Our experience with this agent was extremely disappointing and, frankly, shocking.
We initially viewed the property with the vendor, and everything seemed positive. The house was listed just under £760k. At the time, our budget could stretch to around £700k (possibly slightly more). We were told this wouldn’t be enough as there was an offer of £725k on the table, although that buyer still needed to sell. On that basis, we stepped back.
Several weeks later, after running the numbers again and while our own sale was uncertain, we increased our offer to £710k. After a lengthy phone conversation, the agent told us repeatedly that £725k was the figure required for a deal and that anything below this would not be considered. We were also told the vendor was thinking of withdrawing the property from the market until spring.
Once our buyer had sold again, we managed to stretch to £725k and arranged a second viewing to finalise matters. During that viewing, the vendor was surprised to hear that £725k had been presented as an acceptable figure — she stated she had never told the agent she would accept this and was actually looking for much closer to £750k.
When we raised this with the agent, they denied everything that had previously been said and refused to provide call recordings to clarify the situation. When pressed, the conversation became abrupt and the phone call was cut off.
Had we simply been told from the start that the vendor wanted closer to £750k, we would have accepted that and made an informed decision. Instead, we were repeatedly told that £725k was the deal figure, only to later discover this was not true. This showed a serious lack of professionalism and transparency, wasted time, and caused unnecessary stress.
My advice to anyone dealing with this agent is to record your own conversations. In our case, clear discussions were later denied and no call recordings were provided when requested.... Read more
