Such an amazing experience with Simone at Savills Harpenden. We've been searching for a home to let in the area for months with little to no luck and many times were not even given a response by letting agencies in the area. Simone was very responsive, took the time to listen to our needs and was an incredible help to us. I would absolutely recommend Savills Harpenden.
What a shame. Original five-star review below. Not any more.
Savills will introduce a groundless claim to your landlord for withholding your deposit.
Savills will then support the landlord's groundless claim to keep your cash.
The excellent work of Simone and Holly (see below) was profoundly undermined by the property management team which at the end of a tenancy works with your landlord to find reasons not to return your deposit. When moving, you do not need the additional stress involved in utterly avoidable battles with a faceless suit, to prevent them from withholding your cash.
I challenged three claims to withhold deposit from my last letting. The groundless nature of these was clearly illustrated by the speed that Savills capitulated and returned my money.
Makes me wonder how many people cave, and the thousands lost each year to tenants as a result...?
Following Savills engagement with this review, they stuck hard to their guns, blaming any desire to withhold deposit on the landlord, suggesting that they did not make any suggestion to landlords of for what they may be able to withhold deposit or how much. I was not convinced.
They also defended the inflated prices they attempted to charge, claiming they follow industry standards. By way of example, they will attempt to charge you £65 if they think the washing machine smells a bit funny. (For the record it didn't.)
Savills is clearly willing to sacrifice its reputation in support of landlords' groundless claims to withhold your deposits.
Fairs fair, however, up until the end of the tenancy, they were very good.... Here's what I wrote at the beginning:
Helpful, knowledgable, efficient. For what more could you ask when renting a new place? Special mention to Simone McClellan and Holly Siddons for enabling a very rapid and smooth transition to my new home!
Brian Moran is the best mortgage advisor I came across. He has a good knowledge and experience in the field and can help people in all aspects of purchasing. He is very friendly and always available to help.
Avoid these guys like the plague!
Myself and my wife found a property with WHB using Rightmove. At first they were really nice and efficient to show us the house. As soon as we put an offer forward it all started going terribly wrong and never got better. First, they increased our offer to the landlord by £50 without our consent, which obviously made the landlords very happy and unwilling to take any less, when we queried this obvious mistake, the agency justified it saying that it was because we own a dog, which was certainly not the reason as we met the owners and were perfectly happy with us and the dog.
Secondly, as we did the referrals we started getting tonnes of unwanted publicity from various suppliers who had obtained our personal data from the referencing agency. When we complained about this they just excuse themselves saying it was not them but a third party working on their behalf, shocking!
They were terrible to negotiate the agreement with the landlords and kept calling us at work to do their job and track down the referrals from our previous agency, although we paid £120 for that service!!
Just to finish it, instead of accepting a money transfer they suggested paying by card on the day we collected the keys, to which we agreed. Once at their offices they took our cards and overcharged us by £800!!! It might not be much for many people, but when you are moving paying thousands in fees, rent and deposit, £800 make a massive difference. The method they used to charge us with the card did not require PIN, so we could not verify the amount before they charged it. To all this, the office manager barely apologies and said we would check it on Monday next week, rather than trying to sort out something there and then.
On Monday the following week, they did not even bother to give us call to let us know they were on the ball and chasing the matter urgently, and when we called to query they were less than helpful.
Overall, you can see that as most letting agents (this one in particular), they just continue on business by the shear amount of demand there is and because as a tenant you are forced to pick from the least crappy one out there. These guys are slow, inefficient, and not bothered on giving a good service. If you can, try to avoid them, if you cannot, tread very carefully and don't assume they are doing their job; just like a lazy mule, they need a few whiplashes to react.
Stacey Gorham and all her colleagues have provided invaluable support. Regular contact, accuracy, timeliness and empathy / understanding the stress of selling your home and moving. Highly recommended, thank you.
Completely useless. Terrible communication, never get back to you when you ask them to, hold your money for too long, keep you in the dark, provide no substantial service that is worth paying for.
We recently purchased our home through Frost's Estate Agents Harpenden. The service we received from James Adams and his team was excellent, even through very trying times. Special mention needs to be made of our the sales progressor, Trudie Cobb, who always went the extra mile to ensure that the deal was completed. We would certainly recommend Frost's Estate Agents Harpenden.
Absolutely awful! They have no knowledge about their own properties they are marketing. The lettings department in particular are clueless. Would not recommend them!
