I would not recommend them. Initially excellent service when I was trying to choose an agent, and they did find a tenant. However, once the tenant was in place the service was definitely lacking. They were unable to resolve persistent late payment issues regardless of repeated promises to ensure the tenant had standing order in place, and were of no real assistance with solving problems with the same difficult tenant who then needed to be removed. I would not describe it as a fully managed service, and despite paying a monthly fee felt on my own and that the property was not being managed properly.
Last year, during the sale of two houses and the purchase of one, Connells, Billericay were extremely helpful from start to successful finish. This included keeping us informed throughout every stage of the processes for all three houses, as well as months of chasing our seller who was also their client and who seemed to move (no pun intended) painfully slowly. To my mind, Connells, Billericay did everything to keep us happy and finally achieve our goals. I have no hesitation in recommending their services if you are looking to buy, or sell, in the Billericay area.
Appallingly deceptive company! Have looked on other Connells pages and people who work there have been posting fake reviews, even on here Andrew Lipski who has been working as the Area Lettings Manager there since April has left a FAKE review. Do not trust this company. Can you trust a company with your property if they have to write positive reviews from themselves because no one else will?
We can not recommend The Property Specialists highly enough. Having bought and sold through them, they have never faltered in their professionalism in handling both sales. Always at the end of the phone with information and reassurance. I have recommended them to other potential clients who have always been very happy with the service they have received and more importantly ended up with a sale!
David and his team have been excellent during the 5+ years we were renting. The relationship was good, always responsive, helpful and professional. I would highly recommend him and his team.
Bairstow Eves in Billericay have been managing a buy-to-let property for me for just over 1 year now. I have been extremely impressed with the service provided by my agent. She has been proactive in dealing with any issues arising with the tenant and property and, also very quick to respond and advise me regarding any questions I have. I am not particularly experienced with dealing with other agents but, talking to people who are, I think I did well to pick a good one. Very happy.
The lettings property maintenance dept do not answer emails, phone calls or deal with any issues with any urgency whatsoever! I had a leak coming from the bathroom dripping through downstairs into the dining room, it took them 6 weeks to get someone to repair! Now we are left with mushrooms growing out of the wall in the dining room awaiting for them to arrange someone to fix the damage caused by the leak! Since the day we entered the property we complained regarding electrics not working, over 3 months later still waiting for a response let alone a repair to be sorted...
Sale was dealt with very promptly and smoothly - staff very friendly and efficient. An overall excellent service and would recommend using them.
The worst letting agents indeed!!!
They lied to us as the heating was Combi but there was a big Icos boiler. When we questioned, they said it doesn't work but the water is heated by the Combi boiler system.
2. Extremely poor communications
They didn't arrange a meeting with the landlady when we moved in or even before it. As the rent and maintenance are by the landlady but not them. We wanted to ask about the hot water setting and heating settings as the control was extremely old. Even the landlady was unable to figure out at the end.
Never replied to the emails of the amendments I submitted (within the first week of my tenancy) to the inventory when i find the defects that were not included in the inventory.
3. Bad inventory
The TDS adjudicator stated the check-in inventory is very poor and no specifics of the cleanliness of the house. The charge that they make you to pay is ruthless when you find their inventory process.
4. Offensive statements
When I asked some help to submit the dispute with the landlady about the deposit, they offensively justified (even without investigating the photos I sent to be added to the inventory), that the landlady's claim. However, the Lettings manager previously assured that I get the deposit returned in full.
5. Poor complaint procedure
I complained to the lettings manager about the attitudes of the Basildon Team and asked to investigate the issue. He didn't investigated it for 7 months but only when I asked for some help to submit the dispute to TDS. Then he justified the landlady's claim is right and I should be penalised. However, the adjudicator decided the landlady's claim is not fair and she lost the claim.
6. Numerous mistakes from the viewing up until the signing of the contract
Hidden charges which were not stated before when you pay by card to reserve the property. They asked money while viewing the property to reserve it. So I gave my card and the agent phoned the office and got the payment. Then on the documents, they charged for using the card but not the cash. How would anyone expect to take cash when you just view a property? I had to argue to get that refunded.
Use a online signature called Docusign. It is a painful procedure as much as they made mistakes in the documents, they sent us it every time to log in to the Docusign account and sign it electronically.
The dates, names, details of payments and other statements had to change a few times in the documents and the contract. So we had to log in to every time they did it and sign them online. However, the keys were not given until we meet them in the office and sign the tenancy by hand.
The tenancy contract was extremely delayed. The referencing process was delayed too.
The landlady was not paid until the last minute so she blamed us not for paying her before we moved in.
So please never trust the Balgores. They made a numerous mistakes, untrustworthy people and extremely bad customer service. I complained to the company directors too.
