From bringing around qualified potential buyers for viewing (as opposed to a constant string of non-viablw options) to ensuring the parties are all appraised of ongoings and the transaction ticking along. Unfortunately for a variety of reasons the sale took longer than the parties hoped, but Steve made sure that things progressed wherever possible and with all necessary information, always responsive and happy to assist. I am so grateful for having been recommended Steve and understand the total faith in him. Would have zero hesitation recommending him in future. Thank you, Steve!

Vicky was absolutely instrumental throughout the entire process. We first viewed an unbelievable opportunity down the road from our existing flat before it had even gone on the market, and she kindly allowed us to put in an offer early, which really helped get things moving quickly. From there, everything progressed at pace, and while the process wasn’t without its complexities, Vicky was always on hand and available — whether it was answering calls, keeping everyone aligned, or making sure communication never dropped. Her dedication, professionalism, and calm approach made a huge difference. I genuinely don’t think we would have managed to successfully complete both the sale and purchase without her support. I would highly recommend Abode and their fantastic team to anyone looking to buy or sell. Their knowledge of the local area and their professionalism are second to none. And a lovely bonus — they’re very dog-friendly! Every time I had an appointment, my dog was thoroughly spoiled with the best treats, which definitely earned them extra points ?????? She’s been consistently professional, proactive and genuinely helpful throughout. Her communication was clear and timely, and she handled everything smoothly. I really appreciate how she managed to navigate the renewal so effectively, securing a great outcome without any friction. He was highly professional and clearly very experienced, guiding us confidently through every stage of the process. We felt completely supported throughout conveyancing, as well as helping us understand aspects of the surveys and even helping to support with our own chain. Josh kept everything on track and made the process feel extremely smooth and stress free as there were aspects we wouldn’t have been able to deal with ourselves as first time buyers. We couldn’t recommend Josh & Madison Fox enough!
14th Oct 2025 (6 mo. ago)WARNING to all rental tenants. Beware! This company do not vet their landlords or care for tenants welfare, I’d strongly advise you steer clear. They lumbered me with a psychotic landlord, and Instead of dealing with their own dispute with her, left me to deal with an ugly situation they caused in the first place. The episode caused me untold distress and cost me a fortune. I had to move out just to get away from an unhinged landlord, and Portico didn't step in to help me with any of it. I spoke to the so-called 'manager' about it and all he cared about was grabbing a tidy profit from the situation. Even the staff said the landlord was 'trouble' but i'm the one that took the hit. Bad people, bad company, don't grace them with your custom, save yourself and go elsewhere.

18th Feb 2026 (11 weeks ago)Communication overall was poor, and the final sale price ended up materially below what had been pitched and discussed at the outset. More concerning was the conduct from Yaseen, on the finance side, where agreed written terms were later disputed and the matter was escalated unnecessarily, including multiple threats of court action, before the correct position was eventually accepted after some push back. The issue was ultimately resolved, but the process fell short of the level of professionalism I would expect. I would recommend others ensure everything is clearly documented and reviewed before proceeding, if at all.

I've tried reaching out to you but you never answer left messages for Eric and Ezgi - UNPROFESSIONAL I understand you and some members where off sick but everytime I drove past your office I could see everyone in the office present and working just not answering my call or messages which makes it more unprofessional . I did CALL and try reach out to you and still no response i left whats app messages on two seperate occasions and two different people still no response so from my point of view I was certainly patient and went above and beyond to try get a response from you which never came until I left a review then the response came instantly My main purpose was to sell the property and whilst working with you I felt the only thing you wanted to do was rent my property out for short let's at rock bottom prices which I certainly said no too especially at the low ball figures you offered me( very low figures borderline disturbing) I'm glad I got my property sold with another agent I believe being honest and transparent is very important in this field which I believe in my opinion I didn't receive from you as an agent We all make mistakes if you owned the mistake and apolisged for ignoring me then we could have resolved this Instanly but to say people where sick when I could see them working in the office has certainly left me disappointed in my humble opinion

Communication was excellent throughout, and any issues on any side of the chain were dealt with quickly, calmly and effectively. Moving home is often described as one of life’s most stressful experiences, but Stewart genuinely took the stress out of it for us.
