9th Jul 2026 (16 weeks ago)Marian provided an outstanding and what I would say, an unbelievable service. Availability was clear, expectations were managed, fees agreed, support provided where necessary and options available for me, the customer, to decide. The main point to make about Marian and Murphy Waldron Estates, is there was open and direct communication. At no point did I think I was being "sold" a service. I was offered a service with complete transparency, no pressure, no promises, just a clear set of communication and completely honest. My faith in Estate Agents has been restored and I wouldn't blink at deciding to use Murphy Waldron if I needed an estate agent again. I cannot stress how impressed I was and would whole heartedly recommend Marian and Murphy Waldron Estates.
10th Aug 2026 (12 weeks ago)We haven't dealt with any estate agents for many years so were cautious of what the experience would be like . Firstly Neil came out to the valuation on a Friday, he was very knowledgeable and shared some parts of the process you don't see until you are further down the selling chain. It was good to see the preparedness of some of the nuances of house selling they do in the background and the valuation was spot on as we sold from a first viewing on Saturday to agreement on Tuesday! The contract , photos and brochure updates were all completed in the following couple of days. We were loaded onto Rightmove and On the market and within minutes we had our first booked viewing and the next two days additional viewings booked . We were posted on Wednesday - 3 viewings booked for Saturday, the following week we had 2 second viewing and a first booked. One of those turned into an offer on Tuesday and we are now SSTC. Communications were fantastic, from Neil doing posts on social media saying we were coming to the market to the team in the office, from Georgia,Hannah, Kirsty , Jan and Linzi, don't think I've missed anyone! There were prompt calls, follow up emails and excitement from the team during the bookings and also for the offer paperwork. We might have thought this was normal timeliness however, in now moving to the viewing process outside the area we have been disappointed at the lack of urgency or follow up calls. Without doubt we wholeheartedly feel that Coulby Conduct team did a great job , and whilst everyone should do the due diligence on what they are selling in what market if you do consider Coulby Conduct I hope you have as great an experience as we did .

26th Sep 2026 (5 weeks ago)What can I say, such a fabulous team! They sold my property in no time. Most certainly head and shoulders above any other agents I have used. Their professionalism, communication and negotiation skills are second to none and I would highly recommend them to anyone.
13th Jun 2026 (20 weeks ago)? 1 Star (would give 0 if possible) Extremely poor communication and a complete waste of my time. I repeatedly contacted Kays over several weeks regarding a commercial property they were advertising for lease. Every time I called, I was told they did not yet have access to the premises and that they would contact me as soon as a viewing could be arranged. Despite numerous follow-up calls from me, nobody ever got back to me as promised. When I eventually called again for an update, I was informed that the property had already been let to someone else. If the property was attracting interest, I would have expected basic communication and professionalism. Instead, I was left chasing updates for weeks while receiving the same response over and over again, only to find out the opportunity had been given to someone else. This reflects very poorly on the service provided to prospective tenants and raises questions about how effectively properties are being marketed on behalf of landlords. I would not recommend dealing with this agency based on my experience.

They handled a very difficult sale for us and went above and beyond at every stage — from chasing down company directors for restriction paperwork to pushing Land Registry to resolve issues. Brigitta and Josh are a small but incredibly effective team: professional, polite, and proactive throughout. Their marketing was as good as the big agencies at a fraction of the cost. Excellent value and excellent service — highly recommended. ?????
