I let my property out with them for nearly 5 years, and I'm still waiting in January for the final month's rent to be paid back to me from the tenant leaving in mid-November last year. On top of that the tenant left the flat in a complete state and I'm yet to receive any deposit money back to compensate. Calls/emails to the agency are being ignored.
10th Sep 2026 (10 days ago)Not a great experience - some agents at Madison Brook, Docklands communicate intentions clearly and in advance, but we have had an agent let themselves into our flat for a viewing with NO prior notice whatsoever, without even knocking on our main door. Just walked straight into our house, and knocked on our bedroom door to check if we were home before conducting the viewing. No respect for privacy. Services throughout the rest of my tenancy managed pretty well otherwise.
10th May 2026 (19 weeks ago)rented a property through Blackstone Residentials from 17/03/2024 to 01/02/2026, and it was one of the worst renting experiences I’ve had. From the beginning of the tenancy until the day we moved out, several major issues in the property were never properly resolved. One sink never worked correctly, one shower had ongoing problems, and the washing machine was faulty for months. Even after repeatedly reporting these issues, repairs were either delayed for an unreasonable amount of time or never properly fixed at all. The washing machine replacement alone took around 3–4 months, and the replacement provided was a refurbished machine with very limited functionality. What was most frustrating was the attitude from the agency whenever we raised complaints. Instead of taking responsibility and managing the property professionally, they constantly blamed the landlord by saying things like “our owner is not good” or “she doesn’t listen, we can’t help.” As tenants, that should not be our problem. We were paying rent expecting a properly maintained property, not excuses for nearly two years. Every time we contacted them about maintenance issues, it felt like they were doing us a favour instead of fulfilling basic responsibilities. Many of the complaints we raised at the start of the tenancy were still unresolved by the end. The situation became even worse after moving out when they attempted to claim nearly 90% of our deposit — including deductions related to issues we had already been reporting to them for around 1.5 years. Thankfully, the deposit was protected through DPS, and because we had evidence, emails, and documentation, we were able to dispute the claims and recover most of our money back. My advice to anyone considering renting through this agency, especially students: document absolutely everything. Take photos and videos before moving in, keep all emails, and never rely only on verbal promises. Without evidence, it would have been very easy for us to lose a large amount of money unfairly. Based on my experience, I would not recommend this agency.

5th Sep 2026 (15 days ago)Very disappointing experience. I had a viewing booked for 3:25 pm and had travelled around 1.5 hours to get there. Before 3:00 pm, I called to let the agent know that due to Underground delays, I would be around 15 minutes late.<br>I was simply told that the viewing could no longer go ahead and that I should rebook for Monday or Tuesday, with no attempt to accommodate a slightly later arrival that day.<br>I understand that being late can affect their schedule, but I gave more than 25 minutes’ notice because the delay was outside my control. After travelling such a long way, I found the way this was handled extremely inflexible and disappointing.

They were very good at arranging viewings for when they were convenient for us. They called us to change the marketing strategies when the house hadn't initially sold so we felt they knew what they were talking about to sell our house.
11th Sep 2026 (9 days ago)Exceptional Service from Highcastle Estates – Especially Nabeel, Yuri & Zaid.<br><br>Selling our home has been one of the most stressful experiences of our lives. With a young family, we never anticipated that a relatively short chain would turn into an exhausting nine-month ordeal. We had two buyers pull out, and just when we thought things couldn’t get worse, our final buyer played endless games, leaving us feeling completely drained right up until exchange.<br><br>Through it all, Nabeel remained an absolute rock—professional, calm, and, most importantly, communicative. He kept us updated at every stage, going above and beyond to ensure everything moved forward. There were times when he even took it upon himself to speak with our onward purchase vendors—something he didn’t have to do, but he genuinely cared about getting the deal over the line for us. Even on his days off, he would still take our calls, always providing a personable and reassuring service. By the end of the process, he genuinely felt more like a friend than just our estate agent.<br><br>I must also mention that we were not on a sole agency agreement. We had another very well-known estate agent in the area marketing our property alongside Highcastle Estates, and I can confidently say there was no comparison. Highcastle Estates were leagues ahead in terms of communication, dedication, and results.<br><br>The past nine months have been a gruelling process, but I cannot imagine going through it with anyone else. Trust the Google reviews—go with Highcastle Estates. You will not regret it!

15th Jul 2025 (1 year ago)Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.

We had a few agents come out to value our property, but we decided to go with Colubrid because, from our first meeting, Joshua seemed extremely confident that he could sell our home quickly. As the Chelmer Village estate agent, he explained that properties like ours are his bread and butter. Our property went on the market on Thursday and was sold by Monday. I cannot thank Joshua and the team enough for their hard work and professionalism throughout. I believe Millie conducted the viewings, and I was told she was local to the area. That certainly showed, as her knowledge of Chelmer Village helped generate multiple offers on our property. If you're thinking of choosing Colubrid, don't hesitate. I would highly recommend them.

We managed to get a better price than we expected and there was absolutely no stress involved, communication was excellent. Would thoroughly recommend.
