The market is not that fantastic atm, Geoff and Nick guided us through the tough stages with great knowledge and advice. they are local, independent, good value and know exactly what they are doing.<br>I thoroughly recommend them to anyone selling in the area.

Communication was first class. Totally recommended- 14th Mar 2020 (6 years ago)Bradleys Hayle were exceptional. They were so supportive throughout the sale of my home and the purchase of our new home. I received regular updates and advice and were able to answer any questions that I had. 20th Jun 2025 (1 year ago)We’ve had our two flats in Torquay managed by Henrietta Klimkova at Haart since we relocated to the UAE in 2017. Although we faced some financial challenges along the way, Henrietta consistently delivered excellent support and maintained meticulous records. When the time came to sell in June 2025, her attention to detail and compliance with UK property management standards made the entire process significantly smoother. I’ll admit I used to question the fees—particularly for handling the property tax returns—but in hindsight, it was money well spent. I highly recommend their services, especially if you’re based overseas and need a reliable property manager. Even if it feels costly at first, trust me: when it comes time to sell, you’ll be grateful for the structure, documentation, and peace of mind they provide. Trying to manage it all yourself just to save a small amount isn’t worth the stress.

Whether sharing his latest golfing or family anecdotes or diving into the nitty-gritty of contracts and small print, James has a gift for putting people at ease while ensuring clarity and precision. From our experience, one of the biggest stumbling blocks in negotiations is when parties are not fully aligned before a conversation takes place. James acts as the backdrop and container for these discussions, making sure that everyone is brought onto the same page. He keeps the conversation on track with seemingly little effort, and his ability to read situations and explain things clearly is invaluable. James’s approach is solution-focused, pragmatic, and fair. If he doesn’t immediately know the answer, he finds out quickly and comes straight back to you. What’s particularly impressive is his ethos: he seems to recognise that if one party loses, everyone does — so he works creatively to ensure the outcome benefits all sides. 9th Sep 2026 (16 days ago)I would urge prospective buyers to exercise caution when purchasing through Just 4 Bungalows. While we understand an estate agent's primary client is the seller, buyers still deserve basic transparency, proactive communication, and fair treatment, none of which we experienced.<br><br>We had an offer accepted in February on a probate property. After months of chasing for clarity due to contradictory and misinformed updates passed along from the seller's solicitor via the agent, we discovered through our own solicitor in June that the probate application had actually been rejected. A resubmission was required, leaving us facing an indefinite wait with zero clarity on timelines. Throughout this, the agency acted merely as a passive conduit rather than seeking genuine answers, and when we raised concerns about the delays, we were met with dismissiveness and flippantly told we could just pull out.<br><br>After investing months of time and substantial expense as first-time buyers, we ultimately withdrew. We submitted a formal complaint detailing these issues, but management refused to take accountability, brushed off the concerns, and failed to offer even a basic apology for the mishandling of the transaction.<br><br>If you are a buyer, be prepared to do all the chasing yourself, as their loyalties remain strictly with the seller and buyers are not valued.
