding our deposit despite no issues with check out reports.<br><br>Your agents should be explicitly clear from start IF you agency doesn’t like to release deposits on time .

I was planning to rent a flat through this agency and stopped looking at other properties because I was expecting to move forward with this one. They asked me to provide my personal information and complete all the required paperwork, which I did.<br><br>After all of this, they suddenly informed me that the current tenant had decided to extend their stay and the flat was no longer available.<br><br>Because of this, I missed out on other properties and was left with almost no time to find somewhere else to live. This has been extremely frustrating and a complete waste of my time. Really disappointing way to treat a potential tenant.

He was prompt, professional, and extremely efficient throughout.
