7th May 2026 (18 days ago)Avoid Barnard Marcus West Kensington/Shepherds Bush – A Management Nightmare I am writing this to warn other landlords about the persistent failures and lack of professional accountability at the Barnard Marcus West Kensington/Shepherds Bush branch. My experience has been a masterclass in how to mismanage a property while charging a premium for the privilege. The "Sales Pitch" vs. The Reality The Branch Manager, Andreja, is very effective at selling you the earth. He promises a high-level, seamless management experience, but the reality is you are handed a bag of dirt. Once the contract is signed, the proactive service disappears, and you are left to deal with a branch that seems more interested in internal politics than property management. Non-Existent Service & Expensive Maintenance Despite paying for "Full Management," I found their tenant management services to be effectively non-existent. When issues arise, you have to scream at the branch just to get a response. Their after-care for property maintenance is extortionately expensive, yet the service remains sluggish. You end up doing the coordination yourself while they continue to collect their fees. Billing for Everything, Delivering Nothing The "hidden" costs are relentless. They will bill you for every minor administrative task—annual statements, tax reporting, and various "extra charges"—even though these should be covered under a management fee. In my case, they even billed me for tax administration services that were entirely based on their own internal errors. Formal Complaints & Internal Politics The level of incompetence reached a point where I was forced to go through a grueling formal complaints procedure just to get Andreja to do his basic job. It is clear that this branch suffers from a total disconnect between departments (Lettings vs. Accounts). I spent months caught in the middle of their internal "mess," with one department claiming a task was finished while another proved it wasn't. They played internal politics at my expense, leaving me to face the fallout of their administrative failures. The Fallout Their inability to correctly process simple change-of-ownership documentation led to severe errors in financial reporting and tax statements. To this day, the branch remains disorganized, reactive rather than proactive, and fundamentally incapable of providing the service they sell. Verdict: Save yourself the stress and the extra charges. This branch talks a good game but fails entirely on delivery. Protect your investment and your sanity by going elsewhere.

It's a tough market at themoment, but my property was given a high estimate that I don't think reflected the situation. The team are nice but I did have to chase a few times to get feedback and receive a call back.

The entire team were incredibly friendly, helpful and efficient. We were buying a home and Callum was the agent, and we really couldn’t have asked for a better service. He provided us with excellent advice throughout, and we really appreciated the depth of experience he has with the market and the local area. It made such a difference having him and the team to call on. They were genuinely brilliant! We would gladly go through them again, and would recommend to anyone looking to buy in the area.

9th Apr 2026 (7 weeks ago)Owners should avoid using Westways. As a renter, Westways are the agents to represent landlords. We are renting a place through Westways, where there have been persistent issues. In addressing these issues, Westways persistently show a lack of care and professionalism when addressing these matters. A key issue being, ignoring most matters being raised, taking an extended time to respond to any matters raised and primarily will be an acknowledgement over any possible action, looking to first blame the tenant prior to assessing any issues, sending inadequate contractors to assess issues with a house, and using incorrect contractors to fix issues which ultimately lead to additional issues. Whilst in some instances the house may inherently present issues, the lack of care and professionalism is evident. The comedy of issues we have faced have led to inadequate living conditions we are paying rent for. Additionally, by using their 'own' contractors and not appropriate contractors, issues persist and it leads to a more costly issue for owners. I am not a professional but what I do know is, if you have an issue with plumbing, send a plumber. If the same person who addressed an electricity matter is also tending to a plumbing issue, how can they do a better job than a plumber?

18th Feb 2026 (14 weeks ago)Great estate agents , Always sorted any little problems out as soon as possible can’t fault them for the way they conduct themselves and run the business . But only negatives and why it’s not 5 starts Is because they deducted £100 from me for the £200 deep clean, which I spent hours on end and spent about £30 on cleaning equipment getting the place nearly spotless so not sure why they paid £200 for a deep clean when there was only about 30 mins worth of cleaning to be done there was abit of dust on top of a door and extractor fan needed cleaning, I’m sure they could have got someone just to go clean them things instead of paying for deep clean . But it is what it is ,most estate agents do that these days probably so they can show the new tenants it got deep cleaned by professionals ,just seems abit harsh on tenants who leave it in good nick because what’s the point spending all the hours I did leaving it clean if going to get billed for deep clean anyway ? . I agreed to the deduction as overall they’ve been good agents so I don’t want to dispute over £100 and then have to wait ages for deposit .<br>My flat was down an alley way and the restaurants and bin men would leave it a right mess , when I asked John at the start if someone could clean it he said it’s not their problem that bit as don’t own the pathway . I get it’s not there problem as they don’t own the alley way but you’d think if you had flats there you would pay someone to go every 2 weeeks or so to tidy up . So I had to tidy it up a few times myself which I didn’t want to do but had no choice .<br>The flat was excellent and the cheapest on the market for that size imo but the alley way definitely ruined it because it was embarrassing sometimes to get friends around walking through loads of rubbish to get to flat

30th Mar 2026 (8 weeks ago)Would not recommend anyone to rent through Lambeth Garton Jones. We moved in mid Feb and still no result for most of our complaints. For example the freezer is broken and needs to be replaced, emailing and calling every single day is not going to help because of the level unprofessionalism is beyond what we have ever experienced. We emailed today and because we already know that we will not receive a reply - we had to call and still not action taken. Guess what, we probably will need to call them again tomorrow, what a surprise. I will be posting about our experience in every detail here and on YouTube very soon. The real estate agency is terrible, and we don’t want to rent anymore—this agency will turn us into homeowners very soon.

12th Dec 2021 (4 years ago)One of the best stadiums there is! Whether your going to see a game or going to a tour, it gives you a great time there. There’s a restaurant and much more there. I recommend going there and will give a fun time for the kids too see stuff like trophies and more.
