Flat at a Farm letting, 12 months. Early July view with Roscoe and then later meet the landlords. Not advised by either that there are any current issues with property.
20/07/24 move in. Keep trying to get hot water in kitchen and bathroom. 22/7 spot landlord and ask, who says oh problem with immersion heater and electrician coming out.
Early August no change. Spot landlord who says oh well yes needs electrician but arrange one through Carolyn at Roscoe if you like. So do that.
Early August also E COLI sampled in farm's water supply. Landlords are going to US for 3 week holiday and house sitters arrive Sunday. Landlords fly off Mon am and I am unaware as have not been informed at all, so still using tap water unknowingly. Wed evening house sitters knock on door to introduce themselves and to offer to take refuse to gate for me. They mention the water business is a pain when see me filling kettle and I ask them what do you mean, they respond by saying environmental agency has found E COLI in water. I respond asking who told you that and they say the landlords on sunday when they arrived and told to use bottled water. I inform them that I wasn't aware as nobody informed me. I ring agent next day as passed closing hours and agent comes bacm few days later saying landlords say that they forgot, thought other one had told me. Agent brushes it off. This is E COLI and not a trivial matter. Yet both couldn't care less and don't see the seriousness.
Immersion heater tested mid August and nothing wrong, put back on. Hot water at last til 10 October. 10 October, electrics tripping again and landlords turn it off.
Today is 10 Nov, exactly one month since turned.off again. Making it 7.5 weeks total no hot water since moving in. Told on 7 Nov by agent that nothing wrong with it so landlords are going to have a new one fitted underneath kitchen in flat. So if nothing wrong with it yet still turned off today and using kettle 10 to 15 times a day. Agent didnt bother to say when new boiler going to be fitted, this month? Before Xmas? New Year? Before 20 July 2025? Useless service and communication from letting agent.
Finally cluster flies for weeks and holes in walls in places stuffed with paper, gaps behind window frames and told its nothing. Landlord have them too. So.from coming home from work to 25 to 30 flies on the window when want to cook, or every evening in bedroom when turn on lights one appears, catch it to then later again get another flying round lamp or on TV screen. Wake up middle of night for bathroom and turn on light, come back up stairs and another in bedroom flying around lamp. This has been daily now for more than 6 weeks and still not stopping on 10 Nov. So it's nothing having to live, sleep with flies when they could be eradicated if chose to seal wall cavities, window frames properly and treat root of the problem. instead it's just spray vinegar at them and that's considered enough.
Let through this agency and any flats on any farm properties in the future at your peril. You have been warned. More like glamping than renting.
Update 14.11.24. Have received email with letter about visit 19th November but no details and the agency can't even get the address right.
6.12.24 Now been 2 whole months with no immersion heater to go with 3 weeks beginning of tenancy. Hot water should be provided in kitchen prep areas from start of any tenancy:
The Gov.wales website. On page 23 it states:-
"Preparation areas: • there should be adequate sized sink/dual sink free from cracks, chips or other damage plus drainer • hot and cold water • suitable drainage for waste water • suitably sized work tops, securely fixed; smooth impervious surface, easily cleanable • at least four appropriate power sockets associated with the worktop(s) as well as two for general use". As you can see this refers to the availability of hot water in an area of food preparation.
