Everything in the flat has been working well, and Steve Dawson, who manages my contract, has done a great job. Everything is handled properly and efficiently.

Aimee was fantastic , and made the whole process easy and stress free , and i would highly recommend her and Paul Meakin to anyone looking for a property . Very pleased overall with everything ????????????
3rd Feb 2026 (9 weeks ago)I do not recommend as a management company. Previous negative reviews I noticed seem to dissappear. They claimed PM lettings is a separate business and made a different Google page, even though it's all under the same roof, same staff and same website!! No other estate agent does this. And PM stands for Pollard Machin! Ignore emails or just stop replying and do not take maintenance issues seriously. Have to resort to calling in which they confirm they received emails but never explain why you are always the bottom of the pile. Mike seems to be the worst at this.
29th Aug 2022 (3 years ago)Under offer and keeping my fingers crossed for smooth progress. The team at Pedder have been really communicative and helpful, with regular updates. Carolina has been great at helping to keep the process moving. Really happy so far.
1st Jan 2024 (2 years ago)I was given an inflated valuation to gain my business. Communication was good while viewings were being held and sales staff are very friendly and engaged but if you want sales progression go elsewhere. I have been unable to get much of a response despite chasing repeatedly and I have hardly any visibility of a slow moving sale, falling behind by my purchase which was agreed a couple of weeks later. It’s frustrating and I am saddened to feel KFH have moved on to other priorities once I accepted an offer.

16th Mar 2026 (21 days ago)I moved into a rental property only to find out few months after moving in that the lettings manager M. Ismail failed to disclose to me that the property was also on the market to be sold. Unethical knowing this and not telling me before signing lease, moving in and buying furniture for the space. Not illegal, but definitely unethical. Proceed with caution with this company.

Communication was excellent throughout, always clear, transparent, and timely. He was consistently positive, kind, and professional, which made a big difference. I’d definitely recommend him to anyone looking for a smooth and straightforward letting process.
24th Mar 2026 (13 days ago)Another email on the above continuous problems with Anti Social Behaviour at 61 Erken Plaza, barking IG11 7EP. The owner and managing agent have been getting weekly emails from Encore estates about the anti social behaviour from 61 Erken plaza barking, with clear evidence in PDF files and iMovie video clips sent weekly from September 2025, before this, emails were sent by the concierge at Encore with no response, been going on for 17 months. I have been assaulted by the residence of the above address, crime reference number 01/7180921/ 26 met police. NO CHANGE - STILL ANTI SOCIAL BEHAVIOUR ALL HOURS --- WHATS BEEN DONE ABOUT THIS!!! So the property of 61 Erken Plaza is owned by Komel Ali and is managed by Orient Real Estates LTD (Rameez Saeed), which has the 21st Barking east street. Under the Selective License Agreement one of the conditions is the above property has no more than four occupants, and so breaking the covenants. Also under the Dagenham and Barking council Tenants agreements, they contravene section 5 on noise nuisance and anti social behaviour in many areas. License Number BDC-177241393656 Barking and Dagenham council. I have sent a request to Barking and Dagenham council for the above to have their licence agreement to be revoked as too many breaches of noise nuisance and anti social behaviour have been broken, plus there is breach of the occupancy with up to two families living in one apartment, the licence agreement is for four occupants only. Barking and Dagenham management have informed myself they will contact me once reviewed info. This is an insert from the last paragraph on the Encore web page about anti social behaviour final solutions. Depending on the circumstances, it may be a breach of your lease/transfer covenants. This may result in the Management Company/Landlord taking action, such as demanding compliance, seeking cessation, an injunction, eviction or forfeiture. Individuals may also incur additional costs, depending on the circumstances. so under the lease agreement set out the terms and conditions is that : Weston Homes Ltd Abbey Quay Estate Management Limited Abbey Quay North Block Management Company Limited Are the Landlords of the estate, under Schedule 3. Obligations and restrictions: rule 3 and 6 set outs; Rule 3 Not to do any act or thing at the Property or on the Estate which may be or grow to be a damage Nuisance or Annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of ANY part of the Estate. Rule 6 Not to play or use or permit to be played or used any musical instrument or television radio or similar equipment of any kind between the hours of 12 midnight and 8.am nor at any time sing or carry on loud conversations in the property so as to cause damage nuisance or annoyance to the Landlord or the Block Company or the Estate Company or the Tenants or Occupiers of any other part of the estate. so Rameez saeed has done nothing to remedy the situation with the owner Komel Ali.
13th Nov 2025 (21 weeks ago)Jaspal was particularly helpful, communicating constantly throughout the purchasing process. When, on our final inspection before completion, we found ourselves locked out of the property, Jaspal solved the issue by contacting previous tenants for information, having essential items to open the lock delivered and finally gaining access. All this without having eaten for 24 hours! Full marks to Jaspal for problem-solving and tenacity!

He’s professional, sincere, and made sure any concerns we had were sorted out quickly. He’s honest, straightforward, and easy to talk to, which made the whole renting experience really smooth. 10th Mar 2026 (27 days ago)POOR MANAGEMENT and failure to provide Full tenancy file including the documents of All referencing documents or confirmation that none was sought Guarantor documentation or confirmation that none was sought Inspection logs or confirmation that none are available -one after 9mths-much damage to the property All compliance certificates and dates of service -failure to issue the correct and necessary documents to the tenant resulting in a void section 21 Complaints handling records - failure to respond to complaints Internal notes relating to the tenancy Copies of all communications with the tenant They redress scheme membership details - YET TO KNOW IF THEY BELONG
4th Mar 2026 (5 weeks ago)Very disappointing experience. I had an appointment booked to view a shop and had to take time off work to attend. I drove 45 minutes to the location, but when I arrived there was no one there to meet me or open the property, I contacted the office, only to be told that they had forgotten about the appointment and asked me to rearrange for another day. This was a complete waste of my time and very unprofessional. I hope they improve their communication and organisation so this doesn’t happen to others.
