    Received a letter to say i was liable to pay cost towards a fence which is on my neighbours ground. The estimate from the companies clearly state who is responsible and my address is not on the estimate but they are trying to say it is on the title deeds. I called my solicitor yesterday morning who got back to me in the afternoon and told me it was absolutely incorrect, There is a communal pathway between the two properties and each property has their own individual boundary. Therefore not liable to help with cost of fencing. However my solicitor also told me that the fencing provided when property was built was wooden fence posts with 3 lines of wire to separate the gardens at the front this separation was between 26 and 28 and then a fence between 30 and 32 as there was no requirement to separate 28 and 30 due to pathway. At the back of the house each property had the same wooden posts with 3 wires strung across. Through time resident decided they wanted more privacy and they have all done this in different manors. IE. Hedges, fence panels and some installing brick walls all paid by the individual owner / resident of own property. This company has decided to take it upon themselves to pester residents which have been in their property for over 50 years to subsides their property owners bank account by telling them they need to pay up. I have already put up fencing in my back garden which has enhanced both my neighbours gardens without asking them to contribute to it. I have also had issues with this company as regards to the maintenance of the back gardens they are supposed to be managing over grown bushes,trees blocking out the light to my garden and damaging my garden hut. Which due to the trees and bushes have caused side of shed to be replaced due to dampness caused by the bushes that had grown wild and the roof had to be felted again due to the trees and leaves. I also have a job every year clearing up all the leaves which fall on my decking and the destruction caused to my decking which needs to be painted every year. I have yet to have an apology from the so called business with regards to this and for them to hide behind a title deed. I think they should check before trying to bully people out of their money....     We already knew of JAS Campbell after having purchased a property in West Kilbride, North Ayrshire, through their estate agents. So we were very pleased to place the sale of our property in the hands of the staff there. They were extremely efficient and couldn't be more helpful with any issues that arose during the process.     Avoid this firm if you value your time and energy. We engaged them in early January and initially communication was fine. After submitting all requested documents, we even had to chase to confirm receipt, only to be told later that our emails had gone to their junk folder, despite recent active email conversations. We were assured they were happy to act, even with an overseas buyer. The mandate was submitted on 23 January, and the last response we received was on 26 January. From 30 January onwards, we followed up multiple times and received no updates at all. After weeks of silence, we were finally informed that they could not proceed due to AML concerns relating to source of funds. This was extremely frustrating, as apart from bank statements, no further documents were ever requested. We were told additional documents such as gift letters might be required, yet these were never asked for before the matter was dropped. Phone calls were equally unhelpful, we were repeatedly told the solicitor was unavailable and would call back, which never happened. No one is forced to act as our solicitor, but a simple update during those weeks would have saved us a significant amount of time & allowed us to approach another firm sooner. The most disappointing part is that despite us being the paying client, we were the ones constantly chasing for updates. Overall, very poor communication and a disappointing experience.... Read more

    Don’t understand the criteria of application. My son, owns his own business , his wife & 5 really well mannered level headed kids applied for a property after viewing to be told the “owner” decided they were not suitable? No credit searches, no full application only how many occupants. Is this discrimination against have a large family and assuming they’re reliant on benefits? He has private rented for some 15 years and never missed a payment. Maybe Clyde should work a bit harder to satisfy owners & renters.... Read more

    I just wanted to say, very early stages, but I just phoned to enquire about a property and the lady I spoke with was so knowledgeable, helpful and cooperative. I have had disappointing experiences with Taylor and Henderson, who were borderline rude and genuinely seemed to have no interest in selling the properties or any information at all.     Do not trust this company. We dealt with the previous iteration of the owners company and are now being left to clean up their mess. We should have gotten rid of them sooner.... leaving this review in the hope that other landlords won’t have to deal with the loss of over £2000 in rental payments plus the stress of figuring out what to do with our tenant now... even with the loss of rent I still may have left a good review if Amanda and Craig has worked with us to help figure things out (or even provide the tenants details) but the only response to any communication that we have is to essentially gloat that their old company doesn’t exist and there is no recourse for us. Pretty poor behaviour for a human being never mind a business owner.... Read more

    My wife arranged a viewing in New Cumnock, travelled for an hour to get to it and nobody turned up. There was someone in the property but they would not answer the door! Nobody is answering the phone at the office or returning emails. A very, very unprofessional company! Please think before using Glow Homes ….. Wasted time and petrol……**update, now been blocked from their facebook page for stating these facts…..???????????. ***update 2, was phoned by the director who would not take our concerns onboard and was more interested in a bad review to the very poor service we received today. I explained that no one would answer the door to the viewing, so naturally the first step would be to phone the estate agent. No one was answering their phone (turns out the office was closed), we emailed the office to which it took 1 1/2 hours to respond! Not much help there. Me wife and mother in law had travelled some distance for the viewing, so were almost home when they received the email. These are all facts. We asked why they were arraigning viewings when the office was closed and nobody could be contacted on the phone. When the ‘director’ phoned he passed the buck with loads of excuses, these are all facts! We were offered petrol money, but was hung up on before we could arrange this….     Overpromised, Underperformed and Untrustworthy – My Costly Mistake with HSD I initially listed my property with PurpleBricks in March 2025 for £535,000. After limited viewings over a three-month period, I began exploring other options and submitted an enquiry to WeBuyAnyHouse. They quickly came back with an offer of £460,000—roughly 14% below asking—claiming it would allow for a quick sale. I immediately declined, as I was not in a rush and didn’t want to take such a significant loss. Shortly after, my details were apparently passed on to House Sales Direct (HSD), seemingly a sister company, without my explicit consent. HSD came across as professional and engaging at first. They promised a 98% success rate in selling properties within 28 days, citing a strong network of pre-approved buyers and investors who could complete within 6–8 weeks. They suggested a sale price spread of £510k–£535k, assuring me they would work to get me the best price possible. It sounded promising. Based on these assurances, I decided to proceed with HSD. I withdrew my PurpleBricks listing—costing me £300—with the understanding that HSD’s investor network would accelerate the sale. But things quickly began to unravel. Despite supposedly having investors lined up, HSD said they needed to relist my property on Rightmove first. When I questioned why investors couldn’t simply view the home, the response was vague. It took nearly two weeks for them to relist, and the new asking price was £525,000. A full week passed without any communication. Then came a call recommending the price be dropped to £499,000. I was told this was “just a marketing tactic,” and that they still aimed to get me a sale within the original £510k–£535k range. But I struggled to understand how listing a property nearly £40,000 lower would achieve that. I asked again about the investors. They finally admitted the only offer received was the same £460k I'd declined weeks earlier through WeBuyAnyHouse. This was when the red flags really began to show. Why wasn’t I told this upfront? Why present an optimistic price range if their investor offer was fixed at £460k from the beginning? Why was I encouraged to pull the property from PurpleBricks if they intended to rely on the open market anyway? I could have just reduced the price there and avoided unnecessary costs and delays. Doing more research online, I found stories from others with eerily similar experiences. It appeared HSD’s real model was to attract sellers with high expectations and then drop the price, relying on open-market tactics to force a quick sale. Despite claiming not to charge commission, they would never clearly explain how they made their money. It seems they may be negotiating higher prices with buyers while offering sellers less—profiting off the gap. No transparency, no trust. Meanwhile, they knew I was paying a high mortgage on an empty property. It became clear they were hoping I’d become desperate enough to accept the same low £460k offer I had already rejected twice. In the four weeks my property was listed with them, only four viewings were arranged. Two were no-shows. Of the remaining two, one viewer stayed for just five minutes—asked no questions and didn’t even view all the rooms. It felt performative, not serious. As expected, neither viewer submitted an offer, despite supposedly being “pre-qualified and keen.” Eventually, I told HSD I wanted to withdraw the property. That’s when I was informed—shockingly—that I had unknowingly signed up for a 52-week contract, and I’d need to pay £1,500 to exit, or £999 if paid within 7 days. I wrote to them, acknowledged that they had done some work, and offered a reasonable £699 exit fee, explaining I needed to rent the home out due to financial strain. They refused and insisted on full payment. I paid the £999 immediately—but it still took a full week and several chasers before they finally removed the property from Rightmove. By the end of the ordeal, it was clear I was no longer a priority for them. In summary: Do I regret choosing HSD? Absolutely. Would I recommend them to someone looking for a fair, transparent, and professional house sale experience? No. If your only goal is to sell quickly and you don’t care about value, they might work for you. But if you want to sell your home at a decent price with a partner you can trust, I strongly advise staying away from HSD.... Read more

    My wife and I recently sold our house and moved to a new home in Ayr. It had been nearly 10 years since our last house move and the most stressful of things to do. I have moved about half a dozen times over the years and I can honestly say I have never found an estate agent that I trusted. The majority seemed only interested in making money from you with little input or effort. I have used a good few and all been the same. This time I noticed some new options in the market and we reached out to Belmont Property. All I can say is I am so glad that we did. The service from this dedicated, knowledgeable bunch of honest hard working guys was absolutely superb, night and day to all the rest. They genuinely care about you, they were in no rush, taking time to answer all your questions and concerns, they talk common sense and not nonsense, They give you an honest opinion and there set up from house survey to home report, the fantastic use of the enhanced marketing and drone survey to them actually arranging and doing all your viewings and negotiations for you is superb. What they discussed with us was exactly what played out, what they said we could maximise and achieve was exactly what we did, the way they market the asking price in relation to the home report value was 100% accurate and had viewers coming in numbers despite it being in December. Our house was effectively sold in 2 days. They believe in doing all the work and earning what you are paying them and on top of this gave us good advice on our purchase too. From what I have seen online, with the amount of properties selling fast, then I am not on my own. I cannot emphasise how genuine, how knowledgeable and how lovely this team is at Belmont Property. I can guarantee nobody comes close. To add to this, having seen some distasteful posts from other firms on FB, they conduct themselves with modesty and dignity too.
